yes you can get out of the back via the sun room and an external flight of stairs also can walk all they way round. Where are you headed? do you work in the L & D I used to do Internal Audit work there so know it quite well!

Hi Janey, we are heading for Christchurch- have got a job in Christchurch hospital. I worked at the L&D for a year after finishing my training. When did you work there?

Estate Agent visiting tomorrow to take the photographs - just in the process of a massive tidy up - currently attacking the study/playroom/junk room and trying to hide all the toys away to create more space - lets hope they dont open any cuboard doors they may have the entire contents of the Early Learning Centre Land on their head:laugh Never realised how many toys my 3 year old had - time for a sort out or he will be having a container all to himself.:yes

I agree with what you say about looking at the thread to see who is doing well.
My update - 2 weeks and no viewers, but we expected this and put out house on early (and a higher price) just in case.;)
I guess/hope it will get busier at Easter?

... we're still trying to sell our 3 apartment Farmhouse in the Vosges region of France. It's been on the market since July '07 with interest mainly from Belgium's and Dutch. The exchange rate is putting off English enquiries, plus the worry of the 'global recession' that's going to hit us all :roll

Hoping the Easter period will generate some more interest, but the agent called us the other day suggesting it may be wise to sell each apartment separately as there's more of a market for that sort of thing with the locals, etc.

Hang in there Dee we were in the same point and only got two viewers after being off the market in Dec/Jan and got the elusive offer - bet your sick of hearing that but..

Maybe I should send a fairy contribution from NZ and if her magic works you could promise to stick her in your suitcase - then we can all have a good laugh about round the BBQ :D

We've been on for about 7 weeks now and sum total of 3 viewers, none for a couple of weeks. We investigated the buy it quick companies but they didn't come in with an offer that would even cover our mortgage so no go there. I don't particularly want to make any money, I just want it off our hands:wah

Our sale seemed to be progressing ok but the survey came back suggesting an electrical survey would be a good idea so that was done this morning and they are telling me the electrics are in a real mess and the house needs rewiring - god knows how much that is going to cost and how the buyer is going to take that ! Don't know what to do now. I guess we ask him to get quotes and we do the same - he might decide its too much hassle and pullout. He's also got a gas engineer coming to inspect the boiler etc this afternoon - lets hope that doesn't throw up anything else!

We were starting to think it was all moving too quickly as we are STILL waiting for the nursing council and thought we were likely to be homeless soon so I guess its a case of be careful what you wish for!

Well we've had email back from estate agents to say survey clause has been lifted from the offer which in legal speak means - accepted :D :D So over to solicitors to sort out the fine print - yippeeeeeeeeeee!!

I do feel for you guys working in the English system with all these buyers withdrawing etc - total nightmare :(

I'm dreading the survey. Our house was built about 1930's so is bound to have some problems. Heating & windows were replaced within the last 10 years but it is the wiring & flooring (possible woodworm) that is my worry. :uhoh We have droppped £8k so if the survey is bad we don't intend to drop any further. Just hope it is good news.

Ryanairs cheapy flights have given us a good excuse to show the kids some historical sights of europe whilst we can still reach them easily :)

Baggies, just out of interest, have you chased the NZNC? I had allsorts of probs with references not arriving but I wouldn't have known had I not have emailed or rang them! Thankfully now, all docs have been received so fingers crossed it'll not be too long now!

As Sue said - chase NZNC. I had to and it was only by chasing them did I find that they hadn't received my Uni transcript. They don't seem to go out on a limb for you. You have enough to worry about with the house etc...

It will happen, there have been so so many of us on this thread that have felt exactly the same, but your time will come!It is so frustrating when you are waiting for the offer to come through the door...or even some viewers...but don't loose heart, you will get over here!

I dont know what your position is...and where your house is on the property ladder, we dropped out house £35,000 from the orginial asking price...OUCH....that was in May.

Depends on what your house is on for? Is it realistically valued? How long on the market for? Are other houses selling in your area? You don't want it too cheap as people will think there is something wrong with it!!!

When do you plan to be in NZ by?

thanks for the reply our house is on for £335k having originally been on for £375 there seems to be no right or reason to prices here all houses are unique which does not help we went to one of the cash buyer companies who only wanted to give us £250k ouch!!:wah we have a 4 bed but some 3 bed in similar areas are on for more with no land! we have not been on the market 6 months next week with 4 viewings, you can see our house on rightmove in PL15 Bathpool and see what I mean perhaps we are alittle impatient but having turned down two jobs sold all the junk and resigned yourself to moving you have no enthusiasm to stay! and keep going!!!

Chase them! - We are doing taht every day! We are chasing, the nursing agency in NZ is chasing and my husbands new employer. Annie at Tonix is phoning them every day at the minute. They confirmed mid Feb they had all the docs ( I started chasing in Jan as was told they hadn't had various things - some of which turned out to be there all along!) and said then it was only going to be a little while. Appartently the registar was on holiday last week so more delays.

