Well folks, we have SOLD! No chain so we hope to complete end of March. All of a sudden there seems to be a million things to do............

My head is spinning at the moment. I have accomplished so much today. Still wondering how it will all come together at the end.
We are buying the house from the people who are buying ours hence no chain. Theirs is a 2 bed and we will get tenants in straight away. Sounds like a good idea. We have had a lot of interest in our 2 bed place, 3 people put offer in this week, so at least when you do come to sell it it will hopefully be less painless!!!

Agent rang this morning to make an appointment for a veiwing - I rushed home from work early only for them to cancel with half an hour to go. This was our first 'viewing'. If this is how it's going to be I will be a nervous wreck - and that has nothing to do with INZ. :no

That is SUCH a pain. It has happened to us once, and we once got a no show who didn't even have the manners to cancel. Mostly people have showed up as promised though. Better luck with the next one.

We are also on the market. Just dropped the price as much as we can do, Still does not seem to be any interest:-( I am supposed to be in NZ by March.

thanks guy's. i bet you can all picture me polishing, plumping and rushing round like a mad woman, cos we've all done it so many times already.
got 2.5 hrs before they get here. hubby's washing the outside doors and i'm off to polish some mirrors.
Dogs are grumpy cos i won't let them in from the utility room to lie in front of the fire........oh well, we all have to make sacrifices sometimes.
have put a dvd on to keep the girls quiet, (Kill Bill vol 1, that'll shut them up!........ only joking)
off i go to polish, polish, polish.

well they came, they saw, they went. they liked very much what they saw but are looking at different towns in the area so haven't even decided on the town yet, so who knows. they did like everything they saw though.......even the dogs!

We had a surprise last minute viewer today :clap
I was at work but checked my mobile at break to see a message from agents, hubbie was only pottering today (as in not real work;) ) so he was able to ring them back and arrange viewers at 12noon - just in time for him to do a quick wizz round with vacuum cleaner - but cannot believe he left all my laundry out in the bedroom :o
Anyway not seen him yet but quick update over phone was that they seemed to like it (he's not shown anyone round house yet its always been just me!) their little girl loved our little girls bedroom and wanted to get into her bed! They liked size of bedrooms and all living space and even said they weren't bothered by the road!! (do you think some people just have to be nice to your face though?!)
So hey well - fingers crossed AGAIN
don't know what position they are in (he didn't think to ask :rolleyes: ) but we'll just wait and see
but it is reassuring to have another viewer (our second family in 2 weeks but before that nothing since November)
so fellow sellers maybe things are picking up - wey hey!!

Oh Vicki that sounds promising. I logged on only in the hope that someone gets a breakthrough soon. I spoke to our agents today and they say market is definitely picking up and they sold 3 last week. I really do want us all to sell. I am grateful to be getting on with the next stage but I am still so stressed...I hope buyers don't pull out (I'd throttle em) and there is so much to do now. Jade did warn me...think I'm getting an ulcer, I do need to lie down in a dark room :)

Have second viewing tomorrow, cleaned up again but two boys,dog, rain and OH are doing the opposite.

We all started going off the rails on page 82, this was followed by a dabble with witchcraft - white - obviously. It wasn't big, it wasn't clever and it didn't work - so we created the fairy. :roll
The fairy (page 95) is part of a package sent to all potential sellers who should end up in NZ with Jade (Holland) when her work here is done. Then Jade (I'm thinking on the hoof now) can have a big BBQ in her fab new abode and invite all fairy handlers and contributors round for a party. :cheers
Vixx and I were speculating on the price of postage for her and the package by now and we are guessing a couple of quid!! if everyone has added something.
Request the fairy - if only to take part in some fun while you are waiting for your sale. :clap

We had a viewing today but people who haven't even put their house on the market yet - they are waiting until they find something they like. What's the point?????

I have been furniture arranging, stacking AGAIN...our stuff will be arriving (from UK) anytime, it could be tomorrow it could be in 2 weeks, but we are in a furnished rental! The owners have agreed to move the stuff we want out on Friday at 10.00am...handy...when we are at work!!!"! She wants an inventory of all stuff to be taken, and we have been collapsing beds and goodness knows what since!
Heres hoping our stuff arrives because our lounge firniture is going to consist of our gardening chairs after 10.00am friday!!

