hi there
so everything was going so well - leaving the UK in 3 weeks - gradually getting sorted with booking accomodation/car hire/removal companies etc and hubby having telephone interviews with prospective companies and all really positive....then....as these things go, our no-chain first time-buyers have pulled out of buying our house
ARGH !!!!!!!!!!!!

was looking on web for info on selling house quick and came across lots of companies who say they'll give up to 90% of value within 7 days.....anyone know about this ? Or used a particular company ? ....Or is it just a waste of time-will they offer way to low ??

Our other option is to sign power of attorney to my parents and try to sell it again-but we were really hoping to take the cash

I havnt any experience with this but what sets the alarm bells going is that they will give you UP to 90%, this could mean 80 or 75%. Personally it would be my last resort Debs.

Hmmm, I think you will find they do offer stupid money, nearer the 75% than the 90% I am afraid. I am a financial adviser and mortgage broker so have some experience of this sort of thing and a client who was desperate to sell had a valuation and she laughed the guy out of the house in the end. It was an insult.

If you can manage to go without the money and give POA to your parents then do that.

sorry to hear about your buyers pulling out. That happened to us to.
We tried a "property buyer" total rip off dont do it. he offered us 50 grand less than we got by waiting another few months. We left our house for sale and came here anyway. We got a mortgage freeze ,cancelled the gas and electric and didnt have to pay rates because we werent living in it and it cost us virtually nothing to leave it empty till we sold it. we gave power of attorney to our solicitor and told them our lowest price we would accept. as it happened we got an offer before flying out and it went through quickly.

thanks so much for the comments - I thought it was too good to be true - looks like we will sign POA to my parents and hope for the best.We can take a 6 month mortgage holiday so it gives us plenty of time hopefully

Sorry to disappoint you but they are a waste of time. We had a valuation done on ours when we became desperate and got quite a shock when they quoted 50k less than the asking price. Other option was they could move it quickly, but the catch they wanted 50k from the asking price. Its a total con.

These guys are basically scams - avoid. They make money out of you two ways. The first is obvious, they offer you far less than the house is worth, and hope to sell it on quickly if you do sell it to them.

But they actually make more money (according to an article I read ages ago anyway) from the fee they charge you for the valuation. This is normally way above any normal valuation fee. So say they charge you £1000 for the valuation, that's almost pure profit for them. They might get someone to drive by your house and look at it from the outside, or they might just have a look on the web to see what similar properties to yours have gone for recently. They then offer you 60 - 70% of the true value of the house.

So, if you then sell it to them, then yes they can make a lot more money, at the cost of a lot more time and hassle to them. Or they can just make you an offer so low you walk away, and they bank the £1000 you've already given them. Either way, it's a scam!

We left UK with house still on market, we did looked into companies buy quick, but felt they were con companies, rip you off at low price possible.
Our house was hand over to my parent's care, they did house viewing when estate agents were too busy to deal with clients and left heating on very low as it was late autumn last year we left for NZ. Our house finally sold and exchange in this late march/early april.
Tip: As it is summer coming, is your parents or neighbours will be care of garden, to keep the garden look good for viewers?
Another tip: Give the phone numbers of your parents to your neighbours that overlook your house from front and back, just in case of emergency (my parents had few calls, leak pipe from house cause flood on front door areas turn out to be toilet's overflow pipe!!!! so dad fixed the toilet, fences at back blown down in high gales during january etc, but lucky nothing about broken window etc...) Our old neighbours did fantastic jobs to keep eyes on our house for us.

what about Auctioning it? Is this any quicker? I'm not sure you would have to enquire. I'll keep my fingers crossed for you guys!!

thanks again for the replies
we were discussing it late into the night and have decided to keep it up for sale. we've made an appointment to see a solicitor to sign power of attorney to my parents - who are happy to do viewings and cut the grass etc
So it should be ok - just a worry I suppose, but we're applying for a 6 month mortgage holiday so in theory it should sell in that time

dear me! so much to think about !!!!

This forum is a life-saver - I am so grateful to everyone who posts on it, has been providing such useful advise along the way!

sorry to hear about that. It would be frustrating enough on a uk move let alone an emigration move !

We had a similar experience when a cash buyer pulled out
8 weeks in - this is after numerous visists to measure up ensure car would fit in the garage etc.

we were lucky that the same day a couple had ben in the estate agents looking at ours they even offered a few grand more ! (This is our last house sale)

Have you guys considered renting at all thats what we are considering .......... decisions decisions
