Had an e mail from MIL this morning. She had spoken to the agents overnight and the feedback from our second viewing was originally that they had gone to check their finances to see if they could raise any more money. they then came back to say that they wouldn't increase their offer. The estate agents said it was worth more than their offer and that they had just sold a similar one for more (why not ours) but would be consider a reduction. They seem to have forgotten that we had an offer weeks ago of the full asking price. What they should be doing is sending all viewers to their rivals who are selling the house down the road, (then they will get mor commission).

John - is your neighbour's offer still good for when they sell and are they with the same agent as you? It would make their job much easier if they concentrated on getting the neighbour's house sold. Have you seen inside? Do you think they are asking a fair price?

Another realtor tour scheduled for tomorrow. The first batch said we were priced fairly and that things were just slow. I really hope something comes of this next batch. :o :confused:

Im dancing and singing , just accepted offer from a buyer 15000 pounds short of asking price but its looking good this time (suppose the last 2 looked good) so its 3rd time lucky.Heres hoping and maybe some of these positive thoughts on here are paying off so thank you all you positive people.

Dee - I think you are very ingenious and creative. Thank heavens we have you to weave spells for us. But no shows are infuriating - specially when you have spent HOURS cleaning.

EngiNurse - good luck with your lastest viewing.

Our agents called yesterday and confirmed that the people who came for a 2nd viewing on Saturday are really, really keen but can't do anything until someone makes an offer on their place in Wiltshire. I'd send the fairy to them if I knew where they lived!

I don't know if the rest of you have the same problem as us now that the garden is beginning to look a bit messy and tired. We have an enormous maple tree which is gorgeous in summer but now every time the wind blows the lawn gets covered in leaves and although we keep clearing them up they just fall again and don't look too great! I'm even beginning to think of laying a sheet on the lawn to catch them - how sad it that??

Barb - I'm contempating big tub of glue and pot of fake green leaves - am absolutely desperate to sell in next few weeks as when the leaves go off the trees behind our fence then everyone will be able to clearly see the by-pass behind us :wah

pulling myself together again - am in VERY positive frame of mind for good weekend - we are in the paper at our new price - if we get no viewers then I shall give up on the british house buying population all together, for goodness sake whats wrong with these people :roll

Vicki - that is brilliant! I have a cousin in Vancouver who actually stuck fake flowers among the real ones to sell her house and no-one noticed. They kept saying what green fingers she must have.

Well, we decided to put our house on the market even though we still haven't heard from NZ. We thought as they were taking such a long to sell we would start the ball rolling. We had the sign put up on Tuesday and on Monday evening we got a phone call from a couple who had seen it on the website and they wanted to come and view that evening so we agreed. They were really taken with it and they put an offer in the following morning and we have accepted. I hope that the emigration don't turn us down now LOL I can't believe it has happend so quickly. I just wish that they would give us the official go ahead from Hamilton.....it is so frustrating. The couple who want the house are willing to wait for us as they have got somewhere to go. I know that we can't say it is sold until it is all signed over etc. but I still can't get over it.

We have agreed to drop our price and at the same time the couple down the street have lowered theirs so heres hoping that one of them sells very soon, apparently the agents are going to "relaunch the property as a new listing and give it a big push for you".

Why were they not doing that anyway?????????:mad: :mad:

Anyway, congrats to those who have had offers this week and to the rest of us lets hope the fairy or Dees excellent rhymes can do their business this weekend.

Good Luck John...I really wish you lots and lots of luck, hopefully you will sell really quickly.

The estate agent rang today to say there has been a delay in the sale as the buyers accountant has sent the wrong documentation to the bank that their mortgage offer is with....and accountant has gone on holiday until Monday!!!!!-with all that hard earned money he earns!

So, the buyer has an appointment at 4.00 on Monday to sort it out....Im probably thinking negative..but I have a bad feeling, I hope Im wrong. I said to the estate agent, 'is he still keen', and she assured me that he was, and that he had been chasing it all last week to try and sort it out, and she said that the buyer will get back to them early next week to let her know when it has been sorted.

I answered the phone, and it was like she was speaking in slow motion to me, it seemed to take ages for her to get to the point, meanwhile, Ive got our whole trip to NZ flashing before my eyes....

Hope it all sorts itself out...

Oh Jade - how frustrating! But don't assume the worst - sounds to me like a genuine mistake and they are still planning to go ahead.

John - hope the drop in price works for you and you get a quick sale.

Got a viewing in an hour so need to get my Glade smelly things going and run a duster round the house. Michael is on sentry duty under the maple picking up leaves as they fall!

Aaaaaaaaaaaagh!! Just had call from agent, 30 minutes before viewers are due, to say they are so sorry but she has been called back into work and they will try to reschedule for tomorrow. May be genuine, but that is so frustrating when we have just spent hours getting the place ready.

It's Friday - I need a glass of something crisp and dry but guess I'll try to wait until it's evening.

Here we go again, the latest 'selling the house' merry go round. We have a viewer due tomorrow - who:
hasn't sold
is moving from a house the same price as ours?????
does'nt like road noise!!! to Specky etc out there, they live at Winwick Park - so really confused as to why they want to see our house. Estate Agent assures us they are genuine. :confused:

AND, the viewer who didn't turn up on Wednesday has re booked for tomorrow but isn't sure on the area!!!! :mad:

Another pointless clean up - send me all your best fairy vibes, I'm getting really down with all of this. :(

Want to join me in a communal scream?? Our viewers who cancelled yesterday and said they 'may' reschedule haven't done so and we are just getting totally depressed with the whole thing.

