It all just makes you want to scream with frustration! Know how you feel Jade as the house directly behind us is also on the market. Bigger than ours but with en suite and at £80 000 more. We just have to hope to catch the people who can afford ours and not theirs!
I agree though that there may be something to holding on for a few years and renting out - the downside of that for us is not being able to buy in NZ and that may not help us to settle. But if we don't sell I think that will be the way to go.

Hey, we have John Mason today and White Company on Thursday...ill PM you quotes if you want. ( or put on another shipping thread)...problem is we cant commit to anything with them, as if we dont sell, and we haven't rented out in time, we will probably leave most stuff here for the time being.
I know what you mean Barb about settling and buying a home in NZ, most people seem to say that they dont feel like they can settle until they buy. We planned to buy within 2 years, but I think it will be sooner.

Feeling fed up. Sat here with cup of tea, eating choc biscuits. Had viewing and I could tell it wasn't for them. They were retired and ours is very much a family home with a huge garden. Discussed renting out with agent and they want 1 months rent from us as set up costs plus mortgage provider want £75 to write a letter so that we can rent the house out. So it is getting on for 1K from the start. If we do rent it will cover our mortgage and leave a little for rent in NZ but we need more money prior to the move to help with shipping and the purchase of a car in NZ. Feeling sick now, combination of stress and too many biscuits. I need a lie down. Wish someone could tell me what to do.

Really feel for you all.
We still have the asking price offer floating around from the people who put their house on the market when they saw ours was available, but the haven't had any veiwings, not helped by the fact that their estate agents haven't advertised their house in the local rag yet.
We knew that we would not have sold before we leave but I am now thinking we should rent out for a while.
Its all so confusing and stressful:(

The problem is that no-one can tell you what to do....if only it were that easy!! Its a positive that your rent will well cover your house and leave money left over...we wouldn't cover the mortgage and insurance this end!!!!! If you are struggling finding the £1,000, would it not be possible to do some jiggling ike maybe get an interest free credit card ( maybe 12 months), pay with that, and the money you make on top of paying for UK house, use to pay the credit card back???? And just start from scratch in NZ?? I don't like or use credit cards, but sometimes needs must if it just realises a bit of money that can help in the long term.......................
PS- I've had a bloke from a packing company riffling through my knicker drawer and telling me I need to clean my gardening tools with a blinking tooth brush!!!!!!!!!!!!!!!!!!!!!!!!! My hubby has been going round the house saying , 'were not taking this, were not taking that, no were not taking that, thats too old'.........I was like 'wow, wow, wow'..........what a day, seems very REAL today.
neighbours have been our gardening and they have been chatting to us, and all they have been doing is cleaning the house for the viewers tomorrow...boo hoo.

Don't want to put a downer on it, but even when you do sell it's a roller coaster.
Spent two days last week chasing the agents and solicitors trying to find out what was happening with our buyers house - everything has been done on ours just problems on the one below.
Finally decided to knock on their door and exchange mobile numbers...glad I did.... got a call form our buyer to say the survey is tomorrow. :raebanana
Called and left a message at the estate agent this morning to tell them that our buyer was having their survey done so there was no need for them to chase it. I only had a call at 4.00pm today to tell me about the survey.....when I was the one that told them....talk about cross wires.
They are all useless, would be easier to do it yourself.:yes

Still got everything crossed for you Jade! Our viewers this evening stayed 20 minutes and went back upstairs but they have a list of about 15 houses they plan to view in the next week, so not getting exited about it. Visitors arriving from the US tomorrow so the house will be in uproar and it's probably better NOT to have any viewings for a while!
This is a mad roller coaster ride isn't it? I could almost turn to drink - if I didn't drink already!!

Ha ha Belmont, it is a shame we are all spread out...but its amazing how supportive this forum is isn't it, as sometimes as much as they try I don't think family understand how many balls have to be juggled at any one time! barb, try and stay positive, you never know, Im sure when we all go to buy in NZ, we will have a list of 15 aswell-well I know I will!!!!!!!!!!!!!!!!!!!:D
It does start to rule your life, I have had to cancel my father coming around for dinner tonight because of viewing, and I dont see him that often, but ust feel I havent got time to clean and entertain, and his body will take up space when they are looking at the size of the house!!!!!!!!!!!!:D
Im more of a biscuits girl myself!!and I don't drink, but have recently having the odd one..just to relax!
H and Rick, I agree, if you want anything doing, do it yourself! Theresno-one in the world that wants your house sale to go through more than you...its just a shame everyone can't do there job properly and communicate isn't it! Im sure if you keep chasing everyone, you'll get it sorted!

