Nervous wreckage going on here. The 2 offers are with different agents and they are both pushing for us to take theirs. They can't check out the chain until Monday so we think we are going to wait to hear how long it is etc. before we decide.

If the cash buyers had paid for a survey etc. we would feel obliged to stick with them but as they only put their offer in on Tuesday would it make us really wicked people to back out now??

We are going to go out for a Chinese and a bottle of something soothing tonight and will be biting nails until Monday!

What a position to be in - I really feel for you making that decision - sorry cannot be much help other than to say make sure all info is thoroughly checked. I once lost out on a house when our chain fell through - buyer turned out to be a complete tosser who basically didn't have the money although he told us he was in rented and a cash buyer :no

Fantastic news Barb especially. You seem to be going from one dilemma to another but at least it is all good news. Having had a nail-biting weekend last week waiting for the estate agent to contact me again on the Monday I know exactly how you feel and a Chinese and a bottle is definitely the way to go. Fingers crossed that you get the right deal for you.

I wouldn't worry about going back on your word...thats house selling unfotunately,that probably makes me sound really bad but the chances of stumbling accross the cash buyer when you are on the beach in New Zealand with your grand children is pretty slim, so although I would feel bad....you do what suits you and your hubby!!

I think I would still be inclined to go with the cash buyer...but thats me...only because chains do break....all the time. However, isnt the cash buyer the lady that is a bit finiky and commented on a cat flap??? or have I got the wrong person??If so, she could be finicky about the survey and start to try and knock more money off...oh my goodness there are so many different conotations on what could happen/might happen etc.

You know me...whats your gut telling you??

Great position to be in Barb...he he about time!!!

Oh yes, another thought I have just had is...

if for some reason the cash buyer pulled out....it is likey that the chain person will still be in the chain and potentially want your house...so you have a kind of back up...

If you go for the chain person...the cash buyer is likey to snap something else up ...and potentially bang goes your plan B!!

WOW indeed - fantastic position to be in Barb but don't envy your decision as you say 15K is huge amount of money. The house selling business is sooo stressful and do feel that system in England is so complicated. As ever good advice from Jade and I think you just have to go with your gut feeling as you've met both the buyers etc

Congratulations, you are in a great position.
For me, I would take the best overall package for you. Do not feel obliged as this thread shows how many sales fall through as buyers pull out. Yes the agents are both pushing as they each want their commission.
I would not care about the accepted offer as (unfortunately) buyers can also pull out at any time and lets face it, they made an offer that suited them and not you (took advantage of their cash as we all would).
The harsh bit - sorry. This decision should be what is best for you (more cash or quick sale, etc), do not worry or care about the buyers as they will do what is best for them. Just remeber £15000 is $37000, if they can move in time.
Look after yourselves and not the buyers.
PS. sorry this may sound a little obvious, but please remind me of this if we ever get a similarly good position.

Thank you all for your input and your wise words! We talked it over as we ate shredded crispy chilli beef (yum yum) and have basically decided that if the chain is reasonable we may go for the bigger offer. Part of that is because we really really like those people and they have been wanting to buy the house since August and Mr Cash is a miserable old sod who probably will pick at everything the survey brings up, but the other part is that £15k will pay our shipping, airfares and agents fees.

So please keep everything crossed for Monday for us!!

You are a great crowd of people and as encouragement for those who haven't sold yet I would point out that we have been on the market for 9 months and suddenly had 3 offers in a week (the other still hasn't had her offer from the developer, but it was an offer!)

Forget the doom and gloom merchants - the market is well and truly coming back to life.

We too got an offer today - but it was £13k under the asking price. Plus she would not disclose her financial situation to the agent. We have turned down the offer and hope she comes up with a better one. However we will keep the house on the market and hope we get a better offer sooner rather thatn later.

Nat - we don't think Mr Cash will budge. He knows he has the power with his lovely bank balance and is determined to get a bargain. We wouldn't even try to pursuade him to pay more!

We'll find out tomorrow about the chain, but I suspect it will be a long one and we really aren't in the mood to take a chance now. Money is important but I think getting on with the rest of our lives is more important now.

We live in a quiet cul-de-sac and kids often play in the road. Cars go slowly as we have a 20mph speed limit.

I was playing footie with youngest when this huge car raced down the road, turned around and raced back. I was not impressed by this lack of care so waved to indicate 'Slow down'.

About two seconds later thought - they may be viewing our house!!! :eek:

Well - we've made the choice and taken the Wiltshire people's offer! They have a chain of 4 (we are no. 5) and they are all very anxious to move. The guy at the bottom of the chain is due to leave his army accommodation on 31st March and they are all aiming for exchange on 21st March. I can't see it going that fast - but at least they don't want to dawdle.

We hope that we have done the right thing but are feeling very happy about it. I had a chat with our new purchaser this morning and she is so excited. We had got on so well when they came to view that we all sat in the garden with a glass of wine. She said when they heard we had sold they were half-heartedly looking at other properties but she didn't want any but ours.

So folks - if all goes well we have an extra £15k (they offered us £5 below our asking price which is much more reasonable) and we are selling to people we really would like to have the house. So please keep everything crossed for us for some clear sailing!!

Maybe Nat! It's all a very exciting and a bit nerve wracking too - I have a real headache today after a weekend of trying to make the right decision and the tension involved in that. Tomorrow I will have to start some serious work!!

