I came close to needing the fairies, but was able to let them go elsewhere instead, but definately up for a bbq, we should be arriving in about 12/14 weeks as long as our sale goes through smoothly, otherwise I will be requesting a little fairy dust!!!

Cath we fly out 14th April. Where are you headed? I can't remember. But then I am in a completely frazzled state. Last night we had friends round and a takeaway. I wanted to heat the plates and put the grill on...broke two plates. Then I put oven on to keep food warm, set pizza box on fire and filled the kitchen with smoke. Good job I had two fire fighters in the house.
I am trying to sort out accommodation for a month. I still don't know what I am going to do about the transfer of monies. Have applyed to set up an account but had nothing back as yet.
Also I don't know how I am going to be able to say my goodbyes and get on the plane.
I feel dreadful as I couldn't wait to sell and now I am so scared as it's happening so fast...Jade did warn me!

actually have to just say.. my friend that moved recently from UK to OZ had a near major incident two days before sale of her house was due to go through and she ended up with two fire engines outside her house and a quick redecorate to cover up smoke damage - must be something to do with nerves pre-emmigration?!?

I have thought about it.
We lowered the price of our house by quite a bit to sell fast but so far it isn't working. If we have to stay it isn't worth selling the house for so low.
Going to give it another week for an offer then call up one of those and see what they can do for us. Worst case they don't want it then I'm just back where I started.

We phoned a few before going on the market and they all said the same, that they work by buying at well below market value. Well we couldn't afford to give that much away.

Well we had a viewing on Saturday - our first one and he put an offer in this morning. Its less than the asking price so we have gone back meeting him half way. The thing is the stamp duty threshold so I've said he can pay just under £125k for the house and the rest for F&F - he is coming round on Thursday to talk about what furniture we would include for that. Has anyone else done this - any advice?
We are thinking we should go for it as we are getting a quick sale so saving mortgage costs, and then we will save on shipping as we will only take personal items. Taken together that will be about the same as buying everything we need in NZ.

Hi Belmont, we are going to Tauranga, we haven't booked our flights yet - didn't want to tempt fate incase the sale falls through!!! We have agreed that we will have a month between exchange and completion as once we exchange it is more or less a done deal and we can then book our flights, and will only need to stay with my son for about 4 weeks before we fly out. We still have loads to do - we took our police applications in last week - I don't know why but I suddenly felt like a criminal and was doubting my 'clean record' past - wondering whether there was a conviction I had forgotten about:D
We were going to wait untill we got to NZ to have our medicals done as it's cheaper - we are coming out on a visitor visa then changing to work visa, but thought it would be better to get them done before we arrive just incase one of us finds we have a problem we didn't know about:eek:
We are slowly going through our list of things to do - we're both having the week of next week to get all the garden things and power tools etc cleaned and 'black bagged' ready for packing.
It is hard to know exactly how to time things untill we have a move date incase we leave things too late or do things too early like the medicals as they are only valid for 3 months:confused:
And of course, there is the leaving party to organise:cheers ............

Ditch any wardrobes you have as most newer houses here have them built in but would bring the rest as the choice is limited here compared to UK. We took ages to replace our sofas that we didnt fit in the container.

Baggies, be very careful about what you charge for fixtures and fittings. It is a very delicate area. Both solicitors have to agree to it as it is a legal contract payment that is subject to scrutiny by the government as it is common practice to try and avoid stamp duty. I am not suggesting in the least that this is what you are doing, but the government do come down hard on this. All your goods included in this are valued at second hand value, and you do have to provide receipts for all goods to show their original value. We had one at work about 6 months ago that was a payment of £5000 but they did sell them a jacuzzi along with all the usual fixtures and fittings, so were able to do it this way, but even then the solicitors were not too happy, after all if it is a case of fraud on the part of the buyer if an investigation finds that the goods offered do not in the end reflect the price paid. Solicitors are often reluctant to oversee payments of this kind much above £500 You could of course sell them all the goods privately, then you can charge what you want???

Prices rose 0.4% in December compared with the previous month, according to the Department for Communities and Local Government (DCLG).
These are the actual prices paid for properties as opposed to the asking price.

Our second neighbour came for a second viewing today. She is looking to buy it on behalf of her aunt. She seemed really keen and wants to come back with someone else to view it. Our other neighbour is in 'negotiation' with his family and should get back to the agent by tonight. So may hear soon.

1% fee is excellent, I'd go for that. Instead of advertising the property at a straight GBP260, advertise it say 259,950. Sounds more appealing to buyers and they think they're getting a better deal at that :nice1

We have another viewer booked for Thursday evening - but... they haven't even put their own house on market yet??!! oh well, at least we are getting people through the door at last (3rd couple in 3 weeks)

Check it out with the manager of your estate agent first to see if it's ok first but..... offer a bribe to all the sales staff..... tell them, that whoever manages to get a sale for you will get £150 cash once the sale has completed. You can dress it up in whatever way the manager feels comfortable with... vouchers for their favourite shop..... a particular item to that value - ofcourse you will give them the receipt incase they need to return it to get their (your) money back!!!!