Anyway Dee - these viewers you have tomorrow may have perfectly good reasons for wanting to move, so let's hope they are genuine. 2 viewings on the same day is not bad - and only one lot of cleaning to do, so good luck with that and major fairy vibes coming your way!

Thanks Jade. I think the fairies are well and truly scared off by now. M and I have just had another of our 'What the hell are we going to do if it's not sold by April' conversations and we both end up feeling quite despondent and then think maybe we should drop the price, maybe we shouldn't etc. etc. I think it's time to open another bottle of something. Good think we've passed our medicals or the liver functions may be in question by the time we're actually able to move!!!!

I would think seriously about dropping...are the viewers you have had.... not putting an offer in because it is too dear? or is it just that there are limited viewers out there/or they are not in a position to put an offer in??

I suppose what Im trying to say is, 'Is it your price or the market??'....I would think its the market, as you seem to have had quite a few viewings this last few weeks!

Try not to drop Barb. It seems there are alot of us waiting for our buyers to sell theirs. The market will pick up and we will all sell by the end of October. I'm saying this with everything crossed.

I have shopped on Ebay today as I felt fed up. Bought a dress that I don't even know if I want. Oops. For God's sake don't tell my OH. But if he does ask, it was hell of a bargain!

We've dropped by £20 000 and that doesn't seem to have made a lot of difference. Agents don't think we are overpriced but the market is slow and if we dropped we may get a sale sooner. But they said that last time and it didn't happen!

Think we need to be brave and hope the people who want to buy it get a sale themselves soon.

Winwick park are expensive homes so may be getting more for there money if they move to yours (Kerry Katona used to live there)

Also it is very close to the M62, fairly close to M6, not far from West Coast Main Rail Line and next to B&Q mega so there is probably a lot of noise,

Also houses are only about 5 years old so close to neighbours and very little garden.

Hope they come up with a sensible offer.

Well they both turned up which is a good sign. The first couple (from W Park) said it was lovely but didn't really get any selling vibes - maybe because they are not in a position to move yet.

2nd couple - slightly more positive, wanted to know details of the area and what the neighbours are like. Went for a drive to check out the local school, so fingers crossed.

Well I think things will pick up now that the Northern Rock nonsense seems to have settled down a bit. We had a viewing yesterday but they also went to see 2 bedroom cottage (our house is 3 bed & 2 receptions rooms) so not sure how interested they are. Agent said they were very indecisive but liked the fact that it's fixed price and want to move by end of October which would suit us fine. So fingers crossed for everyone and get that fairy to work it's magic!!

Karen...When our buyers came for their second viewing, they looked at 3 other properties on our road...parked outside ours and walked backwards and forwards to the viewings...and all our houses ar completely different rooms/sizes etc!!!

:mad: Blooming estate agents!!!! We had another viewing today so truddled around with the kids in the rain whilst viewing was going on. Got back phoned the agent (after viewers had "left") for him to say your keys weren't working and he couldn't get the door open :wah
Same keys he used at the blooming weekend!! Oh sooo annoyed. Anyhow his only saving grace is that they are coming back on Wednesday! Weekend viewers bidding on cottage they saw instead so no sale there.

However, getting viewers now so convinced market is picking up for all of us :nice1

A cash buyer (:eek: ) contacted our realtor Friday and took a look. Realtor said she was very keen on our place, and that she would be in touch after talking with her son (who is in Tokyo for some reason) who handles her finances.

Fingers, toes, eyes are crossed in hope for everyone here!

G spoken to solicitor today, they have sent off all of the info they can and have had no response.

G spoke to estate agent to chase up their solicitor, they have just got back to us and they can't get through to solicitor, so will have to wait until morning.

The buyer had an appointment with his accountant today at 4pm, and he said he'd contact agent to let them know whats gone on, so we'll probably hear something tomorrow.

Really fed up, its just not moving at all!!!!!!! A woman I sit next to at work today has sold her house, and bought another, with the same solicitor as us, in 5 weeks, so I know its not our solicitor!!!!!!!!!!!!

feeling pretty hacked off with it all. Can't figure out if it does sometimes take this long to sell and I am just impatient or my mood is justified. Hating the agents more each passing day. Personally I think they should be dragging people in to view by now.

Karen - How blooming frustrating for you. What an incompetent fool? Couldn't he ring your mobile for you to meet them? I have to admit I prefer to do all my viewings. I was in the study the last time (trying to look like I didn't care if they bought or not) and I could here the viewers asking questions and he was saying "I'm not sure". He should of made it his job to find out before hand IMHO.

Jade - You'll be fine. A song - "I feel it in my fingers, I feel it in my toes.....Love is all around" Come on guys Which film?

Specky - I guess no more news on yours either or we would of heard the whoops of joy from NZ

Both our viewings are a No, the road again. Interestingly I was at a friends tonight and they live in a quiet cul-de-sac. Once everyone is in for the night - there is absolutely nowhere to park and its really dangerous for children - far more so than where we live - at least you can see the cars coming.

Darn it!!!!