Now we have just had a call to say that miserable Mr 'I will not pay one more penny than that' Cash has decided to up his offer to match the Wiltshires!! This would be funny if it didn't make us a bit mad that he couldn't offer a decent price in the first place. I know - it's just business.

Anyway, we have said no - we have promised the nice Wiltshires and are sticking with that. Having spent 9 months with nothing who would have expected a bidding war??

Nat - not really tempted by Mr Cash since I spoke to Mrs Wiltshire this morning and promised her that we would sell to her (didn't expect Mr Cash to come back at that point) but it isn't in our nature to mess people around and I would hate to do that to her. Don't feel quite the same about Mr Cash who spent a month messing us around. Just hoping it will all happen!

One amusing thing though - our 2 sales have been through different agents and there was a joint 'For Sale' board at the entrance to our cul de sac. Today that has gone and Mr Cash's agent have put up an 'Under Offer' sign. So now they have to take that down and the other agent will put their sign up. That should get the neighbours wondering!!!

Our house went on the market on Saturday, the board went up today and we have our first viewing on Thursday lunch time.......fingers crossed. Managed to get the agent to give us a sliding scale for their commission they started at 2% and we said 1.25% if you sell it for the price we want it within a month and for every week after that they reduce it by .25%. We have signed up for a 6 week deal. Interestingly he didnt seem phased but did say that a lot of people just accept what they ask for and never ask for a deal. Also said that it would make them work harder.....we will see but i am not holding my breath. :exit

Well my first viewing for our house has just left........ seemed to like it but you never know do you and what can 25 minutes walking round with the estate agent tell me? She did ask questions of me though so that may have been a plus.........time will tell..........but she hasnt sold yet and i really dont want to be in a chain.........house will stay on the market. Now waiting for the estate agent to come back to me with feedback......he promised same day.......clock is ticking lol

I don't know what is wrong with buyers in my area. I have viewings nearly every day :eek: and the price is the lowest in the area by quite a bit. Nothing wrong with the house. I just don't get it. I think people think they are being clever or something and trying to get a better deal out of something already really good. :confused:

Becky - the buyers in your area obviously have no taste but hope someone will come along with an offer for you soon.

Mr & Mrs Wiltshire just came for half an hour (she was here visiting her daughter who lives nearby) and we had a glass of wine to celebrate. They are not even having a survey done on our house - (M sighs with relief) and are happy for us to leave all our old junk so no skip needed after all. I do hope all goes according to plan - sounds almost too good to be true!

Ours should go on the market next week, which is the first step for us as we believe (hope) that selling the house will be the hardest thing. So we'll move into rented here if needs be whilst sorting out medicals, police checks and jobs!

Guess it's all part of the nerve racking excitement :eek:

Well.... our buyer was supposed to go to the solicitors yesterday to sign the papers for exchange.... but didn't go... We've now got to wait aaaalllll weekend until Monday to find out why She didn't sign - this is sooo frustrating:wah

Well we had our second viewers this morning, just heard that they liked the house and have put in an offer £4k less than we have it on the market for which is fine cos i put on £5k above what we would accept anyway. Only problem is the same as the first viewers.........they havent sold theirs yet...... :wah

Have said we will accept the offer when they have a confirmed sold sign on their house in the meantime ours stays on the market.

We have two more viewings tomorrow.............keeping things tidy is a real strain and its only been a week.... :laugh

Well had our third viewer tonight........she is chain free as she is keeping her current house and renting it out but wants to buy another house in my area of town. She said she liked it a lot but was none committal ....... walked through it twice was here half an hour so again we wait.

Had a formal offer in writing from the estate agent this morning which has stated the price and subject to sale of their property.

Also had an informal offer on the phone from the first viewer who again is still searching for a buyer...........sighhhhhhhh

This is getting really frustrating...........oh hum

Told my boss today that i would be taking early retirement end July/August his jaw dropped. Also received our police checks back all clear thank god ......... even though you know you havent done anything your heart still goes in your mouth as you open them up.......:exit

Next step is my medical which i will be booking tomorrow. Everything seems to be happening all at once..........the strain is beginning to tell:eek:

My buyers solicitor is going to give Her a call to get Her to book an appointment to sign all the paperwork, so that's make or break moment She's either genuine or stringing us along :(
We get sooooo many people who go to look at houses before they've sold - some go when they haven't even gone on the market:confused:
It really does annoy me - they put in offers and the only thing to change is that the owner just becomes more frustrated!!

We can't book anything until we have exchanged - then it's one mad rush:exit
We have chosen the shippers and sent them the paperwork - except the insurance form that's a mindfield working out replacement costs!!!
Can't book flights until we have exchanged
We are having a leaving party, but again can't book until we have flight dates:(
We have decided where we are going for our medical, but can't book until we are exchanged with them only being valid for 3 months as we have to apply for a work visa or wtr once we get there, so all I seem to be doing at the moment is checking employment sites, spending time on this forum and twiddling my thumbs.
Sssoooo frustrating

Then once exchanged - it's one mad rush - but at least all the companies etc have been chosen

Well done Cath - a couple of these are in order! I know about the madness - we have decided we are going anyway, even if the sale falls through, so are also busy getting shipping quotes and trying to understand the insurance stuff, sort out bank accounts etc. At least we have PR so don't have to worry about the medicals.