Any ideas to get a sale? - Yes - get everyone else in your area to take their house off the market!!!! The biggest problem at the moment is the amount of choice! Because the market has been so slow for such a long time, there is a back log of houses, giving the buyer a really big choice - too many houses not enough buyers!!!!:(

We have to be there by 31st May, and have been trying to decide whether we will just go on holiday to activate PR and then come back - or go for good and leave house empty. Actually since we lowered the price considerably we have had loads of interest and really are a bargain now. We have so far 4 people who want to buy it but haven't sold so we are really hoping that one of them gets a sale soon!
We were discussing it last night and think we will probably go for good in May whatever the house situation, but hope it won't come to that. I was awake last night thinking of all the things I am going to have to get sorted if we are going in the next couple of months. May join you in the stress stakes Nat.

Barb I would go for good and leave house if it is a valid option. I know it's not your 1st choice but maybe you will get a sale if you start the ball rolling somewhere. I know that's what we had to do. We didn't want to keep a house in UK but when these people were interested in buying ours we thought right we will buy there's as it was a 2 bed and rent it out. Straight after we decided to do this we have been approached by someone wanting the 2 bed and is trying to sell theirs...so hopefully we will get all monies afterall.

We can't really afford to go and leave the house but as M is due to retire at the end of April and really can't handle the thought of carrying on in a very stressful job I think we will manage it. We will only have his little pension and really need some capital from the house to supplement our income, but guess we will just have to dig into our savings for a while if need be. I'd rather do that and be moving on than sitting here endlessly waiting for a sale. Plus - if we have to go on holiday to activate our visas that would cost a fair bit anyway.
I don't know what to do about movers Nat. Think I will get some quotes in next week. We had one from JM ages ago but after Jade's experience I think I am going off the idea of using them. How about you? I do hope all the house sale things work out well for you and you get your full amount of dosh.

Well we had survey done on our house today and he was here 2hrs. He was opening doors, flushing toilets, poking around everywhere. Very thorough. Now I'm worrying that he will find something.
Still unsure which packers to use. JM's have assured me nothing will happen to ours as it is a sole use container and they are sending written guarantee that it will not be opened by anyone (other than customs which is rare) until it gets to us in Hamilton. Maf will check it when it's with us. Don't know what to do as Crown is £600 more.

We got feedback from agent via email that we've had one viewing (didn't like garden) and about a dozen 'enquiries' but nothing else. Now that things have settled in NZ am starting to get worried as we can't afford to keep two houses running for much longer despite all the help my family are giving us.
Maybe I should have taken the silly 20k under asking price offer after all....

They are having it valued on monday by same agents as us so I told them to tell her if they are really as keen on this as they say - I reckon the agent will bend over backwards to guarantee two house sales commissions! but I suppose its down to how realistic he wants to be with his own house price :uhoh

Wow Vicki - you are getting viewings at last and that has to be major! Iam so fed up with these people who come and view without a sale as they all seem to think they will sell so quickly. The people from Wiltshire who saw our house in August (and still want it) said they knew their house would sell really quickly as it's in a very popular area etc. etc. According to our agent they are now listing with every agent in their area as they are so desperate to move here - but still nothing! In a way it makes you feel better that at least people like your house, but it doesn't help a lot.
We also have a viewing tomorrow - but again it is people who haven't sold so I can't really get motivated to do too much plumping and polishing.
Michael has told his company that he is definitely retiring in April - so that's it guys. We are going in May come hell or high water - so now I am doing all the removal companies research etc. At last!!

well we've kind of - but not really - had a sort of offer :roll
Its the couple from last night that have not even got theirs on market yet so legitimately I don't think it can be counted as an offer! He rang our agents to see if we'd take £10k less (he says due to road noise) but how can we negotiate with someone thats not able to buy at this time??!!
Asked them to try and explain nicely that we've a lot of interest at the moment and cannot really negotiate with him until he is in position to go ahead. His house is being valued on monday and I think its all down to how realistic he prices his own if he wants a quick sale.
Feel a bit happy but a bit :p
Fingers crossed that tomorrows SOLD viewer likes it too :)

So we told them we could only consider it when they are in a position to buy - which hasn't happened yet. I do hope your 'sold' viewers offer full asking price!

After lowering the price of the house 25K we had someone viewing it last night ...and they stayed for over an hour :eek:
Hope that means something good and they weren't just using our kitchen as a nice place to have a chat with their agent.
(We aren't allowed to be around when people are viewing our house so we had to watch them from across the street. Was a bit annoying as we wanted to go inside and have dinner, but exciting as they stayed so long. :exit )

My nerves are frazzled. We are on at 370k and have always had in our mind a bottom line of £360k to achieve the cash we want to take to NZ. A woman has just been around and seemed very excited. She then then went straight to the estate agent and offered 350k. He is convinced she will come up from there to 360k. Thing is she is a cash buyer in rented accommodation and can pretty much move whenever. He has gone back and told her we will consider an offer between £360 and £370 and I am now waiting to see what happens.
We have another couple who have offered full asking price but are in a chain with no acceptable offer on their home yet. I would love to hold out for the full asking as that couple are keen too ,but a cash buyer seems too good an opportunity to turn down if she will meet us halfway on the price.
I'm glad I did my medical before this house selling lark, I swear my blood pressure would have failed otherwise!!
There does seem a bit more optimism and movement on this thread now. With a bit of luck the market is starting to move a little. Kim