Anyway back to the house sale saga. As I said in my last post I was waiting for the gas inspection - they were coming to do a landlord certificate - well what a nightmare that was. The man who came was a horrible, officous little man who I didn't trust an inch and basically he found a leak ( just over threshold) and had to turn our gas off. I had to pay £110 for the privelege of him leaving us with no gas so no heating, hot water or cooker with a baby in the house! He really upset me with his attitude as well. All the gas work needs to be repiped now before they will turn the gas back on. He said his mate could do the work Saturday and went offf to talk to him before he told me how much it would cost. He didn't realise i could overhear him on the phone talking about £800 to £1000 to his mate saying we were desperate to get it done in a hurry and they could charge what they liked. So I call a local engineer I found on yell and expalined to him and he asked to speak to the first guy . Suddenly the first quote was down to £500 - he was totally going to rip me off. Anyway second guy came Saturday and I actually trust him - he is doing work for £430 but not for a week so littleone is having a bath in the sink and we are living of microwave meals.

I phoned the buyer Friday night to explain the situation ( as the gas engineer had already spoken to him) and discuss this plus the electrics. Told him we would get the gas fixed but we weren't fixing the electrics but would knock it off the price. He said he would think about it and get back Saturday morning. It's now Sunday evening and I've heard nothing so I'm thinking it's probably bad news. We have had a very stressful weekend but I think we are resigned now to putting it back on the market and dealying NZ by a few months. I have an interview tomorrow for a promotion at work so at least that's something!

Oh boy what a nightmare Baggiesfan, I hate trades people, they have you over a barrel especially when you don't know anything about the trade in the first place and don't get me started on being a woman as well :no

We had it with the builders report on the last house, the builder clocked very early on that the purchaser wasn't a DIYer and built minor problems up to very big problems. It went from $500 worth of work max to around $8000 to say we weren't happy was an understatement. There was nothing wrong with any of the so called problems he pointed out :mad: In the end we had to drop our agreed price, not without the agent having to cut an extra $1k off his commission though :o

I hope it resolves it self and the purchaser is still happy to go ahead, be a real bummer if he doesn't.

Janey...at that price I wouldn't be massively concerned that there is not lots and lots of viewings, with that price bracket you are likely to get less viweings,, than say a first time buyer budget,.....but you will sell eventually. I wouldn't reduce, I would hang in there...but thats just me! If you reduce....someone may put an offer in but you can bet you bottom dollar it will be with another few £k off.

I know it is frustating.,...but it will happen.

Our buyer phoned back last night and has agreed to the revised offer - we are getting the gas fixed and he is sorting the electrics - so its all back on and I'm expecting us to excahnge by the end of the month.

Now all we need is the nursing council to sort themselves out so we can get visa and actually get to New Zealand! The next trauma is going to be finding somewhere temporary to live I think.

... the timeframe/delays at NZNC are certainly causing unnecessary stress, sounds like they need more staff to deal with the number of enquiries... dread to think how long OH's registration is going to take!!!

I'm beginning to get very frustrated with my buyer!!! All the searches etc came back about 3 weeks ago now, and we have been ready to exchange for that long - but my buyer doesn't seem to have any sense of urgency!!!:wah
She eventually went to her solicitors and signed last week but didn't pay Her deposit as it is coming from 3 different places - Her, Her Mother and Her Partner!!! :wah Her solicitor has called Her a few times - She works as a nurse and works more or less permanent nights, but apart from agreeing to set exchange and completion dates, She still hasn't sorted the deposit. I am sure She still wants the house, but I would rather She said if She was having difficulty with the deposit. I have called Her myself today - straight to answer machine!!! We have had the renewal for the oven warranty so my pretense is to see if She wants the paperwork to renew Herself, and then hopefully get on to the subject of deposit monies:wah
Hopefully I will manage to speak to Her later and get things moving a little.
I thought it was a little too good to be true - second viewer buys first time buyer in rented!!!

Had 6 viewings up to now........been on the market 3 weeks......had one written offer at a price we will accept but they havent sold yet, that was the first week and heard nothing since from them. Had 3 further offers from people on the market who havent sold yet. Had one of them back 3 times and a phone call this morning asking if we have an outside water tap and how do we get the lawnmower to the front of the house.......shakes head.

Had another call 10 minutes ago the first person who came wants to come back again tonight at 6pm. She was the one that said she would make an offer once hers was sold......not heard if it has but fingers crossed thats why she is coming back................this "state of the unknown" is a nightmare. Fingers crossed for us guys that this is the one that will offer and stick to it. :confused:

I think She may have been stalling as She has to wait until June until Her current tenancy is up, but I told Her that's ok we can exchange now and complete when She's ready - it means we can stay longer in the house before our flights and don't have to risk been too close for comfort staying at my Sons for too long - don't get me wrong, I love Him to pieces, but two different couples under the same roof, with different ways of doing things:no

Can I join this thread even though I'm trying to sell in NZ? Because I'm starting to feel a little depressed - the housing market has ground to a halt here. Every other house in Cambridge seems to have a for sale sign up. We've been up for sale for just over 2 weeks now and no viewers at all, apart from at the open home at the w/e we got 3 groups through - but that's rubbish for an open home, it only really accounts for the nosy neighbours.

