Nightmare Jade, hope all goes well with the wireless detectors, I've never heard of that regulation.

Had another offer on the house, this time no chain but still £50k under asking price so we rejected again and are hoping for another 20 to 30K at least. They were the first to see the house totally empty, just have to wait to see what happens in the next few weeks.

Have turned to cooking for solace - fish pie and pavlova ready for everyone to get home from work:)

Maybe you should strengthen the signal a bit as they have a long way to go to reach us and M is beginning to get really despondent about our chances of ever finding a buyer. I may have to go into town and get some new cushions but still new a viewer or 2 to appreciate them.

Remember me posting "you haven't sold until it's signed".....Our buyers buyer has pulled out. So it's back in the paper on Friday and back to the drawing board. I'm joining you again Barb, Vicki, Karen, John. Maybe have to look at renting out again but need to free up some capital really. I feel really peed off right now. I'm going to cry into my tea :no

Also I am going to have to keep house spic and span again....I hate plumping cushions :(

Oh Nat - I am so sorry to hear that. Maybe your buyers will get a new buyer quickly and come back to you but it's still going to take time. What a bummer. Do you have to get a HIPS now or was it still considered to be on the market already?

BUT....you will get there in the end...everyone is struggling to sell, so its obviously just the market..............Try and stay positive everyone, its an absolute pain in the bumble bee, but we'll be in a pub in NZ one day hopefully laughing about how erratice we all were in out former UK days!!!!!!!!:yes

Belmont B's know exactly how you feel as this happened to us a few weeks ago. Our buyer is really keen still but after two weeks and a price reduction still no offers on his place.

It is so frustating, it makes you blood boil. Fingers crossed you will get it all sorted soon.

Been to solicitors today to check things are going according to plan...contracts have gone to the ohter side....he said to ring estate agents and get them to 'earn there money' by chasing the other side, and checking docs have been recieved.

G rang this PM and was met by a blank response...he tried to explain 3 times, and she said 'ill send the letter out again'...I wouldn't have left it, but gray gave up...she had no idea whatsoever, frightening....

If you want anything doing....do it yourself, as I think 'some' estate agents are just an expensive advert!! I wouldnt mind, but because its % based we're paying a fortune...I asked when we signed up...'do we have a bigger picture than smaller houses? Do we get a different brochure??'....They seem to assume people living in larger houses have a larger amount of money.....WRONG!!!!!!!!!!!!!!!!!!!!

Even our solicitor fee's are larger because we live in a 4 bed house in nice area??????? Really winds me up...because we're skint!!

had another e mail from the agents this morning, however it was exactly the same e mail that she sent on Monday morning - not wishing to complain about the excellent job these wonderful people do, but what a waste of time / space. We replied with the same answer, add another 30 - 40 K and we will think about it.

Well I'm halfway between and up and down day today (mood swings - tell me about it :o ) This is all driving me crazy.

As I officially finished work on 31st August I'm now unemployed. Seeing as house is still unsold (Cannot believe I stupidly thought we'd be in NZ by Sept! Ha!) and mortgage still needs paying (in fact its going up again :( ) I am now trying to find a job. Thats as well as trying to find a job in NZ for me and/or hubbie and trying to sell house here. Ho Hum.

Anyway - moaning minnie day today - I rang our agents and insisted on an appointment with a senior person to discuss why things aren't happening. Last time I rang they fobbed me off with excuses and I never got to see anyone. I'm going in tomorrow afternoon - I'm starting my list now! What can I moan about... I actually would love to give them a list of positive ways forward, suggestions on things they could do - except I cannot think of any! :o Anyone help? How do you think "open days" would go down with UK buyers? I'm determined not to lower price yet but maybe it could be reworded eg. would offers over £325 sound better than our straight £335 now? I'd like them to contact everyone thats ever looked and see what their situation is now - is that acceptable do you think? What would you all grill your agents about?

some fantastic reviews on their website for quick sales after their "visits" but its £250 for a consultation!

