Estate agents! It's their annoying optimism that gets to me - always so bloomin' positive 'Oh it's sure to pick up soon' or 'oh this is just a temporary blip' and yesterday we got 'if you lowered your price buyers would be flocking to you cos buyers love to think they are getting a bargain' so M says 'but I thought you didn't have any buyers on the books?' and there was just a sheepish silence.
So we are not lowering the price right now as we have been there before and it made no difference to anything, but think we may take the house off the market for December so we can market it as 'new on the market' in January.
Pass me some of those pins please...............

The saga drags on...
I went into solicitors today, I have never in my life come accross someone sooooo chilled in my like, he was positively sloath like, anyway the upshot of it is that:
(1) The purchasers solicitor hasn't even recieved the mortgage offer, and he is not prepared to do anything or any searches on the property until he has that.
(2) The purchaser is remortgaging a few properties to raise the deposit for the house, so goodness knows whats going on with all of that...more delays I suspect!
I promptly stood up in the solicitors and said, 'It will be a miracle if I dont give birth to kittens before I get on this plane', and left!
I rang the agents, and the purchaser had just rang them ( convienient) saying that his accountant has now sent off the right information to the mortgage company, and the offer should be made very soon. It is then sent to accountant, then to buyer, then to solicitor...then the searches will start...
What a cock up, can't see us being complete in seven weeks

Oh Jade- what a frustration. Getting an offer is only the beginning, isn't it? I guess once the solicitor has the mortgage offer everything can go ahead? I'm not used to the UK system but hopefully will find out soon how it works - it just sounds like the most complicated way of ever doing anything and guaranteed to raise stress levels.

From what I can gather my solicitor does his bit and then that it. He just waits until the other solicitor does there's!!! Unless they've got a pain in the neck on the books like me:D

More estate agent moans I'm afraid :wah Viewers from yesterday have pulled out of viewing tomorrow cos they think road is too busy for their kids - I would too if I'd been left standing on the doorstep for 10 minutes with inept estate agent who cannae work blinking keys :(
Oh hate this house selling lark and keeping the house tidy with two wee ones is just a nightmare - come on fairy get to work we've got better places to be!!

HO HUM ,90 pages in and not too many sales (if any) yet. Yes I know at the start lots of our wittering was about biscuits but for goodness sake, can't we find any buyers? I am absolutely, completely hacked off.

Spent the weekend power washing everything outside that didn't move - tried to get Sam once or twice too :p Didn't bother with the superglue - I think I'll just get a huge banner of NZ mountains and tack it up to the trees,its the only way I feel like I'll get to see NZ at this rate :(
Wrote an unhappy letter to our estate agents today - made me feel a lot better, left it on the worktop for an hour and then read it again before I sent it just to make sure I really hadn't gone over the top - I felt justified with everything I said so I stuck it in an envelope and walked straight to postbox before I could change my mind :p Recommend anyone with something to say to their agents try the letter approach ... its very relieving!

Very brave Vicki, good idea to re read before posting. I am sure that all of us have said something at some point in our lives and then regretted it. Having said that I am not sure i can put in words what I feel about estate agents at times. (I did once and the post was removed by the admin)

we sold and completed 8 weeks after the first offer. we did reduce, and we bartered. lost a bit but thats life, we have soimething we are desparate to do. hope you all get that magic sale. we were very lucky !!

Not been on for a few days and im laughing now at the amount of posts on this thread , i wouldnt like to start from the beginning.
Got the first letter from estate agent today so weve done the insane thing of viewing property , which we know could end in tears but hey were still going with the 3rd time lucky thing.
My house fairy is still looking strong so what the hell!

After our determination to stay strong on the price we went round to visit our agent yesterday (after 2 sleepless nights) and he showed us all the local stuff on the market and how much everyone else has had to reduce by and the bottom line is that to stay competitive we have had to reduce too.
Now (according to him) we are at a very very competitive price and that should bring in the viewers. He'd better be right as we have now dropped by £35 000! Our next determination is not to take any silly offers, but we really just want to be getting on with the next part of our lives, so how strong we will be when the time comes is another matter.
Posivibes, fairies and magic spells to everyone. Let's hope this will be a selling weekend!!