I so agree about the support and it is so good to know there are others out there who are going through the same thing!
OH is at airport collecting visitors but I suspect they would rather inherit than buy as it is his daughter and grand daughter. The fun really starts next week when her 2 boys arrive as well (they are with their father in Montenegro). They are not staying with us all the time - only tonight and a couple of nights next week, but they do tend to leave quite a bit of their luggage here. It will all be chucked into the garage if we get any viewings.
Jade - it did occur to me that maybe your viewers only want to see next door so that they can figure out whether to go into the loft in your house, and what it would look like!!
I think I am going to have a wish list a mile long in NZ and probably rule out any house that even falls slightly short, at least until I realise that I can't actually afford what I really want!

Have a lovely few days with your family. Im just sat in my PJ's working up to a day of cleaning! It has crossed our mind about the loft space aswell, as they are in a completely different price range, but you never know they could fall in love with it.

We had an OFFER!! The people who came last night have put in an offer. We have turned it down though as they offered £25 000 less than our asking price and we have already dropped by £20 000. We haven't got that desperate yet but may do by the end of the year!
But just the knowledge that someone somewhere likes our house is such a confidence boost. Maybe they will come back and make a better offer but they are in a broken chain anyway, so not ideal.
Jade - hope all is going well with your second viewing!

Congrats Barb, they may come back with another one...cheeky monkeys!!!! Well, the viewers have just left and they are now next door, then they are going to view 2 more up the street. Seemed to go ok, they were really focussed, didn't look in all rooms, they were working out where to extend in the back garden!!! and what walls to knock down!!!!!!!!!!!!!
So, haven't got a clue, still a bit on tender hooks as they may come back for another look this evening after they have viewed others...and they are parked outside ours, we'll just have to wait and see!!!
Well Done again Barb, like you say it is a positive and someone definately wants your house....fantastic!!

ok...update....they were next door for 30 mins and up the road for 30 mins...I'm slowly loosing my positivity.............
my mum has been round today, and told me about a local house auction on the 19th September, £250.00 to enter, put a reserve on it, and pay 1 and a half % if we sell. That may be an option if we don't get any news tomorrow.
The neighbours are on the phone to my hubby now sharing all info...another positive that I have just remembered is that while they were here, he said he was just checking if the back of the house was the same as the drawings he had done of the house!!!!!!!!! so they must be quite interested.
We'll see

Oh Jade you do make me laugh. Pick your dummies up and reach for a biscuit. Some good news for us tonight but not house related. We received last piece of evidence by email needed for ITA. Just need to wait for hard copy through post and whizz it to London. Paul and I have a weekend to ourselves as our sons are going to stay with grandparents so we will try to make a final decision rent or hold out for sale. I am desperate to know the outcome of the viewings so you must be in a right state.
Barb, really pleased you got that offer even though it was a bit cheeky!
I keep dreaming that someone will walk through the door soon and make a full asking price cash offer. We are allowed dreams aren't we?

You’ve got me on tender hooks as well, every time you post on this thread I think ‘thank god they’ve sold it!’ only to find that there’s been a viewing next door again etc.
The way I see it…
1.) Your house is £45k cheaper than next door.
2.) Its unlikely a loft conversion would cost £45k even with the en-suite
3.) You have no on going chain, has that been made clear to them?
4.) These people are pretty bloody indecisive
Now their looking at houses down the road, maybe their checking out the whole neighborhood before buying your house, seriously have you got nice neighbors?
When we were looking at houses in NZ we saw some advertised as ‘vendors motivated’ I wondered what exactly that meant, I know now, however I doubt they were as motivated as you are.
Your house sale is torturing me, I dread to think what its doing to you two.
It’ll all come right in the end, you’ll be sitting in one of Hawke’s Bays many winery enjoying a glass of wine (or a biscuit) thinking ‘we did’ it before you know it.