Last bit... everyone has said our house is fab, decor fab, etc but don't like the road noise at back - can anyone PLEASE suggest to me what to say, do, etc to detract from this. I need some hope :rolleyes:

Oh Vicki - so frustrating! We are thinking of contacting our agents too to give them a bit of a shove but also don't know what to suggest. We have thought of changing agents but don't really think it will make a difference as the ones we have are highly reputable.

I'm not sure that 'offers over' would make any difference as people surely know that if you are asking a certain price you are still open to offers? We lowered the price twice but with no visible difference to viewings/offers. We have now put ourselves in a position where we don't have enough space to negotiate.

I also quit work as M was getting stressed about all the things that needed doing - and I can't do any of them until the b----y house sells! Fortunately we don't have a large mortgage so we can manage ok. Do hope you find something - but better than that get a sale and quickly. I really don't have any suggestions about the road though - that's a tricky one as there is absolutely nothing you can do to fix it. People do buy near busy roads though - after all, you did!

Jade - hope you are coping with being back at work. Let us know how Gray is and what the hospital say when you get the chance!

John/Barb- Thanks for asking after G, he is still not back from hospital and his appointment was 10.20am...I havent heard anything so Im presuming they are not keeping him in...Ill let you know what they say...

John When is your stuff supposed to be arriving? Where/what are you living in at the moment??

Vicki, I so so so feel for you...What a nightmare of a situation...as far as your agents are concerned I would be saying I wanted everyone telephoning that has viewed...everyone telephoning that has taken your details...and also a mailshot/email to them, as if they are working they may just ignore an answer machine message as they are busy, the may be more likely to respond to an email?? What are they doing on a weekly basis to promote and push the sale of your property?? Have a look over your particulars...could the photos be improved??? If so get them retaken!! If you could re-word the brochure better...get them to reprint it...ask them how many papers it is advertsied in...Ask them for a print off as to how many people have taken the particulars...ask them for a DIRECT name of an estate agent so that when you ring every couple of days;) you have someone to speak to direct!!

Maybe ask them to re-visit your house and ask them for tips regarding the road, they will probably have a lot of experience...might be worth asking for every estate agent in office, may only be 2/3 ( depends how big office is!!) to visit your house so that they actually know what they are selling!

I wish you so much look with the house sale, I hope you can find a job aswell to pay mortgage.......its sooo risky isn't it, knowing when to make certain decisions, that can potentially leave you up the swanny!! I am still deciding what to do with my job, as I am worried the buyers will pull out and then i'd have a mortgage to pay and be in the same situation...

Try and think positive, you can only do what you can do..........estate agents is the first thing..............

I know its hard, but if you want to follow a dream and have a chance at doing it then reduce the price. Its hard, because it reduces what you have capital wise at the other end. We did it and fingers crossed we have sold. But it was difficult to accept. Open days for the UK...........nah. You'll get nosey folk just having a wander through. Offers over is also difficult. People need some guidance on what they may have to pay to buy a house. We have been through the mill on this one as well, its a hard decision but once you get that offer then everything just doesnt matter!! Oh and if you do get an offer, leave nothing!!!

Hubbie just rung me from work - we are really deliberating over this reducing price thing - he's always said no but has been thinking about it all day and rang me to say maybe we should. :roll

Had John Masons come and look round yesterday so should be getting their price soon (another 2 companies quoting next week).

Well we just called our agent for a chat and he came round to visit instead. He says the couple who put an offer in ages ago are still interested but still haven't sold - but their offer was pretty rubbish.

He says the market has definitely slowed down and he seriously suggests we drop the price again and reckons that will make a big difference (although he also says we are not over priced and our presentation is good). I asked him about 'offers over' and he says that only works on thatched cottages with roses around the door.

The other couple who liked the house are coming for a second viewing at the weekend (but at the agents suggestion rather than theirs). Think we will have to make a decision regarding price in the next week or so. It's a pain!

