Been told by estate agents that 1 in 4 fall through. So the searches are done the surveyors have been in and now their buyers have pulled out!!!!hhmmmpppfffffff. Thats 3 times , 3 seperate buyers all at the same stage. It seems we have no problems getting people to buy our house just problems it completing. Its been a very bad weekend for us so its time to dig into that british resolve and start over again , this time though we have told the estate agent not to remove our house from their listings till a sale goes through as it seems we have lost more time in selling through people that cant complete.
Just gonna get out my biggest hammer and bludgeon that devil masquerading as a house selling fairy!

Karen, keep your chin up...you'll probably find you are woryying unnecessarily...and you NAt!! I am sure they will wait for them both, may just need to know for budgeting purposes, I think if you are honest all the way through and explain the situation they will wait.

Welcome Lindsey! How long have you been on the market?

Karen - a 20 minute viewing is a very positive thing. We've had some 5 minute ones and you just know they aren't at all interested and the agent has pursuaded them to come by (one even told us it was way over their price range but the agent told them to come anyway!) But a viewer with some cash would be a better option for all of us!

Kellys - that is SOOOOOOOo frustrating but agree about not taking it off the market. Good luck for the next time around.

Nat - keep smiling and hope things come right very soon.

Jade - I will be watching with interest for your celebratory posting tomorrow. Have everything crossed for you.

We only went on the Market on Friday, had one offer, too low, 1 second viewing so maybe word may come tomorrow on that. Accidentley turned someone away today, mix up in the times & the OH said no your due at 4.30 & sent them packing :uhoh

Duncan had really good phone call with employers tonight and they were dead supportive - even quoting back Northern Rock stuff to us so they know the situation we are all in. Kept saying that he is the one for the job so they will wait. Upshot is that they think they can mange till end of January which takes a bit of pressure off :D
We're going to lower the price and push new price to those folks who have shown interest. Scottish market is different in that if you've got property on at a fixed price that's it's value really so dropping is unusual but think we have to do it to get things moving. Have to say that after all the nasty things I've said about estate agents our's has been really helpful and honest :confused: Unusual I know but can't fault him at the minute.

Have posted the fairy on to the next in line with a wee token for luck from Scotland

Excellent news Karen. Hope the price drop does the trick.

Our viewer from Saturday has reported back that she is very interested and the only downside to our house is that the garage is a bit small (for goodness sake!) but she may come back in 10 days or so with her ex husband who is a surveyor. I'll still be more interested if she sells her country pile first!

Hope you get the email you want Nat and still got everything crossed for you Jade.

Hi all,

Well, had a call from the estate agent today, the purchaser went to his solicitors today with a cheque for the full amount:raebanana :raebanana
It will take until Friday to clear, and he has signed the contract but because we haven't yet exchanged he can still pull out. So, the plan is to exchange and complete on the same day!!!!!!!!!not stressful at all then!! So its game on!

I cried when G rang today to let me know, I was happy and sad at the same time...does that make sense?!?

Bed is dismantled now, and master bedroom looks blinking huuugggeeee...their getting a bargain!!!!

Been very emotional today....crying one minute, laughing hysterically the next...oh my goodness, I hate goodbye's...what am I doing?????

fairy I believe is on way to me but not arrived yet - she seems awfully slow - maybe we should sack her and get a new one like I did with my agents :)

New ones came on friday to photograph, had it on rightmove by saturday (all be it with a few spelling errors) and their sign went up today in place of useless agents one:) :)

I think the new photos are MUCH better - anyone that saw old details and wants to cast their eye over new ones - send me a PM, they are ON RIGHTMOVE!!!! (useless useless useless old agents still didn't get it listed on there)

meanwhile new job going very well and I'm busy arranging a spooky halloween party at home!

Container arrived yesterday, not in Auckland and not on the ship that it left on 4 weeks ago but it is in NZ somewhere. just need to get things sorted in UK so we can buy the dream home that Kim has found, dream apart from the fact it is another 30 mins north of Auckland. Then we can actually see what is in the container and find all our stuff.

I read an article in The Sunday Times property section last weekend about how the most desirable properties in London at the moment are properties that have been flats in the past and have been turned back into houses...
Some people are making huge profits on doing exactly that - their buyers are happy that they don't have to wait for all the flats to come up for sale and then do the renovation work.

Also, my sister had the same waiting game with her buyer and the strange money availability thing... It all went through eventually, not without many tears from all the people in her chain though.

Try to keep thinking positive thoughts.

The container is in NZ just not in Auckland yet but should be by tomorrow. it is then going to be unloaded, checkde by maf and put into bonded storage until we have somewhere to deliver it to.

I must say I am missing my knifes, my bed and some clothes but apart from that I don't need anything from the container yet.

The house we are going to look at on Saturday is close to Orewa

I like to cook and in my rental I only had 6 steak knives, not brilliant for preparing meat or veg. OH would not let me go out and spend a fortune on new knifes when I have a good set in the container so I have had to survive with just one.

