Hi

We are hoping to buy a property as soon as we arrive in NZ. How long does the process usually take from agreeing the sale to completion? I need to have an idea so that I can work out if I will need storage for our container.

They reckon you could do it in 3 weeks (LIM requests can take around 10 days in our experience), both our purchases were done within 8 weeks from offer being made to moving in - the first one took 7, this one took 6!

Hi there took us 2 weeks but could have been quicker if we werent negotiating building work that needed doing . My boss did his in 5 days!!in maurangi bay.

It pretty much also depends on the vendor, ie. has he bought another property, does he need to look for rental, etc. However, it could take as little as 3 to 5 days if the property is vacant and you can complete your part of the purchase, ie. arranging financing and builders report, getting your solicitors to do a title search and LIM's report. hi, it took us 3 weeks from agreeing to buy it to moving in.

Took us 3 weeks but that was because the vendors were waiting to move into another place. We were told that even though we were getting a morgage it could go through in as quickly as a week. :exit

Also, if you are happy to pay extra you can have a Lim report in 24 hours.

We put in an offer on the 8th Feb this year and moved in on the 16th Feb that's with all the reports, contracts etc, you realy can't believe it when your going through the process.

if speed is important to you make it known as you look at the different houses, that way you can eliminate some of those whose owners are likely to take a while. really if a property is straightford with no special charges on the land or house then its the owners who will set the time frame. The council reports will vary from council to council.
We have just bought a warehouse in under a month and that was with complications on the previous owners side. it could have been done in under 10 working days.

Ours took 4 weeks exactly but that was only because the drive, garden and fences weren't finished when we put in our offer (it's a new house in case you're wondering).

A couple of weeks for us, but we made it a condition of our offer.

It took us a few months to find a property and then we settled for something as we couldn't find a suitable rental, which was our original plan.

I know people who have been looking for a year and still haven't found anything. So this may be another thing to factor in.

Do you know if there are a lot of suitable properties in the area you are looking in?

Just wanted to add that if the house you buy has tenants, legally they are allowed 42 days to move out if they want. The tenants in our house want the whole time period (don't blame them given the rental market in welly!) so we are waiting on that before we move in. The buying process can move very fast though - no escrow like we're used to in the U.S.