M is trying to get me away from the puter and into the car 'cos we need to go shopping so will post more later.

Jade - thinking of you and hoping G is ok.

Not sure if it is worth having the house stagers in if the only problem is the road, they may make some suggestions but I presume your house would pass the house doctor test, - neutral colours, clean and tidy, minimal personal effects.

Would it be possible to put some sort of screening at the end ofthe garden to reduce the noise?

Thanks for everyone thats got back to me on our house details - appreciate all the honest views and have come up with a few more things to mention to agents and details to change on our brochure.

One of the major points I have only realised today is that unless you are local to this area - you aren't going to find my house on the web. This is ok for the majority, presuming its mostly locals that buy here anyway, but how many people might look from outside this area if they could only just find it. Our agents do not list their properties on Rightmove and I've been told by several people today that is THE website people check for houses. We are near the motorway network to Manchester, Blackburn, Preston, Leeds, Bradford etc - there could potentially be buyers out there looking on Rightmove and I'm not on :no So guess what question is top of my list for meeting tomorrow?!

If we have to pay them extra or they just won't go for it then we only have three weeks left on our contract with them - after this we can leave without paying anything. I'll go to another agent that I know also lists on Rightmove.

Any views or comments????

John - we have a fence which we have then covered on our side with bamboo screening (on a roll). There are plants and small trees on our side but not many. On the banking side (30/40ft between our fence and road) there are trees planted but unfortunately not evergreens so in a month or so we also get to see the road whereas during most of year its well screened. Need to sell before leaves start to drop!

an agent that sends monthly reports and written feedback - it's still not resulted in an offer but its good to know you're getting something for your money.

Can't believe your agent doesn't use rightmove....I would say that that website is the one that all potential buyers look at........certainly this last few weeks when we have been deciding what to do, we have been checking rightmove every day...think that is DEFINATELY the way to go....

Hello all,

Gray update...went to hosp and after waiting 3 hours...they said he seems to be making good progress, showed him the x ray and about three quarters of disc is popping out!! They have said that he has 10% chance of the pain coming back as bad as it was before epidural, and if thats the case, they will do surgery if patient requests it, if that does happen and he chooses non-surgical route again, he has a 20% chance of it reoccuring....then they will operate.....and after op/3rd time...he has a 50/50 chance...however he did say he feels in time (?) the disc will go back in if he's careful, and said to 'go for it' in NZ, and worse case scenario we'll just have to use the exellent NZ health service!!! Sounds positive ish............

However, after the drive, walk across the car park, and 3 hour wait, he has not slept all night as he has been in pain...how the heck is he going to get to the other side of the world?????????????????

Sorry to "hijack" this thread a bit, I had a bulging disk and can also confirm very painful. I saw a oesteopath and he managed to put it back for me after 3 visits felt fine again. after 1 the difference was amazing has he tried this???

He has been to see an oesteopath and got no relief after the first session, and then he was deteriorating on a dailt basis, and they wouldn't touch him again, and that was when he got admitted to hospital...he is lots lots lots better now....but can still only walk short distances, drive short distances, and isnt lifting or anything...Is your back back to normal now???

yes thanks - It was about 7 years ago when it happened (I sneezed and put it out) Very painful couldn't sit stand or lie down comfortably after the oesteopath the difference was amazing, I try to hold my breath now and not sneeze though!!

Jade - glad they give G a positive forecast for moving but I still wonder if you should postpone a little to give him time to recover a bit more?

Vicki - I was lying in bed last night thinking about your house and why you haven't had more viewings and was wondering if it was listed on Rightmove - woke up this morning to read the post. I think that is a MAJOR problem. Our agents list on Rightmove and Findaproperty. We refused to sign a fixed period contract with either of our agents and only have to give them a 2 week notice, so it's shame if you are trapped into a contract as my advice would be to change agents to one who lists on either of those property sites.