Sorry you find this thread depressing. I have to admit I too get down about no selling but reading the posts helps me feel I am not alone. I do however frequently have rather nasty thoughts about my agents. The Boss phoned me and left message on Monday to "touch base". I called them back Tuesday, Boss was out and he still hasn't phoned me back. I am not going to bother chasing him again. I would of thought with the market being slow he would have plenty of time to call me :uhoh

Not a criticism of the people on this thread it's great to hear when things are going well but like you I'm in limbo land.

Got a call about a viewer wanting a second viewing at the weekend. Thought it odd as hadn't had a viewer recently, then realised it wasn't my estate agent and he was supposed to be ringing my neighbour!!! He had my details on file from a valuation and got confused.

My agent got short shrift as our houses are identical and the last viewers that came to both preferred ours to theirs but they seem to have them streaming in and we're getting nothing - and they are priced higher!! I will be patient 'til Christmas but cum new year and he'll see a not so pleasant side of me.

Well here's interesting!!!!!!

The house over the road - which is detached and priced higher than ours has just sold. They switched their estate agents about 4 months ago and its been for sale much longer than ours.

Any how, their estate agents rang us yesterday to say they had noticed ours was for sale and did we remember they had quoted for us. We said Yes but went with others due to better positioning of shop frontage, etc

They have said they believe they have people who would be interested in ours and are coming on Sat 17th to chat and discuss further.

We'll see what happens - but can this be true - is this really a proactive estate agent or are we so fed up we are delusional???? :uhoh

That's incredible, how do the agents decide on fees for that one? If the viewers are interested, why did they not go through your agent in the first place?

Sounds good to me, we had a ring from an agent a couple of weeks ago, who we didn't go with and they said we had someone who is interested....my initial thought was, 'if you are interested in my property, why aren't you going to the agent that it is up for sale with?'....maybe I am a cynic!!

Lots of interesting developments here then. We haven't had any other agents actually phone us but get lots of personally delivered notes through the door saying they have an interested party but we always think 'well if they are interested why don't they go to the agents we are with then?' but who knows? The house across the road from us has changed agency 4 times and dropped the price by £75 000 and still isn't sold, so I tend to think anyone who is interested would go to the agent you are with.

Dee - I guess it's the agent who is coming to talk to you and not the potentially interested people? They are going to pursuade you to change agency I would think.

Perksy - I would be getting very fed up with your agency too!

Enginurse - I do hope the price drop helps to get some viewers!

Lets hope for a positive weekend for all of us. Ha ha.

Well, I hardly dare to write it (would have started a new thread if I thought this was definitely the end of the saga), but it appears that we have a completion date! (I am shaking as I'm writing 'completion', surely I'm jinxing the whole thing now?)

Anyway, hopefully, next Wednesday it will all be over. We're selling to our upstairs neighbour, and thought 'piece of cake.' She told us basically she wants the flat in January, we agreed on a price in May, and then, a week before the movers came in, she started to talk about the price, and wanting to reduce it, etc.

Then she went on holiday for two weeks, and then her lawyers kept coming back to us with questions that actually, she would have been more able to answer (she's been living in the house much longer than we have), and then they didn't get mail, and this and that, and of course by now, we have actually all left the country and are staying with my mum in Germany.

So, even though I am not holding my breath, everthing seems to be signed and ready to go, and I'm carefully optimistic...

We actually got an offer yesterday, $339,000 (house is listed at $375,000). We made a counter offer for $360,000 and then they countered our counteroffer for $343,000. (Kind of insulting, really, but then again it is a buyer's market right now)

After talking it over we've decided to hold our ground at $360,000 for now because the house has only been on the market for three weeks, our realtor has neighborhood comps to show that is a reasonable price, and we're not set to make the NZ move until April. So now we're just waiting to see if the offerors will walk away.

It seems like a good decision on paper, but I'm terrified that this buyer will disappear and we'll be looking back in 6 months and wondering why the heck we didn't get out while we could ... the real estate market really is a wild ride, isn't it?

I posted back on pg 117 & have bee reading all your posts since, what a pain house selling is, can't beieve some of what Ive read.
I have been very lucky & we sold within 5 days on the market for the full asking price, I might add this is only because our house suits 1st time buyers, there's nothing to be done in it, the kitchen is massive & where we are there is a shortage of houses like ours. I really an't believe our luck, it's about time I had some.
Also our EOI has been successful today so ITA is on it's way so ths week couldn't get any better for us.

I'm hoping now my good luck will rub off via the web to all of you :raebanana

Brave Shana, but I know how you feel. We turned down an offer about 2 months ago and still wonder if we should have taken it, but it really was too low for us to feel happy about and if we had taken it we would probably have regretted it.

Hi,

Well, this is our third week on the market, and no viewers as yet.
We are hoping to travel to NZ in November, so we are not panicking at the moment, as people keep saying 'we've loads of time'...I seem to be the only one that thinks its only 20 weeks away!!

Are we being realistic thinking we should get sold/packed up for November?