Well, this is me/us carefully dipping our toe in the never-ending house selling thread :exit after reading it for a while.
We hope to move in 7 months and have now started looking at selling. There are 3 grinning morons in shiny suits (sorry, estate agents - only joking ;) ) coming to value our house today and tell us why they should be the ones to sell it and how they probably have a long list of people ready to view, etc. - Yes, I have a low opinion of estate agents from previous experience, but I'm happy to be proved wrong.

About time I added to this thread. Our house has been on the market three weeks now and no viewings yet.
The first week the estate agents put in the newspapers with the wrong photo (they swapped the photo with another house on the market for £22k less than ours and a very different looking house at that ) and as a consequence we had one viewing lined up but then the people came over the nught before to look around , realised it wasn't what they thought it would be and then cancelled 45 minutes before the viewing after I had spent hours cleaning and rearranged my plans for the day.
Then we had another viewing set up for yesterday evening, delayed my baby's bedtime routine ( never a good idea), spent hours cleaning up after said baby and husband and they never turned up. About to phone the esatte agents now to see if they have had any word.
I am so frustrated - our house is on the market for a procew where we will only cobver the initial purchase cost plus fees after living in it for 4 years - i don't want to sell it for any less. Keeping the house tidy is proving an unending task and I just want rid of it - ahhh!!!!
My husband has a job offer to start by the end of May and I'm beggining to worry the house is going to stop that happening. Thinking abut other options such as lowering the price or renting it out but really don't want to do that.
There are a few of you on here who have been on the market a while - do people often cancel / not turn up?
I guess I just need to keep the faith.

We have only had 2 'no shows' and one of them cancelled 30 minutes before, so out of probably 20 viewings it's not the norm. I hope you get some decent viewings and a fast offer!

We have this joy to come, although we have moved twice in the last five years. The real thing that sticks out for me is the level of management and cajoling I had to do of the estate agent to make sure they did their job.
For me it was really frightening how much I was paying for so very little effort and activity on their part!

You get to the point where you have heard it all before and believe nothing! We had a viewing yesterday and the feedback is that they LOVE the house and are now going to put theirs on the market. But - unless they are incredibly lucky they could also be on the market 8 months so it's a bit useless for us. That's now 3 couples we have who want the house but can't sell. Please fairy - could we have a cash buyer????

Good luck Rusty! Maybe the agents are being more realistic with their valuations now - I think we were given very inflated valuations in May. Better to be realistic from the start and not have to keep lowering your price.

isn't that annoying - why look in the first place if not in a position to buy :confused: We've not heard officially but I think this is the position our last viewers are in too.
I wonder if its worth telling agents not to bother sending people unless they are able to put in an offer - but then again I think that ..you never know they could get a quick sale on their own... :roll

I did actually say that to our agents and they said they can't really stop anyone coming to view if they want to. Such a waste of all that cleaning and plumping though!

We also have 2 viewings this weekend but know the one couple haven't sold and not sure about the other (who don't actually want to live in our area but have been pursuaded by the agent to have a look anyway). As you can tell I'm not over excited about either but I will polish and plump.

We seem to have lost a viewing for tomorrow, but have one for Monday and an enquiry is floating so fingers crossed it will be turned into a viewing.
trouble is with two boys and a dog, polishing and plumping only lasts until they get back in from school and I hate enforced polishing and plumping :wah

Well - we had a cancellation for today but still have a viewing tomorrow. There was a woman who came to see the house in October and said she liked it but hadn't sold hers (she is downsizing) and we got a call from the agents this morning to say she wants her ex husband, who is a surveyor, to come and have a look over the house tomorrow. After 4 months of silence!! And she still hasn't sold! I may be getting very bitter and twisted, no doubt about it in fact, but WHAT IS THE POINT????
AARGH!!

We had our 3 viewings today. 2 were neighbours. The first neighbour has decided he wants the house - says he will have no problem with a mortgage just wants his dad to look round it tomorrow and the other neighbour (both live 2 doors away either side) has her aunt moving over from Ireland (her mum had a stroke and needs 24/7 care) and needs a house for herself so her aunt can live with her mum. So fingers crossed for Monday when hopefully the offers start flooding in. :D