I'm already sick of tidying and nagging the kids. There was a news item on the radio last week that announced "It's official, the housing market is dead, and prices are predicted to fall by 20% in the next few months". Good news for all you moving over here I suppose....

I have been on the market for just over a week, (Feels like a month) had 4 viewings. It is so hard trying to keep the place tidy all the time, especially with the kids. I agree though the worst thing is the feeling of living in limbo.

I am trying to be positive.... THis is the week, (fingers and toes crossed) we have another 3 viewings this week, hopefully more with the Easter weekend!

We are the same, but 3 weeks and no viewings. We are stuck at £270k, to drop below the £250k would be easy, but cost $50k and we need all we can get. It's a patient waiting game for now until we hear more from our ITA at NZIS.

I feel really POO about our house right now :( Agents recommending we consider reducing at least £10k to get interest going :(

We have let them put "Any Serious offers invited" whilst we think about what to do. Don't want to miss any spring buying boat (if there is one) but would like to not reduce just yet really. on the other hand if I knew for certain it would get me a buyer I'd do it right now. Feeling a little (!!)confused and don't know what to do for best. We NEED to sell house asap . :( Not a happy easter bunny today.

Have you already reduced Vicki? You went on about the same time as us and we actually had to reduce radically to get a sale - so you really do need to decide what you can (or can't) live with. We have ended up with a lot less than we hoped for, and wanted, but have decided we will rather lower our expectations a little for what we buy in NZ and at least be on our way. Everyone has to make the decision based on their own personal circumstances though. I hope you manage to make a good decision and whatever you decide GET A SALE!!!

Well she came along with her 2 boys and grandad .....still not sold but still very interested in our house........wont make an offer until she has sold and said that she has a very interested buyer who is coming in for a second look at her property today.

Also got the first people coming back on Saturday lunchtime who came to see the house 3 weeks ago and put in an official offer, we accepted it subject to them selling theirs. I am really hoping that they have a big sold sign on their house and she is coming to measure up for curtains lol.

Anyway still sitting tight........i have a month or so to get our sold sign up before my form for early retirement has to go in, that takes three months to sort out. And if things pan out we could be waving hi to NZ shores by our planned time of September.

Hope those that all those going through this dreadful part of fulfilling the dream get sorted out soon. :cheers

We reduced by £40 000 to get a sale Vicki - I think it is the way things are going. I have noticed that new listings are going on the market for way below the price we put ours on for last May. We missed the bloomin' boat there!!

I think this is the market right now however, you have to leave some room for bargaining, look at this way New Zealand is in the same boat, houses are being reduced, not selling there either I have seen a house I liked last September and its still for sale having dropped $40k :o

we have been told quite categorically not to drop any more (dropped £40k) for this reason and it will not make a scrap of difference anyway, there seem more houses up for sale which I think is a good thing as people want to move and I have definatley some several sold signs in the last week, keep your chin up and hang in there this forum is great for moral support!:cheers

Feeling really guilty tonight about all the people struggling, house been on the market a week and half just had the people around for their third viewing and they have made us the offer we wanted.

Just hope that all goes smoothly now and no hiccups, as we have experienced the rollercoaster many times before that is selling houses.

Thanks Catt as I say we know how painful selling your house can be as the last two we ended up doing part-ex because we couldn't sell them as buyers kept dropping out etc. Really hope it all speeds up for everyone here.

Don't give up hope... we've been on the market for three months and after a month dropped by £10k which produced some viewings but nothing further.. then we suddenly had a flurry of viewings last weekend and have accepted an offer from a first time buyer for £5k under the current asking price on the basis they have nothing to sell and can move quickly. They have been advised that unless we see evidence of mortgage approval and surveys are underway etc within a couple of weeks, its going back on the market.

on the downside thats £5k less than we paid for it in 04, but there's been a glut of flats on the market, as well as several new developments close by and with having to pay council tax and service charges as well as a UK mortgage on NZ salaries (on top of all our NZ bills and mortgage), to be £5k down is not the end of the world. besides with interest rates over here, providing the exchange rate improves, its probably a better option to stick the cash in a bank account anyway...

so you never know, the right person might be out there and tomorrow might be the day! Hang in there!

Huge posivibes to all still playing the dreadful waiting game, really feel for you all, especially the ones who have been here for too long now :wah

Well I feel like I am now breathing properly for the first time in ages. I breathed a huge sigh of relief when we completed on Wednesday, and almost cried but then :D

The container left full to the brim on Tuesday. We are staying in a fantastic cottage that is on my friends farm. Fields, horses, cows etc. The boys are having an absolute ball and I feel so chilled. I am watching the boys now playing in the fields. They are only coming in when they are hungry. A few months ago I wouldn't of dreamt that I would be here now, also after loving my house and feeling worried about selling it, I went in it yesterday to take some keys and felt absolutely nothing!

3 weeks Monday until take off