rrrrrrrr James, sorry to be keeping you on tender hooks also!! I have been awake most of the night, mulling it all over. We have made it clear to them that there is no chain, in fact my hubby goes one step further and says, 'yes, its all moving very fast, we have had quotes for shipping this week!', we've also highlighted that if we don't get a sale soon, we may have to rent out, in which case, it will be off the market, and they will loose it.
Your right, a loft conversion doesn't cost £45,000, however, for the size of the house, our kitchen is small, so they we're talking last night about building an extension to the side to extend kitchen, which is why I am worrying, as I'm thinking potentially, that will make up the "45,000" difference. Its really hard to call, as they do have children, and next doors garden is a lot smaller than ours, and they were talking about putting in swings and a trampoline.
When next door rang last night ( we are good friends), she said they took our number, they really liked it, and couldn't believe how different both properties we're...and the wife said, 'I've got a lot of serious thinking to do'.
Whilst they we're next door, we we're on the internet and looking at the house they we're about to view up the road...thats on the market for £242.950, a lot less than ours, £279,950 ( that figure still sticks in my throat when it was valued at £305,000) ( next door £325,000)....the kitchen area is bigger, and they have gone in the loft and made 2 small rooms, but the back garden is small, and it had dimensions of big kitchen...and then no picture, so I'm hoping the sink is balancing on a piece of rotting timber. Also, our house and next door, are the only ones that face out to a green in the road, so we have no-one directly opposite us....the 242,950 have people facing.
Sorry if i've lost you all...this is whats going through my mind all of the time, ultimately, all of the street is different, and every house has different quirky features, I suppose its just the one they prefer in the end.
It will be awkward for either one of us, if they put an offer in here or next door...my friend next door has said she would be mortified as she feels they are 'our viewers', and she has been on the journey with us, and knows how much we need this......i've explained that what will be will be, but I would be absolutely devastated if they went for next door...but happy for my friends also...James...as you've probably gathered they are lovely neighbours!
So hope your right about eating a biscuit;) in Hawkes Bay and saying 'do you remember when.....', and Belmont...may throw in the offer of a holiday home!!! My nan is coming to Blackpool for the day today, so she will be keeping me entertained, but I will let you all know, I bet Im posting tonight saying 'heard nothing' boo hoo!!

Just logged on earlier than usual to find out the latest.......will be back soon. Oh and also we have another viewing on Saturday.....but Police have been searching a house a few doors away all day. Black boiler suits and plain cars. Rumour has it that a Paedophile sold it a few months ago and it has recently been renovated. I really hope its nothing. That could really put viewers off. Who needs soap operas???

Our insurance is up on the day after we fly out and as we have not yet got a definite buyer we are considering renting. Just tried to get a quote on line, one company wouldn't quote, another wanted nearly £1000.
Anyone know any decent insurers.
One problem is that we are thinking of leaving it empty for a couple of months to see if the people who put in an offer can sell theirs, and if not, then renting for 6 months before putting back on the market in the spring.
One piece of good news, sold the car today,:nice1 just a campervan and house to sell.

Haven't rang estate agents as the agents didn't know about second viewing, they rang us direct...may give them a phone call in the morning, although I am sensing they think I am erratic!!!!

Hi Guys,
A friend of mine recently got building and contents insurance specifically designed for renting out his property for £190 a year from Endsliegh. That apparently allows it to be unoccupied for up to 60 consecutive days per year. It was also less than half the price of it being owner occupied. He’s not quite sure why that is, however he got several quotes and that was the case with many of the companies apparently.
I think I would shop around a bit more Speckythecky!
Jade, tell Graham that none of us are 100% sure it’s the right move for them, considering what your going though 70% sounds fantastically positive, erratic you, no!!!

I've never felt so unsettled in all my life, I almost feel like I have no emotions with regards to this move at the moment, theres that many things to think about, that I am just putting of thinking about any!-Thats so bad isn't it!! I haven't booked anywhere to stay in Auckland yet...we can't even agree o n that, Im paranoid that were going to struggle to eat, so we should go extremely basic, and G says he wants something nice as its going to be the start of a new life.....................

I found myself looking at my mum, nanna and sister last night (they all came around as we are trying to cram in lots of family events)...and I was almost envious of my sister as she doesnt HAVE to go to NZ, as she hasn't even considered it. Hi Jade. The weekend is coming to an end for Paul and I and you are right we are no closer to a firm decision. The viewing on Sat seemed to go really well. The lady had another look around and really seemed to take a long time. I take it you haven't heard anything yet? I think it is a little rude of these people to keep you in suspense like this. I hope your partner had a good think in the bath. I think 70% sure is pretty good. It's over 50% after all!!!

