Well we've finally put in an offer on a house :clap
Although not getting to excited just yet after all our disappointments and stress :uhoh
The house is 1930s/40s with 4 beds, 2 bathrooms and quite a few character features, it's on 10 acres with stabling for horses. It's not yet been marketed which is good, finally got first goes at a place.
We'll see where we go with it but it does need around $40k of work just on the house, it's been empty for a very long time and the land needs sorting out. But it could be worth a lot of money once done up.
So watch this space and hopefully we'll find have a house to move in to, if not we'll be sleeping in a cardboard box in 3 weeks time :o

:clap Good luck with the offer, hope all goes well, looking forward to photos of the house.
I hope others have been put off by the condition of the house, and do not have your vision of how it could look.

Fingers crossed, we can't cope with any more nail biting scenarios, and I am sure you cant either! :)
Sam is in rehab from last time, and I need a good manicure!

Know how you feel just gone through the same thing, was all going well until another couple got interested. Pushed us up another 10k but valuation came in just above so don't feel like we overpaid. Still less than we were wanting to pay.
What will be will be I said all along. But I would rather be moving into your place 10 acres WOW!!! Can't wait for piccies.
Very Very good luck. When do you buy a goat to eat all that grass?:laugh

Yep, must meet soon, got a lot on at the moment, hoping once we move we can settle with things and get some time back :)
Not so good on the house front though. Apparently another interested party is going to put an offer in and it's best offers forward by sometime this week.
We've gone off the property anyway, too near the main road and it needs a fair bit of work doing to it. There's other issues to it as well that I won't go into.
So the upshot of it is that we're back looking for a place :(

Sorry to hear that.. I was hoping that this was going to be " the one", but if it aint meant to be, it aint meant to be....
I bet there's a fantastic house out there somewhere with your name on it! and they say that good things come to those who wait...so hang in there - we're all rooting for you. (oops - I have a feeling that I can't say that anymore as I think someone told me that it means something very different over here :laugh )

Well definitely losing the will to live now.
We put an offer on a place we had seen Sun, the agent was quite confident but thought they'd counter. Upshot of it is that they wanted a whole $100k plus on top of our offer
Takes that one out of the running, at this rate a cardboard box outside the real estate agents is turning into a real possibility :(
Sorry for those that have no fingernails left, need rehab and have grey hairs that have appeared but the saga is continuing (oops just realised I've describled myself along with hubby :D ) ...........

Quick update ......
We're putting forward a tender offer for the end of this week :uhoh
Not holding out any hopes of getting it as it's probably over our budget but we thought what the hell :)
We're now seriously looking at renting somewhere, if we can find somewhere half decent in time, still not looking good at present :exit
And looking into land and building somewhere, although this really is Plan C as it means around a year in rental and ripping hair out. I said I'd never go into rental again absolutely hate paying someone else's mortgage or holidays.
Will update when I know more, now where did I hide that bottle of vodka :D

Did you ever make calculations on rentals vs. mortgage interest rates?
The interest you pay is just the same as the rent you pay: it's gone.
Although I prefer to buy, I sometimes see interesting rentals that have the advantage of being able to move "whenever" I want. And having owned several houses I know how they can rule your life in both good and bad ways. Houseowners are also the prone victims of conservatism: we want to keep what we have and therefore do not want to change things the way they are, which gives some political agenda's an advantage.
As an architectural designer I should market homeownership, but I don't always do.

Ditto...the first several years of any mortgage sends bankers on holidays...:(

But that's not the case here .. it is much more expensive to buy a place at 8% mortgage interest (and that is interest only, no repayment of the capital) than it is to rent the same house. I appreciate that rent money is gone and mortgage money at least gets you on the property equity inflation ladder however there is a big difference between renting a 3 bed that costs $600 per week and buying it for $750,000 which will cost you $1,150 a week and that doesn't include your rates which are another $50 a month.
Of course if you're coming with a big lump of money to buy something outright or on just a small mortgage then you're laughing. But a lot of people aren't even smiling.....:(

Have to say we prefer with 3 kids to be in our own house, not in a rental where we may be turfed out in 6 weeks time as that's the notice the landlord has to give.
For us it is more expensive to buy in this area and we will have a largish mortgage. But for my OH it's the security of owning his own property and land and being able to do what he wants with it, not something you get with a rental.
If we were just a couple we'd probably own a rental property and be renting another one out :)
