We had all these problems and more, but our solicitor was happy to chase and nag and try to move things on - could you change solicitors? I really empathise with your frustration, I thought I was going to turn inside out with the feelings of helplessness and frustration. I wanted to fly back to England and chain myself to my buyers' mortgage lenders and solicitors until they agreed to get it sorted just to get rid of me. (I didn't in the end - phew). The fact is, none of those people really CARE how urgent it is for you, they could sort it in 10 minutes sometimes, but it's at the bottom of a pile of paperwork and they're not actually bothered that someone is actually exploding with desperation somewhere. GRRRRRR, I'm getting worked up just remembering that time....
Anyway, we did it all from here, the solicitors emailed us the scanned documents, we printed them and signed them round at a local solicitors here and then sent them back. The whole thing takes 5 days. After all, it wasn't US holding up the sale!!!

Thanks for kind wishes everyone..SamB I have the same emotions...G ( hubby) is very quiet at the minute and really hacked off so I am trying to be the supportive 'upbeat' wife...'It's ok, if it's meant to be it's meant to be...it will happen when it happens...no point woryying over something we can't change...'etc etc etc...BUT I am seething also...hate not being in control of situations like these.
I wouldn't mind, but the purchaser is REALLY keen and wants to get in asap...but we're just worried that all of this messing around may put him off. The estate agents keep reassuring us that it will be fine, and it will go through, she says he will have spent a considerable amount of money already towards the process...including the survey, and the fees involved in remortgaging 2 other properties, plus whatever he is paying the financial advisor...but I think a few grand is nothing compared to saving on the cost of the house!...especially when he wasn't really 'seriously' looking when he came to view, they just happened to fall in love with it...
aghhhh...sorry to ramble, it probably makes no sense! Going to research about transferring power of attorney to my mum.....do I sound like I know what Im talking about?? Because I don't!:p ...oh well, I soon will do, Ill get it sorted...where there's a will there's a way.
The estate agent now knows Grahams voice, and the solicitor!

Is the fairy working her way from north to south or can she do the country zig-zag style? I would like to have her fairly soon if that's ok with you guys??
We are just discussing whether we should book to go to Florida (to visit M's daughter and family) for Christmas as we can't imagine that we won't be here still. Maybe if we pay out the money for the air fare it would tempt fate into sending us a quick buyer who wants to move in before then? Maybe worth losing the money for!!

First viewing tomorrow. Strange situation as we live in a cul-de-sac of 7houses all, 4 one side 3 the other linked over car ports. One of the neighbours opposite is also up for sale and the viewer is seeing us at 11am and them at noon.
Our houses are both 4 years old and the same house but theirs is on the end and next to the alley that leads to the pub, ours is mid block over the quieter side of the cul-de-sac. They have a double garage and a north facing garden, we have a single garage, conservatory and a south facing garden. Ours is more contemporary in decor theirs is more traditional. Ours is on £5,000 less than theirs.
It will be very interesting as we get on as neighbours, in fact she is having a hip op in a couple of weeks and we have agreed to show viewers round for each other if she can't get up the stairs and I can't get off work.

Good Luck Perksy...it is a bit unnerving when the viewers are going to your neighbours, especially if you get on well. We are semi detached and our adjoining neighbour is up for sale, our purchasers went to view ours, then next door, then went up the road and viewed 2 more. I was constantly posting all the time on this thread....I was so desperate for a sale, and it was such a nightmare watching them walk back and forth up the street to their viewings...we got an offer in the end though!!!
Your house sounds really nice, just what people are going for, modern, south facing garden and quite....good luck and let us know how it goes!!!

Kim, you sound just like me with the comparison with...my hubby and I spent countless hours going through what our house is like compared to the others...you'll probably find in a couple of weeks it will drive you bonkers!!!

