After searching the Manawatu for our dream home we have at last found it!! :clap
It doesn't quite tick all the boxes, (it does for me but not Kev!) It has a gas hob, infinity gas hot water, gas heating, and best of all a hand basin in the house toilet!!!!!!!!!!!!!!!!!!!!:laugh It is only an acre - Kev would have like more, and it hasn't got a separate workshop, but we could put one on the paddock at the back at a later date.
We put in an offer on Tuesday afternoon, which was rejected, but that evening we sat around the table with the owners and the estate agent and negotiated a price. This is unusual for NZ, but the people are from Singapore, and Kev had been up at different times of the day to see what it was like, and chatted to the owners quite alot, and built up a rapour with them, so i think this made it easier to negotiate it with them.
Anyway, we had our builder friend have a look at it this week, and its fine, it was only built in 2004 so we didn't expect there to be any big problems, we are just waiting for the Lim report from the council now and then we will go unconditional. If everything goes to plan we will be moving in on 2nd April.
In true 'cat in the hat' style I can honestly say 'I'm sooooooooooooo excited!'
They are still advertising the property until it goes unconditional, and doing an open home this weekend :exit , but unlike in the uk we can't be gazumped. If someone comes with an offer the vendors like better than ours, we have 3 working days to go unconditional, so we can still have have it even if someone comes with $100,000 more than us!

Utterly gorgeous. I love the kitchen - not sure about the kitchen opening onto the billards room, but I'm sure you'll be reconsidering that design concept hehe.

Ok totally different here the house buying process, a bit like the system in scotland I believe.
Anyway first you put in your offer in writing and signed, and you put on certain conditions, like subject to a satisfactory (to us) builers report, a LIM report fro mthe council, subject to our own finance, etc etc, once the offer is accepted, and this can take a while going backwards and forwards with crossings out etc - we actually sat around a table and did it but this isn't the norm here. So you agree a price and all parties sign. You then have to get the builders report etc done, and once all the conditions are met, you go unconditional, which also means you have to pay over a deposit anywhere between 5 -10 % of the purchase price. You then have a completion date and the balance of the money has to be paid by then.
Hope this helps to make it a bit clearer - it is actually easier to understand once you go through the process - it baffled me at first too!

Kev just picked up our LIM report this tea time - looks all ok to me, but hey what the heck do i know :D , taking it in to the solicitors tomorrow and let them check it over, then if they say ok we will be going unconditional! :clap

Well we went unconditional today folks on the house - the solicitor faxed the papers over for me to sign, she only needed one signature, I rang Kev and read it all out to him - saying 'are you sure its ok, you really want me to sign!!!!' Gulp!! Anyway i signed it faxed it back, then went to the bank for the bankers draft to pay the deposit.
We are really glad we got in quickly at the beginning before the estate agent had chance to do her first open home, there has been lots of interest in it, and the estate agents said yesterday they thought they would have been able to get a lot more than we paid!! The problem was another agent had been trying to sell it, but had no luck, over priced and really bad photos, the owners had been trying to sell for about 5 months when we came along and saw it before it even went on the market offically, so they were really happy to get someone who was interested and in a position to buy straight away as they are going back to Singapore due to the mans work.
So I think we have got a really good deal - roll on the 2nd April!! :nice1