Vicki - Christmas is a subject we keep trying to avoid. We really don't want to still be here, but what if we are? I can't invite anyone or make any plans yet but the shops are filling with Christmas stuff (for heavens sake it's only September!!!) so the thought does keep popping up. If you would like to PM me with details, I'll phone up your estate agents over the weekend make up a plausible story and ask them to send me any details of houses in your price range - I'll also ask them what properties they recommend - see what they are actually saying.

Hi,
Spoken to estate agents today, and the purchaser has telephoned, he says he is confident that things will start happening next week, and says the mortgage company has all details and will be forwarding onto solicitor. He is really keen, and asked the estate agent how long it should be until they can move in!!!!
So hopefully things will start moving on now!!!!

I called agents to make an appointment for them to come here and discuss a way forward with Paul and I. Wanted to ask things like, "Is the market slow for all?" and "how do they think we should move forward". I really wanted appt for Fri but they couldn't fit us in...I bet they would of been around like a shot if I called them pretending to be someone else and asked them for a valuation. Feeling very hacked off with it all. I think I am going to have to put feelings down in a letter.

Maybe writing a letter would be a good way of getting it off your chest and may make the agents pull their finger out...Vicki wrote to her agents, I don't know if she has had a reply yet??
I would really be ringing them everyday so that when they answer the phone you only have to say hello, and they quote your property back at you. G is ringing ours every other day to chase the other side to try and move ours further, we get the odd sigh now and then, but we're never going to see them again!!!!!
Try and stay positive....I know it must be hard for you all!! I wish you had all sold and we're coming with me...I need some friends!!!!!!!!!!!!!!!!!1:yes

ok, last night I noticed the fairy lurking around my 'under offer' sign:yes , and she said she didn't know your individual addresses, and that she was struggling to reach you all as she is covering the whole UK, so I said I would help her.
She left me a little note, which I have to pass on....
First person to PM me there address and ill send it on, I think if we can keep the fairy going around all of our houses it may bring some luck and make us smile!!!:D

Hi Guys
Just wondering if anyone can help with latest dilemma. I do not think that our agents are working hard enough and want to use another. We signed a contract which states that if we use another agent within 12 weeks we will be charged £300. My question is can we sever the contract by serving some sort of notice period? We could use 2 agents at the same time but they will then charge 3% commission.

Nat - we are using 2 agents and they are both charging us 1.25% (or whichever sells the house will charge that). We started with one but did refuse to sign for a period of longer than 6 weeks with a 2 week notice period. When we wanted to give them 2 weeks notice they said they would be happy for us to sign up one more agent and wouldn't increase the fee. The second agent was asked if they would be prepared to share the agency at the same rate and they agreed. I think they are always prepared to negotiate! It probably depends on what you have signed - do you have a copy of the agreement?

Well - the postman has just been and bought me... a whole load of crappy junk, no job offers, no reply from my estate agents :(
since my letter to them I have heard nothing. not a phone call . nothing. How ignorant is that? I thought it was common business knowledge that you reply to letters:mad:
My seemingly endless stream of job applications (well ok, maybe 5 or 6!) have so far lead to nothing, again just silence - no replies from anyone.
And we've just had to tax my car again. we were so sure we'd be gone by now that last time we only put 6 months on instead of a year, we've now put another 6 months on realising its cost more money in the end but I cannot face putting a year on and imagining still be here next March :eek:
Cannot think of anything else to moan about so I'll go now :o

I think they could tell by the tone of my voice that I wasn't a happy bunny, but now the bunny is even more unhappy. Will post again in a mo and let you know how the conversation went.

Vicki - that is incredibly rude. What kind of contract are you tied into with them? I would make a definite attempt to change agents if it's at all possible. We did the same with car tax and now M is moaning about having to pay another 6 months in December (on both our cars). What else can you do though?
Nat - hope you manage to negotiate something with your agents. We have had no viewings booked since our price dropped but I really do think the market is very very slow at the moment, so they can't send people they don't have. I'm doing a major clean today though, just in case!
Shame we can't all meet up for a drink and a moan (and maybe another drink?). This business is turning me into a potential lush!

