I haven't signed on for ages due to a trip to NZ and am sorry to see the same regulars going through the same house selling stresses. I had a viewing and a full price offer today and am desperately trying not to get my hopes up as I know from reading this blog over the few months how things can take a turn. I have my fingers crossed for you all. You must be so glad it's behind you Jade.

Congrats Kim...I know what you mean about not getting your hopes up...but an offer is a really good position to be in and at the very least shows there is interest and your house is priced right...what position are the purchasers in??

I am glad its behind me....but feel a bit guilty at times aswell...especially when on this thread!

Thanks everyone - if things do look like staying on track I wil pass the fairy your way. The buyers have an offer in on their house but it is a low and unacceptable one. They are just in the process of changing agents and apparently my agent and their agent are now going to join forces to market their home to get the offer up and the move happening. Positive co-operation like that all sounds a bit too good to be true to me but then living in England has turned me very cynical. Here's hoping I'm wrong.

OMG ... we've just had a viewer (first one since November)
House was a tip, hubbie away - just me and 3 kids and lots of mess:o
Plus we've been getting ready to paint a few walls so there's lots of filled white cracks and holes looking nice and obvious - aaargh!

Got one hours notice so got washing up and hoovering done, all laundry moved (we had clothes everywhere) and then they arrived. Now I am completely useless at reading between the lines but up front they seemed to really like the house. They did mention the road noise at back but kept talking themselves out of it - saying it must be better when road not wet, leaves are on our trees, etc etc. But this has been the thing thats put everyone else off so far so I know its a major sticking point for buyers.

They loved the house, size of rooms etc and he was sat on our sofa planning a plasma screen over the fireplace! she kept saying she really liked it. How do I know.... How do I keep sane until I hear back..... but....also... :D best thing... they are currently in rented so would be ready to move asap.
Trying to keep myself from bouncing around room :o i know this could end horribly in a phone call tomorrow but for now I'm having a good moment!

Please send all available posivibes to Lancashire. We REALLY need them over next few days. They said they had a couple more to see tomorrow (is this a standard thing to say perhaps or maybe they really do?!) but might pop back later in week with children.


on a side note - we are entertaining our friends tomorrow night as they emmigrate to Oz next weekend. I'm so positive and upbeat at the moment its unbelieveable! (following my sobbing stage when they booked their flights:o )

Our last view was November too. Had my husband go and check the agebts to see how prominent our details are in there........ok apparently.

Last week our town was named by The Telegraph as one of the top 10 places to live in the UK. I don't know what they base it on but if it gets people looking in our town then I'm all for it. Just clutching at straws really.

Is there any chance of the magic fairy crossing the English Channel and onto French soil... we're keen to get our farmhouse sold, so that we can get on with moving to NZ... living with Parents at the moment and at times is beginning to take it's toll :mad:

I think the fairy has sprinkled her dust my way as well..... I knew that our house had completed, but thought we were weeks away from getting any money (the conveyancer advised 7-10 working days!!!)

Imagine my surprise when I checked our UK bank balance this morning.... and found it £36k in credit :clap That's a first!

Now to transfer some to NZ - and that is an ongoing saga if ever there was one!

Well we received a letter yesterday from the estate agents informing us that they have ceased trading. It all becomes clear now , with no viewings etc.. New estate agents came round and the property is going back on the market, so fingers crossed.

Sorry to hear your problems Woolfie, we haven't had any closing in our area, but quite a few have reduced their staff numbers. Lets hope a new agent gives you renewed enthusiasm.

The estate agent was set up by 2 ladies, unfortunately one died before xmas. It appears that the other lady has decided that she can't take the business forward. So sad. The new estate agent sent round the girls from the office today, so they can get a feel for the house that they are selling. Not a bad idea i thought.
They also indicated that the market in cheshire isn't slowing as much as is being stated by the press for the nation, and that houses are generally being priced more realistically to attract buyers. Do hope so!!!