Its a nitemare trying to come to the decision of what to do with house isn't it, as ultimately in most peoples cases ( certainly ours) is your main assett and a wrong decision can literally effect the rest of your lives !! No, we haven't heard anything, we are going to ring up the renting company this week and do the necessary. If we don't sell, it really is going to have a huge impact on our NZ experience, as we will ust be going with savings...and when the flights, shipping and accomodations is paid for...not to mention the oney up front to try and rent the property out, it doesn't leave much!!! and, if it doesn't rent out straight away ( which is likey as its at the higher end), we'll have to keep paying mortgage...if this happens I can see us having to come back in February as we simply will not be able to afford it.
Keep positive about viewing..you never know..if I was buying a house, I think I'd need a few days to think it over, we may all be surprised and get offers this week!!!!!!!!!!!! ha ha
The neighbours says he saw the couple who viewed parked over the road again yesterday..so goodness knows...my hubby has chosen to just 'knock it on the head!'...Im quietly hopeful!

My Hubby can have a few wobbly moments about the move. Neither of us are risk takers but he is even more cautious than me. You are so right though because an incorrect decision about your biggest asset really could make all the difference to your life later. Scary stuff.....I just want to be 7 yrs old again and have parents make all my decisions for me.
On another note I have today been to visit a family friend who has terminal cancer. We were talking about my plans and she was talking about how short life really is and to follow your dreams and live as much as you can.
Yes lets hope that we all get some news this week.

Your post sure puts things into perspective doesn't it, we are all so lucky that we have such decisions to make.
My hubby and I are not risk takers at all, and I sometimes look at him, and say I can't believe we are doing this can you??? Maybe its un none rick takers, that get stuck in the rat race and conform, and so when we've had enough, we just go to the complete other extreme and leave the country!!!!!

I completely agree with you. We both look at each other and say things like "people like us don't do this sort of thing". I have days when I am completely freaked out about it all and I lie awake at night wondering how on earth I will be able to say goodbye to my Mum. My close friend is moving to OZ in January and it has helped that they are going through the process also, and she will only be 4 hours away. We received the last letter through the post today so the ITA is all ready to go to London. Did you hand yours in in person or post?

OH MY GOSH....................Sorry Belmont, Barb, James and Zardell...BUT more suspense, so I figure why should we go through it and not you!!!!!!!! Estate agent left message on the answerphone, they have contacted viewers. I have just rang back, they are extremely interested, and are 'weighing things up'- presumably money, and will be putting an offer in in the next few days...................trying not to get excitied, but I AM!!!!!!!!!!

I've been missing out on all the fun due to making lunch American visitors and having 8 kids messing up our pristine house for a family reunion. Thank heavens no viewings at the moment - they would run screaming for the hills!
So - just catching up. Jade - I just can't take anymore. Hurry up and get an answer PLEASE. If it's an offer I hope it's better than ours (and they haven't come back to up it yet either).
Belmonts -I understand the dilemma. We keep tossing up sell or rent, rent or sell (I tend to think rent but OH prefers sell). Decided if we get acceptable offer it will be sell, otherwise we will look at renting.
Jade - mix the brandy with a bit of port and sip it slowly. Wonderful for calming the nerves.

Just nursing hubby and bad back, he is in a lot of pain today....in bath again..then heat pads, then electric impulse machine, then cold pack..I new 12 years difference would play a part at some stage in our marriage but just didn't expect it to be so soon!!!! ha ha ha, he'll kill me when he reads this!!!

I feel guilty now!! I was only joking!! It has just been getting progressively worse week by week, there wasn't one incident that triggered it, just a culmination of a manual job and doing work on the house to get ready for selling it! Jokes aside, he really is in a bad way, its not just in his back, its his legs and bum...not to mention other areas!! Doctor reassures us that it is transferred pain from back, so just a waiting game....I really do feel for him, hes never out of pain!
Good Luck with viewing, will be thinking of you at 10.30!!!!!

OMG - they found the blackberry bush behind the house and we have squished blackberries in the carpet! They leave tomorrow and I do a minor clean up as they are back on Thursday and then return to the US on Friday morning. Guess what I'll be doing this weekend?
Lovely to see them all of course but the house is not really child proof!!
Jade - hope your husband feels better soon. I think stress aggravates these things too. And Belmonts - good luck indeed!!

Could not believe it had increased by 6 pages since I was on here last!!!!