Major clean up again today as the couple from Wiltshire are coming for a 2nd viewing tomorrow although still not in a position to buy as their house not sold yet. Then we are going to think about dropping the price again after a major discussion on whether we would rather be in NZ for the summer or have another £10 000 (possibly) in the bank. NZ won!

Well OH phoned the agent again today - phone every couple of days now! Apparently they've had over 160 hits on the website and have sent out over 30 sets of particulars but still no viewings :( We've also at much expense advertised in Scottish national newspaper. The agent doesn't understand why no viewings and neither do we!?! Don't know what to do next :wah House is good size, all house doctored (we think?), reasonably priced and just under the £250K stamp duty hike - help! Okay rant over we're all in the same boat just wanted to get that out of my system

Karen - how frustrating is that? Are you happy with your agent? Are you in a position to change agents if need be? There must be something about their marketing or the particulars that is putting them off viewing. I agree with Jade - I would ask them to contact people to see why they didn't follow up.

Yeah Nat - how's it going with you? Any viewings for the weekend?

Jade - when Michael sneezes the whole street rocks so I know what that's like. He did it once on a longhaul flight while he was asleep but I reckon he woke the whole plane. They all turned to see who it was and he carried on sleeping!

OH yes, forgot to mention...when we we're looking at properties, we constantly got sent properties that we're in our price range by all the agents in the local area, I thought it was a really good idea, and I always looked at the attachments...do all your agents send properties via email to people that have expressed an interest in buying??

Not really optimistic about 2nd viewing as we know they are still looking every weekend and also can live anywhere within about a 20 mile radius (and there are nicer/quainter villages!) But we have worked ourselves to the bone this morning tidying up and doing a bit of touch up painting. Have to keep hoping! I don't think these people will actually make a decision until they have sold, so may be a while!

We haven't thought of an auction as anyone who would bid for it would be hoping for a bargain - if they were interested in the price we are asking they would have been to view it anyway. I think that works better for houses that need a lot of fixing and have never heard of anything around here selling at auction.

Our agent also said houses don't sell so well when they are empty - so we really need to get it sold before we leave if poss.

On the positive side looking at the NZ dollar although it is not so good today we can still sell for £30 000 less than 4 months ago and come out with the same amount of $. We are just greedy though, and want more!!

If someone said you can book flights and your house will be sold,and start your new life, but it will cost you $40,000...what would you do right now???

You'd go for it I bet!! I know its horrible reducing, we reduced by £26,500 from the original asking price...but hopefully people will be banging on your door to come and view!!!!

Hopefully youll get some viewings this weekend...

Don't really know about changing agents not really the done thing up here in Scotland and not sure if it would make any difference as the market just seems really slow with lots of properties our size not shifting. If any of you would be happy to look at the details on the website and give me some honest feedback I can PM you the link?

On the plus side OH phoned NZIS who confirmed ITA will arrive in a couple of days so that's one positive step - medicals next week and we should be ready to submit it all. Figures crossed they'll approve it quickly and maybe by some miracle from the house selling fairy we'll be in Christchurch by November - got to keep up those positive vibes :D

The couple who put in the second offer are coming back on Sunday for another look and the agents say they will try and get a better offer. Don't tell anyone but another 20-30K wll be enough to sway us, would prefer the 50k though

Hi Folks

Sorry I haven't been here.....too busy doing house selling spells for us all :D

No really, just a night out Thursday and a jewellery party in house last night for a friend...loads of lairy women getting drunk. Great fun had by all. I was sat there thinking these people are great how am I going to manage without them? Also they kept commenting on how nice the house is and I am now officially a schizoid. I cannot think rationally at all and I have 2 separate parts in my brain:
1. I love my house how am I going to sell it?
2. I can't wait to get to NZ, hope this house sells soon :uhoh

Well, the phone hasn't rang at all. Where are all the viewers?