Our viewers from Saturday have apparently narrowed it down to choice of 3 houses - and we are one!! So they are coming back for 2nd visit today at 5.30. But.. They want to come at peak time and see about noise from road:uhoh

well I cannot do anything about it so I shouldn't worry about it eh?!

House tidy, breadmaker on, kids playing in the playroom ... bring em on...

(this is the first time we've had someone back for a 2nd viewing :clap )

The last house we sold was on a busy main road and it is so annoying when they seem quite surprised by it, surely if they do any kind of research they can see its a main road! I've never viewed a house without at least doing a 'drive by' :confused:

anyway viewers have been and gone- only here 15mins (but were here 45 mins on sunday) they bought two of their kids with them as well. I just left them to it as I'd already showed them round the other day. She kept saying she really likes it but he was very quiet:confused:

Hopefully we'll hear something soon either way as I hate this - my stomach is churning I'm so anxious:o

Nat - do you mean streaking as in bare nuddy no clothes streaking? I reckon that would stop the traffic alright.

I know about the nerves thing Vicki - we have been like that for 2 weeks now with the guy who offered on our house, and negotiations are still going on. He is sending a structural engineer on Friday to see if his extensions are possible, and we still don't think he will pay a decent price anyway.

Group scream anyone??

oooooooooo...Vicki, I think that sounds quite positive...our people that bought our house were only there 10 mins on second viewing...and the wife didn't speak much at all....he was probably trying to take everything in! Let us know how you get on!

It's for Wolfie, and it's for me.
We had a couple round last weekend - 3 times in all, put an offer to us - we accepted it. Went to work Monday morning, expected them to phone with the formal offer - but nothing:wah
My colleague called them in the afternoon and left a message.
I got a call Tuesday morning to say that they "really liked the house, they have their finances in place........... but want to take a few days to see what else is on the market as ours is the only house they have looked at":wah
It is so frustrating because as an estate agent, I would advise any of my clients to see more than one property, but..... as a seller I want to say no, this is the house for you!!!
It put me on a real downer. It's my oh's birthday on Tuesday, and He doesn't want to do anything special as he is on a real downer about it:(
The only positive thing I have to keep telling myself is that it is best they look now and not when we are half way through the sale and they see something then and pull out. I have had a look on right move website and can't really see anything in the area that could be a possible, but then I suppose I am biased toward our little house:yes
Hopefully we will know by the weekend, and if they do say yes, it will put Karl in a better mood, and we can celebrate His birthday with friends instead of at home in front of the telly!!!!

We all need a holiday i think... To get away from it all. Anybody got a suggestion of where to go.... (me thinks we all have the same destination in mind)

The talk of fairies has got me to thinking, that if i dress up me kids and get them to run round the house shaking their wands , will it help???? And if it did would anybody want to borrow one.

Our flat in Woodford (outskirts of London/Essex) is on the market at the moment; has been for about 3 weeks.

The agent valued it at £222k after we said that we wanted a quick sale (and another couple of agents confirmed the valuation) so we put it up at £220k to see if we got any bites. Nothing in 10 days so now down to £210k and we've had quite a few viewers over the last week or so. Fingers crossed more will come along over the weekend.

There are 2 other flats in our block on the market and ours is definitely the best finished of the lot with the best views too. And now is £12k cheaper than the others so hopefully they'll buy ours instead of one of the others!

The last person to view liked the flat but didn't like the £1k management charge - wanted to point out that at £12k below the valuation he was, in effect, getting 12 years free!

Arrghh; the viewer that was meant to be having a look around today pulled out a couple of hours before he was due to come for "personal reasons".

I wouldn't mind too much but we've had 3 people do this now and it is quite time consuming tidying the flat up when you have two 3 month old babies to look after as well!

I just wish people would keep their appointments or cancel before the day.