I'm living in Great Leighs, Essex. For anyone that knows Essex it is between Chelmsford and Braintree.
Trying not to get my hopes up (first viewing and all) but the woman who viewed this morning was very positive. Lost track of the 'wows' and 'its beautiful'. The agent has phoned to say she wants to come back again tomorrow with her husband. Only problem is she is also having a second viewing at my neighbours - I might have to resort to a bit of sabotage under the cover of darkness!!!
Agent has also phoned to book another viewing in tomorrow. It is with someone who is only living up the road with her other half in rented accommodation. He has now managed to sell his house so they now have the money to buy, want to stay in this village and want to move fairly quick. Neither of us will be in a chain so it could work out great for all concerned - here's hoping!! As we need to move into rented accommodation maybe we could do a swap!
Great news Jade re the solicitors - I'll all light a sparkler in your honour.

Have to say from a personal point of view am finding this house selling process really hard. Well I had meeting with agents on Friday. Paul got stuck at work so I had to go on my own. I had loads ready to say and I am really cross with myself as I didn't "have a go" as I had planned. I feel a real wimp, but at the moment I just don't feel that I have got any umph left in me. :(
My agents tell me that the market has been dire but it is picking up again, although house prices have reduced or stabilised. We have to look at reducing price by £10k and they are going to re-jig photos again. A common comment about our home is the street. It is Victorian and narrow. Not many houses have off road parking so it does look a little tight to drive down at night/weekends when everyone is home. We do have off road parking for 3 cars and we can't do anything about the road.
I have just booked another valuation with another agent for Monday. Be interesting to see what he says.
Well we have no viewings booked, has anyone else? Also they promised sunshine today, who's got it because we have none? :wah

I think we should sack that fairy and get someone else in. We have absolutely no viewings booked despite agents telling us that the latest drop in price makes us an absolute bargain that no-one could refuse. I really don't believe there are any people out there looking for houses. I don't think it is just the Scottish market Sal & Karen - it seems to be countrywide.
It will be very interesting to see what valuation you get Nat! We are thinking of taking the house off the market for December and then getting fresh valuations in January. That will involve getting the HIP, but our agent reckons that buyers will be expecting one from every house by the new year anyway.
Any suggestions for a fairy replacement?

Karen, our contract stated we needed to give 28 days notice. I just phoned our agent on Monday, after listening to his normal spiel about how things were going to get better, but he didn't know what else to do (sorry?!), gave him a sob story about how I really wanted to be home for Christmas as my whole family is gathering in the one place for us (only a little exaggerated! :roll ). He said we have your house in the paper on Wednesday, but I'd be happy to let you out on Friday afternoon, provided we don't have any enquiries. On with new agent by Friday - job done! The new agent's photos are better & he seems to be a lot more proactive so here's hoping.
Just check carefully how your contract is worded - as you could end up paying two lots of commission :( . I got my boss (a solicitor :nice1 ) to check mine. Feel free to PM me if you like.

We just went out for walk and came back to find message on answerphone from our agents. They had a call from the people in Wiltshire who liked our house and they said they still absolutely definitely intend to make an offer but theirs is still not sold - and we mustn't think they have changed their minds. That's good news at least - so now can we send the fairy/witch whatever to Wiltshire. Don't know where so just a general spell over the whole county should do it!

Had another valuation today and it doesn't look good. To sell very quickly we need to market at £35k less and to be realistic and hold out for a while £20k less. Apparently the market is not moving at all. Interest rates/Northern Rock/wrong time of year are all factors. Not sure the fairy has got enough dust left :no

Oh dear Nat - that isn't so good but basically the same as our agents have told us. We have now dropped by £35 000 which really hurts!
Good news is that we have a viewing at 5pm - I've only just got the phone call, house is a mess, so here goes me dashing around with dusters. Not sure I'll manage to get the leaves off the lawn in time - as soon as we pick a load up another load appear.
I need the fairy for the afternoon please!!