Well the agent rang once to tell us the neighbours have complained that our "for sale" sign is too close to their house and buyers may get confused!!!
Paul was absolutely mad. He went onto the drive and said a few choice words quite loudly. Not too sure if there was anyone in, but later when we saw the plonker and asked him he wouldn't admit to calling the agents. Let's just say I don't think he will be calling them again. Another reason to move. They are the most arrogant neighbours we have ever had. We have never before had problems with neighbours. They only moved in a few weeks ago and want to change the whole road.

Rant over. I am feeling soooo positive. We are all going to sell our homes this week. (I'm purposely not looking in the sky for flying pigs) POSIVIBES Folks

Way to go Nat - glad you've had fun and feeling positive. We are on yet another cleaning mission (how clean can a house get??) but no new viewings booked.

The only way to handle neighbours like that is to have a little spit in their garden when they are not looking!

ok...Im looking around my 'not so immaculate' house now and feeling guilty with all the cleaning you lot are doing!!

Nat I did laugh at your post about your neighbours, and Barb I laughed even more at your reply...I just can't imagine you giving a sly spit in the neighbours garden!!!!!:laugh

Our neighbours are fantastic...but we had a slight ding dong with the guy a couple of houses up ...it was summer, Im sunbathing in the back garden and suddenly this HUGE dog ( german Shepard) came running through the back gate into the garden and promptly attacked our cat...........

:mad: -(artists impression of Grahams face!!!!)....it resulted in a few choice words....Graham was seething...then this guy went home and came back with his brother!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! I felt like I was in some kind of gangster area!! That made Graham even worse...........anyway after a few 'choice words' between all three it got left.

A couple of days later his dog pooped on the green outside our drive....so Graham scooped it up, walked to his house and emptied on this guys doorstep...oh my goodness..............I was a nervous wreck!!! Didn't happen again though!!!

Hey Nat, at least you know the boards working and someones looking at it!!:yes

Jade - that is hilarious! I haven't had to spit in our neighbours' gardens as we have the nicest neighbours in the world - but that's what I would do if driven to it by the anti social sort!!

You should enjoy your not so immaculate house - we were just saying that once we have sold we are going to spend a whole week doing NOTHING and letting the dirt lie wherever it wants to just for the sheer hell of it.

Well - our people are coming for their 2nd viewing at 1pm and we are hoping the sun keeps shining as it is now. Makes everything look SO much better.

Good Luck with viewing, sending lots of posivibes....feeling really happy and positive today..and then we got 2 lines with 3 numbers on euro millions....shame it wasn't the full line...but hey I'm chuffed!!

Let us know how viewing goes....

Our estate agent got confirmation yesterday that the couple buying our house have remortgaged theirs to buy ours...so thats a positive step forward...I hope!!

oh my word it was 9 weeks yesterday..........I have stomach ache typing it...its a mixture of nerves and exitement!

G is not too bad, although still not completely recovered pain wise from hospital trip..

Haven't discussed completion dates yet, we have some paperwork about house to take in on Tuesday ( after carpets have been taken up to sort out the smoke alarms!!!-i'll be at work, so Im just trying to not think about it, I would rather be in denial...the buidling inspector coming monday night). The contracts have been sent to their solicitor, and the agent said that the survery bought up nothing..yeaaahhhh!!

Could do with a date though, to try and get straight in my head removals, where we're going to live, and when to hand notice in. Im really nervous about handing it in, but I am going to have to before house sale is complete, otherwise I won't have given the correct amount of notice....we will be up a creek withough a paddle, or boat, and Graham unable to swim with his bad back, if they pull out and I have no job!!!!!!!!!!!!!!

I know exactly how you feel - even though we haven't sold yet. M has to give a month's notice and he is in the same leaky boat - if he gives notice and then the sale falls through we could be in trouble and it is something that really worries him. I could always go and do temp work but wouldn't earn quite what he brings in, but I'm sure we could survive (bread and water??)

As for your house sale it sounds like it is all going swimmingly and I don't think your buyers would have invested in a survey and getting a mortgage if they had any doubts about buying - and as there is no chain involved it should be a fairly smooth sail (and sale) with no oars needed!