It's a day for moaning about agents - I'm thinking about charging mine for all the blooming phone calls we make to them:( Latest is they want us to pay for more advertising - arrggh! Don't know if the market is slow or if I'm just sick of hearing about it. How can you be second top hits on their website but no viewers :confused:
If I were you Nat I'd go down other agent route as I have to say for all my moans about mine if I phoned agent on a Monday to get appointment they'd be round well before Friday. Mondays seem like the worst days cos you've spent all weekend keeping the house tidy for elusive viewers and then nothing :wah And am going off the house selling fairy too :laugh

Karen - how come you have to pay for advertising? Is that the norm in Scotland? I have never heard of that before and our agents put our house in various local papers, on the net etc. for no charge. Do yours charge you less when they sell to compensate for you having to pay for advertising? Sounds weird!!

Yep Barb think so their commission is only 1%. Pretty standard in Scotland that they will use their own websites, property pages etc but any local or national newspaper ads etc you have to pay extra for. Most solicitors up here are estate agents too so have their own websites together like edinburgh solicitors property centre but you still have to pay extra to advertise on it. Fine if your property sells fast with just local adverts not so in our case - ggrrr!

Well we haven't updated you all on our move for a while.
It's been a total NIGHTMARE :no
We were due to move on the 21st September, then the 28th September, then the 5th October and now 19th October...finger crossed.
There are three of us in the chain; a single female (not surprisingly) at the bottom with nothing to sell, a nice family in the middle and us at the top.
The single female (I say politely although that's not what I would really like to call her!!) has recently decided to go off on holiday for two weeks, 13 weeks into the sale!!!
When she left we all agreed to move on the 5th October; she even agreed to leave some money with an uncle, as she has to cover the deposit. Surprise, surprise the uncle has so far been un-contactable; and to add insult to injury we now find out she has not signed a crucial part of her mortgage agreement.
John Masons require two weeks notice; so since we do not know what time she is flying in on the 5th we have had to opt for the 19th in case she cannot be contacted until the 8th Oct.
We are both tearing our hair out…not that Rich has enough to tear out!!!

Nat - is your house on Rightmove and Findaproperty? We have asked our agent so many times if there is something we should do to help the process and all they both say is that our house is absolutely fine and the only problem is that it has insufficient reception rooms for the number of bedrooms (and we know that) but short of adding an extension there is nothing we can do.
I would ask if they have any suggestions for things you can change to make it more saleable (they will probably say it's fine though!!). Maybe price is an issue? I know they are all reducing here by a fair amount, which is a bit sick. The one round the corner from us has dropped by £75 000 now and still isn't sold.
I'd also ask them what they are doing that makes them so busy they can't see you!! Are they selling loads of houses???
I think we should track down that b---dy fairy and get her to do her job properly!!

Barb - just a mad idea... would it be any better if they marketed your house with one less bedroom but plus a study? If your bedrooms outnumber the reception space they are saying you should have perhaps you could turn one bedroom into a study with a desk, bookcase etc (probably with stuff you've already got so you don't need to spend a lot)
If anyone was really wanting that as a bedroom then they know its an option but sometimes unless you present it a certain way people don't realise its viable.
Maybe something to discuss with agents ?

Oh my goodness...........you all have been having a good rant today!!! All sounds perfectly justified though!