Hi to the woodies. I would say sell house first. Wish we had before starting on this process. Would of gladly gone into cramped rented accommodation. We have done this whole process the wrong way around. Wasn't banking on this house selling lark being such a pain. Here's hoping it gets less painful soon. ;)

Just had call from agents to say the people coming this afternoon suddenly realised they had already seen our house through the other agent. The name meant nothing to me but it's quite possible. I have just spent the best part of 2 hours polishing, sweeping leaves and all that rubbish when I could have just been chillin' with a book.
So - back to square one. No viewers - apparently the interested people in Wiltshire haven't even had any viewings, so we're possibly in for a long cold winter.
Did you agree to lower your price Nat? By the way - very good news about the job for Paul!
Welcome Woodies. I know someone else on this forum who I advised to sell house first and they sold it in the first day and are now in a bit of a bind without PR (going on a parent sponsorship like us) so I'm keeping my mouth shut. Good luck whichever way you decide to play it!

No news this end am afraid think fairy bit knackered!! We just keep getting same feedback from agents about slow market and nothing moving in our price range. I do wonder where those folks selling flats and smaller houses are moving on to though?! I hear you Nat we nearly put house on the market in March this year but decided it was too much hassle without job offer - if I only I knew then....

Hi Woodies,
I know its hard juggling family and house sales... we are a family of 7 with children aged between 3 some in the middle and the older teenagers (one of which wasn't going to come to NZ and has just changed his mind!)
The thought of us all in a rental is not a pleasant one not to mention moving and packing twice over, however thats what we are going to do!
We don't know how long the house will take to sell and don't want to be in the position of being ready to go and the house sale hold us up. We dont have the financial back up to come to NZ without the house being sold(too many mouths to feed:D )
Also if David gets a job offer before we are ready to go we figured that if the house was sold he could go out sooner and we could follow.
Its all down to individual choice and circumstances... thats our plan, sounds good in theory but who knows!:laugh
Also, we have made a family decission that if we dont get in to NZ we wouldn't stay in this area so I guess that helps too.

Well we've no real positive news but I'll give you my updates...
nothing from our agents, not a phone call (can't really expect a letter at the moment) so they have really pissed me off for not replying to my letter by now - thats just not good business manners.
Anyway, by coincidence I got a phone call today from very nice lady at another estate agents (that we got to value when we first went on market) we didn't go with them as they gave lower value (but higher than we've now ended up reducing to) and their fees were quite a lot higher. In hindsight I now believe they are much better at marketing AND they use rightmove (which is my main problem and reason for letter to existing agents). She was just ringing to see how we're doing etc but she did tell me something I didn't know and I wonder if anyone else on here might like to know..
I said we are almost at end of 6mth tie-in period with current agents but we probably won't consider changing estate agents until end of year when we'd be due to get HIPS done anyway - she said as long as there is no gap in marketing of the property then you can change agents without having to have a HIPS done (if you were originally on the market before they bought it it)
so I think in 3wks time we'll be changing agents and see if we get any more luck with new ones. (their brochures do look a lot nicer, better website etc - isn't hindsight a wonderful thing!)

Jade - don't know what to do with regard to price. Paul doesn't wany to reduce and I'm not sure. The grim reality is that we need a certain amount or we cannot afford to make the move. Another worry is that once the price is lowered it cannot go back up. I would hate to lower it and then in Jan/Feb the market picks back up and we could of got more.:wah
I'm fed up of this. I want to be a child again so I don't have to make decisions.
Barb - how bl**** frustrating. I'm having a good look for that fairy, those virtual chocs sound great.

My gut feeling is not to reduce...when you are pushed into a corner, its easy to get lulled into thinking 'lets drop,lets drop', but ultimately if you need a certain amount of money...and reducing the house will leave you 'on the verge or below your limit'...you wouldn't want to sell your house anyway...I would wait it out.....remember your agents want to sell it regardless of the cost....it will only make a couple of hundred pounds difference to them...whereas it will make thousands of pounds, and potentially a huge regret/sacrifice if you reduce so much. I know your desperate to sell it...BUT that isnot a good state of mind to be in when you are making such HUGE decisions that could effect the way you live the rest of your life!!...literally it could be the difference between a small/large mortgage or no mortgage in NZ at all........I'm sure you know all of this!! We have been there and went through this stage, G was ringing around all of these companies that we're offering £230,000 for our house that was on the market for 296,000...G was saying he'd take £250,000.............we we're getting desperate...or G was, I stuck to my guns, stayed strong, and believed it would happen, and it HOPEFULLY has, at £270,000.
I am in Pauls camp on this one certainly for the time being.........Sorry!!!!

