AGGH. She has come up from £350 to £365 if we include our study furniture and garden table. Only £5k below asking price and we were dumping the garden table any way. I'm ready to bite her hand off but typically hubby is out walking the dog, just rang his mobile and he's left it here!!!! I have 20 minutes until the estate agents closes - I hope he is walking quickly today.

Thanks all. Hubby came back just in time and we agreed the deal with five minutes until closing. She saw 10 properties today apparently but fell for ours and is supposedly champing at the bit to get in. She will be taking her ID, prove that she has the cash and solicitors details in first thing Monday. I'm in the middle of cooking for a dinner party this evening but can't concentrate as sooooooooo excited.
I hope this proves fate can be relied on - I have everything crossed that this deal goes through and it is the start of some luck for all of you out there as well.

Hardly dare mention our situation as it seems quite straight forward compared to some of you guys who are trying SO hard to sell, but our friends who want our house have arranged for a surveyor to come on Tues and we hope from then to agree a price; we have given them our asking price minus £10,000 as goodwill for private sale and lack of estate agent fees, but they haven't said yeah or nay definitely.

I know we've only been on the market a very short while, but we only have a short while to be sorted. Looks like we'll need to go the renting route. :(

Thanks guys for all the support. After a nail-biting Sunday convinced she would change her mind the estate agent rang to say she has been in contact this morning and provided her solicitor's details. She told them what a relaxing Sunday she had had knowing that she had found the ideal house and he seems convinced she is a definite sale. I don't think I will completely relax until we have the exchange but I am so excited and anxious all at the same time.
Has the fairy been lurking without me realising? If I could bag up whatever luck came my way and spread it around to you all I surely would, but at least it shows people are testing the water and biting despite the negative media about the economy.
The best I can do is send positive vibes and keep my fingers well and truly crossed for you all. Kim

We had another viewing on Saturday - they said they liked our house and one other but have a couple more to see this weekend. They still have a house to sell in London. One of our neighbours who was interested told the agent he had been going to buy the house immediately next door for £20k less than ours last year and would not pay more for ours so the agent told him to come back when he had a decent offer. No further news form our other neighbour yet. Still got fingers & toes crossed. I keep touching the fairy and making a wish - I know it will come true soon.

Well - we are sitting with TWO offers on the table. One is a woman who saw the house in September and is now negotiating with a developer to buy her house, but he hasn't made her a formal offer yet. She has offered us a fair price.
The other is some people who came 3 times about a month ago and then decided it would be too expensive to extend the way they want it. It seems they can't find anything they like better BUT their offer is almost insultingly low and they want curtains, carpets & light fittings thrown in. The problem is that they are cash buyers who are living in rented so ready to move(and are so aware of that too!)
We really don't know what to do and have said we will sleep on it, but I think unless the woman gets a definite offer we may just accept the cash buyer and take the money and run.
Will keep you all posted!

:raebanana :raebanana Barb - a tricky one but stilll good news! Having read your posts over the past few months you must be pleased.
We are STILL not on the market as the neighbours are STILL having their MASSIVE extension done and the scafolding is STILL up over our side of the fence and there are still half a dozen builders vans parked outside every day - you get the picture. Really fed up as we wanted to go on the market in January but no point until next door is finished (they told me they would be done outside by Feb Hmmmmm)
Anyway in NZ in 5 weeks time so no point worrying about it until we return!

Barb I do feel for you. When our cash buyer came in at £20k under asking I thought we were in for a wrangle as cash buyers in rental with people wanting to emigrate know they hold the upperhand. We were lucky that ours came back with an acceptable offer but it's easy just to just want to grab and run just to make the stress stop and the emigration happen. Hang on in there. Just for the record I would wait for the Wiltshire? folk to see if developer makes an offer (how long would that be?), I would tell the cheeky ones that they have but you would rather go with the cheekys due to time scale if they can improve their offer by £££.

Thanks all! This isn't the Wiltshires as they still haven't sold and are desperate for our house. The cash buyer made an offer about 5 weeks ago and we rejected it (it was really stupid). He has now upped it by £20 000 and says he isn't going any higher and the bottom line is we are scared of losing him as we have to go in May anyway.
Our agent hasn't been able to get hold of the other lady to see what is happening with her developer - but I guess there is no offer on the table yet.
We've had enough really and just want out. Watch this space!!

Oh Barb tis a hard one but from another perspective i wish we had taken silly offer now that we are in NZ. I was determined not to when in the UK but having no house sale hanging over our heads here and still paying mortgage is a real worry. To be honest it would have been easier and probably not lost us too much cash to go for the cheeky offer - ain't hindsight great :(

Well....what to do eh??? Is it really really insulting??We accepted £26,500 less than asking price. Also, bear in mind that you still have the hurdle of the survey...if they are at their top rate, they may ask to drop further after survey and if you have turned the other down...she may have found something else. DOes the low offer person know about the high offer person?
Remember, they must really want your house if they have looked at others and none match up to it.
I would do some sums....as I am sure you have...of
* How much it would cost to come back from NZ to sort things out if/when house sells after you have relocated.
Whether or not the price difference of the two offers compensates for:
* potential peace of mind that you have sold and drawn a line under your finances in UK
* Frustration as you are £**** less that you thought you would be.
Whats your gut telling you Barb? I always find that you can do sum after sum, and think of evry which way to make a decision, but i the end I tend to rely on my good old gut!!!!!!

Some people would perhaps not leave the expensive fixtures, fittings ad carpets if...for example, they had knocked £26,500 off the price...they may have replaced things with cheap Supermarket curtains and lighting:roll :p

Well, we have decided to go with the cash buyer. The price is not great but we can live it and he is in a position to move. The other woman's developer hasn't made a firm offer yet - and who knows how long that could take and if it will even happen. So - a bird in the hand is what we have decided to go with and it is such a relief. We have told him there will be no more haggling - so if the survey comes up with minor things they will be his problem. After 9 months on the market it's been worse than any pregnancy I've been through.
So - it's all systems go and aiming for middle of April.
Take heart those of you who have been on the market for ages - it happens eventually (and if you drop your price low enough, I suspect).
Waiting for those bananas!!

Well done Barb. Tough decision but you must feel so relieved now you have made it and can move forward. There has been a definite shift in the right direction on this thread since the new year. our last viewers are still looking around but haven't ruled us out
the family before that said they wanted the house (he even made an offer!) but their own house isn't even on market yet!!!:uhoh

Oh my goodness - you will never guess what now.
We are in such a state of indecision as the Wiltshire people, who are really nice and LOVE our house, have just sold and offered us £15000 more than our cash buyer. Now we just don't know what to do!!
The agents are checking out their chain to see how solid it is but to us that extra £15000 is a lot of money and we are very tempted, but also hate going back on our word.
Help!!!!