Nat-OH MY GOODNESS, sod the phone calls i'd have been down to that estate agents quicker than they could say 'house for sale'...no time to see you????????????They are having a laugh!!!!!!!!!!:mad:
What I would do is study your contract...Im sure they will have not met it somewhere along the line, in which case you can terminate it. My mum has changed agents 3 times now, everytime before the contracts have ended, basically because she was having no viewings and they were not abiding by their side. Maybe if you say you are planning to pull out....and check their reaction, they may just let you go without a charge.
I would ask the following questions:
(1) Why has it come to this?? When I am paying GOOD money for you to sell my house, why is it me that recognises there is a problem and has to instigate this meeting?
(2) Breakdown of communication...I don't feel like I am being kept up to date with how you are marketing and trying to sell my property
Tell them that you both ultimately have the same objective...and so to get to this you think the following things need to happen:
(1) You think it would be good for your agent to keep in contact with the other agent-of the woman who would like your house.
(2) Do we need to discuss price?
(3) Do we need to have the photos retaken?
(4) Do we need to re-word all the advertising material
(5) You think it would be a good idea for them to contact all of the people that have viewed your house, and let them know it is still on the market.
(6) You will be ringing once every week to check on progress, in this conversation you would like to know how many hits your house has had on right move ( they do get these statistics), how many people have taken a brochure, how many people have enquired.
(7) Ask them what is their strongest marketing tool....I suspect the internet....together do you need to re-word the advertisement?
(8) Do they take email addresses of the people that enquire about properties, having a property emailed so they can picture the house.
(9) Ask to see other properties that are being marketed by them,so you know your competition.....
they need to know YOU MEAN BUSINESS...I always find a briefcase works...even if it just has Jammie Dodgers in it!!!:D

Vicki - good idea but we already have a study downstairs, so not worth changing a bedroom around! We have 4 very large bedrooms but only a large lounge/diner and a study and kitchen downstairs whereas most of the houses in our area have a conservatory or family room. But then again they sell for £40 000 more than we are asking! The problem is that we are a bit small downstairs for a family (although loads of families live in MUCH smaller houses than ours!) and both people who are wanting to buy are actually couples with no children. The only other choice for people is to extend and there is plenty of space to do that - which we always point out. M is kicking himself for never having done it (he already owned the house when we married) but not worth trying to do it now!
Anyway - hoping everyone has a more postive month in October!!

Finally plucked up courage (and calmed myself enough) to ring my agents. They have received letter and its been passed on to one of the partners. Lady who normally deals with everything is on holiday this week but the young girl apologised on her behalf for not even acknowledging letter. Girl was quite helpful, says our house is in this weeks paper (its run alternate weeks) and that she sent out a brochure yesterday to new client. She's checking up with all previous viewers eg. doing everything you expect they should be doing! She said they are hoping the market will gain more interest in next few weeks now financial things have calmed down and people are thinking of being in new house for christmas. We'll just have to suck it and see (again) :p

After all this time, their solicitor still has no mortgage offer and won't send for searches until he recieves it.
We haven't moved forward in 7 weeks ...so frustrating
Doubt very much we will complete before we go.
grrrrrrrrrrrrrrrrrrrrrrrr, Gray has gone silent which means he's cross!
can we get a family member to sign on our behalf if we are in NZ??

OMG Jade - how frustrating. Does he say why there is no mortgage offer yet? Can't your solicitor chase them up - or their solicitor? Loads of people sell from overseas so there must be a way round the signing thing. I'm sure loads of people will know how that works, but hope it won't be necessary.

Three viewers over the past week that love the neighborhood and love the house, but are "thinking" about the master bedroom.
Now, it is slightly odd shaped, but it's big, spacious, and it's not like you entertain anyone there. We thought it was kind of funny shaped when we bought it too, but it's something you get used to, and it definitely shouldn't be a deal-breaker.

Barb...our solicitor won't chase, he says its upton the other side to sort out their paperwork. The purchasers solicitor won't chase as he is not technically employed until he gets the mortgage offer. So we have to ring estate agent, who rings purchaser, who rings financial advisor who rings mortgage company, then the financial adviser rings purchaser, he then rings estate agent, and we are at the bottom of the pile!!!!!!!!!!
All this fuss, and their is no chain involved at either end!!!!!!!!!!!!!1

J xxWow. Seems like things are very complex in the UK compared to here. Most RE buyers agents here won't even work with a buyer unless they have been pre-approved for a mortgage.

Jade - I agree, this country's mode of property selling is absolutely mad and I am dreading the nightmares that are going to follow once we get an offer.But I would LOVE to get a viable offer (fairies please note).
I do hope they get it gets sorted for you soon!

Jade - that absolutely stinks but it doesn't surprise me one bit. This country is pants when it comes to selling etc. It doesn't have to be this stressful surely?