Nat - we have sort of thought that if we don't get a sale by end of Nov (hardly likely) we may take off the market for December and then re-look at price in January, possibly putting it back up if the market is looking better. It's a really tough one - I didn't want to reduce last time but Mikey did. So far it hasn't changed a thing and we still don't have viewings, just the people who still want it are now going to get a better bargain than they thought!
Jade - bet you are glad to be out of this. Not long now for you!! Are you all packed and have you decided which shoes you are taking (what ALL of them???)
Vicki - great news about changing agents. Extra marketing and exposure on Rightmove should make a heck of a difference.

We *just* put our house on the market. Sign is in the front yard. (Breathe in, breathe out, breath in ...) The market in the States is very tough right now and there is a lot for sale in our neighborhood, so here's hoping for the best ...

Hi Shana. Welcome to the madness! I believe the market in the States is in a bad way - my step daughter in Florida has been on the market over a year. Where are you living? Hope it all works out for you really quickly - otherwise the fairy is going to have to do some trans- Atlantic rowing. (between you and me she doesn't do a great job anyway!!)

David decorationg hallway next weekend to give a good first impression, I'm taking the kids away so hopefully we wont have little ones wondering around with gloss on them for weeks to come:laugh

Just reading through the latest frustrations on this site, surely house selling shouldn't be this much of a chore and so disheartening. We only went on the market last week and first viewing seemed really enthusiastic and wanted to come back the following to us and the neighbours. Even more enthusiastic the second time round.
Estate agent rang today to say he had had some feedback. Of all the houses she saw she like ours the best and preferred it over the neighbours (no late night sabotage required). However she is not convinced that the area isn't too far out from London for them. Told the agent they were considering putting an offer in but £20,000 under asking price!!. He has told them there is no point as it is far too low but she has asked to be kept updated as she hasn't ruled us out.
Feel really drained with everything at the moment, I can only imagine how some of you must be feeling. I have work metings up north tomorrow and Thursday and going to enjoy the solitude of a night in a hotel with a meal cooked for me and a glass or two of wine and nothing related to emigrating!
Good luck all of you - and fairy - if you're reading buck up your ideas or your days are numbered.

Barb....I wish I was out of it...still feel like it could fall through until the contracts are exchanged, we haven't heard anything since! I am surprisingly calm...............very strange...I don't know what has come over me!! Must be something to do with the fact that all shoes are coming with me!!

Jade - I have just read your message about not reducing. So glad we didn't. I needed to call them by 12pm today but forgot! Paul didn't want to anyway. I told them the property needed to be marketed better first anyway. Will be looking at rightmove in a mo to see if they have changed description.
Barb - How many pairs has Jade got then?

Perksy - where in the UK are you? I believe some areas are much better than others and I hope you are in one.
Who else is fed up with all the prophets of doom on the TV going on about economic slow downs and rising interest rates? There was talk once of us starting a rumour that house prices are going UP - where do we begin??? We need to get these houses shifted now.

Here is our plan - if we reduce now and force a sale - buyers will want to be in for Xmas.
We will then be in UK in rented or with family (the latter does not bear thinking about).
OR
We will be in NZ - knowing no-one, no jobs (Dec/Jan shut down / slow down)and child with no school (see comment on shut / slow down) hence no friends, at THE most emotive time of the year. Possessions will be holidaying on or around the equater, so basically will be quite miserable.
NEW PLAN therefore, see out Xmas here - then drop price in March ready for next hot selling period.
Waddaya think?

It's difficult for people still in the UK to imagine the NZ Christmas Period Shutdown but believe me it's real !
Job vacancies start to pick up again after January too.