It is getting quite stressful now as we have to leave in the middle of March and can't afford to keep paying the mortgage on the flat as well as pay rent in NZ.

So sorry that happened again James. How frustratiing!

Feeling really fed up today folks. Most of the time I just get on with it but today I feel really hacked off. 2 people apparently want our house but haven't sold. We still have had only one viewer since August. How rubbish is that? We have lowered the price too. I just want something to happen. I never thought it would be this difficult.

Now, we could change agents but where does that leave us if these two people get a buyer? Having to pay the original agent and advertising costs to the other? I am really in the mood to be very aggressive selling wise, maybe use all the agents and they can all have a go, goodness knows how much commission that will be though :roll

Really hoping we all sell SOON, are you listening Mrs Fairy?:wah

our agents have told me they think our last viewer is a bit of a dipstick - apparently he's viewed loads of properties on with them, she reckons he does want to buy but is out for a steal so even if he did offer on ours it would be way off mark. Feel better knowing but was SOOOOOO hoping we'd get an offer. Also he's said the road is too noisy:wah

We have spent a week waiting for our potential buyer to make a decision about paying a reasonable price (and we were prepared to drop a lot!). He had a surveyor round here this morning to look at the potential for expanding the kitchen and we got a message on the phone tonight from our agent saying it's bad news. We'll have to wait until tomorrow to find out why but there are two people close to screaming pitch here! Everyone is looking for a bargain and thinking they can do you down - and we have to be there by May and have no idea what we are going to do if we haven't sold.

There are so many of us in the same boat, and I guess that's the only consolation here!

Ah well - let's all have a good weekend.

Paul & I are doing loads of figure thrashing tonight trying to work out worse case scenarios etc. I know what you mean about people expecting bargains. Was talking to someone today who works in the industry and they said it really is a buyers market.

Well -apparently our potentials decided it would cost too much to extend. Our agent now says that if we really want to sell we need to think about reducing the price again and we have already reduced by £35 000. I've been looking at new listings on Right Move and it looks to me like houses that were listing in the £400 000's last year are now in the £360 000 range, so maybe we are going to have to drop again to keep us competitive. It is a total BUMMER!!!

Really sympathsize and wish I could offer some wise words. The market seems so varied; we've had quotes with £120,000 range!! How can that be? Although we do realise the higher ones are silly prices, yet an estate agent seems to think its right...we're hoping to sell to friends but its proving very hard to agree on a price!

Carey, if you want to maybe pm me with more details about your house - were it is, the street, how many beds etc, I can take a look at what similar properties in your area have actually sold for recently.

B, once those £360k are selling, then the equivelant new stock can possibly creep up a little but only by maybe £5k or so

We all have to deel with dipsticks in this game, but unfortunately, if He waits long enough, He will get the bargain He's after!!

We went out looking at some of the new listings today (only from the outside, of course) but realise that the competition is very, very fierce, so have reluctantly reduced the price again!! Our agents assure us that it will make all the difference - all though I think they said that last time.

It is amazing what differences they quote in valuations and I think we were being over trusting in the first place. Basically the house is only worth what someone will pay - so hoping we may now get some serious viewings.

Got an offer on the flat today! It isn't as high as we wanted but we've accepted it; although we won't take the flat off the market until their mortgage is approved.

The good news is that they are first time buyers and so there isn't any chain or hassle for either of us.

I'm also 100% sure that the sudden rush of viewers and the subsequent offer may have something to do with us telling the agent on Saturday that we were going to take the flat off the market at the beginning of Feb and rent it out if it didn't sell over the weekend. This took us from zero planned viewings on Saturday morning to 3 couples coming and looking at it over the weekend, plus the eventual buyers who looked on Saturday and came back on Sunday for a second viewing!

Anyway; got my fingers crossed that their mortgage gets approved (the agent is dealing with it and doesn't foresee any problems) and also fingers crossed that the selling process goes nice and smoothly.
