Sold ours in 4 weeks at 15% over the asking. My blood pressure was sky high coming to the closing date!! 4 offers on it too :) Still, got a month to go before money changes hands......

Having been decorating for weeks (by jove I needed that!) I'm reaching that point in the process where the work on the house is coming to an end and all that remains is for the buyers to show up (fingers crossed tomorrow):yes
I'm just wondering what I'm going to do with all the spare time I'm going to have once the cushions are plumped and the skirting boards are dusted!!
I'd like to get my knitting out and sit back for a short while...but my needles are packed. I could get out some of those books I've been promising myself I'll read...but they're packed. Or what about getting down to some long awaited....oh, that's packed too!
I get the strangest feeling I'm headed for limbo land, one way ticket, do not pass go, do not collect £200. :exit

Our Estate Agent has arranged an Open Day for a week on Saturday to get all the people through the doori n one day - only problem is no one has booked in yet:wah
We need to push on now as David has job offer for NZ starting 13th August.
Oh well, it gives me a reason for a good clean up....

Well second viewer came and went with nothing to hear afterwards. Not even any feedback this time! After all that hard work getting the house up to a high standard I feel a down part of the roller coaster ride coming.
Big plus was we were featured as (fanfare) House of the Week in the Wiltshire Times. Had no idea that this was happening so just hoping it will generate some footfall.
Fairy, Fairy flying so high,

well ... house is in paper this week "substantially reduced for quick sale" we've made the decision to drop price but this is now a no-offers price /lowest we can go figure (35k less than it went on one year ago:wah )
we have a viewer booked for 2pm today - just hope its not another messer that isn't in a position to go ahead .

Well we are just about to hit the market....well the folks are to be precise but we all plan to buy a farm together in NZ so I'm feeling the pressure as if it was our own home!!
Chosen the estate agent, sign goes up in next few days, photographer comes on Wed and then we join the waiting game....urgh!!!

Just spoke to our agent - it seems that the moprtgage broker who was working for our buyer has now pulled the plug on the mortgage deal he had offered them and now has disappeareed off the face of the earth (after the buyer paying for a survey!!). The buyer still wants our house so the agents have instructed their own motgage advisor to meet with her and see if they can arrange a suitable mortgage. I knew it was too good to be true :wah

I guess there is no point being a mortgage advisor if there are no mortgages to offer?
Apparently there are lots of people pulling out of deals that are about to go through (including happening to my friend the day before exchanging contracts). Is it wrong to think that means there are more people back in the house buying market?

The plan was they were going to go on a cruise, and see ?their daughter? in ?the USA?, on the way to NZ. So I'm not surprised they haven't been around - I'm guessing they're still on their leisurely travels.

After 6 months on the market, it seems that the house fairy has arrived at our house as we finally had our first offer. The offer however is well below the asking price. :wah We went back to the buyer to say we will meet them half way so let's hope they go for it.:roll

I wish you luck Ricky, we dropped our asking price £25k ( may have been a little inflated to begin with though,) and ended up with an offer significantly below the new asking price. I just hope that it will be worth it to go on a reasonable time frame.

Just come off the phone from our Agent who tells me that things are picking up in this area:laugh :laugh and they have sent 300+ invites out for our Open Day on Saturday :laugh and they have had no one contacting them as yet:uhoh although my neighbour bumped in to the guy who used to own our house and he has seen the open day advertised an thought he may pop in for a look about - nosey bu****

Today we had a phone call from our estate agent telling me that our viewers last week have increased their offer, but not to the level we expected. :wah We have to take a very difficult decision now, shall we go for the offer or shall we wait and hope that the market pick up properly and somebody will offer closer to the asking price. What are we going to do. Maybe a beer will give me some inspiration.;)

We have managed to revive the deal that fell through recently on our house however because our buyers new buyer was not willing to offer the same as the previous buyer we have to drop a further four thousand off the asking price, which means a drop of nine thousand all in. This equates to around a 3% drop in price.
We could have held out to match the previous offer which was five thousand off the asking price but with all the hype that is whirling around we either sell now and make the move or risk being here another year when maybe the timing would not be right for us.

Sometimes I think people just come to view for a jolly:mad: We had a phone call at 12.30 today from agent, someone in the office, can they view your house in an hour. :exit Panic stations, I bet my vacuum cleaner didn't know what hit it.
They came, made a lot of oooohhh and aaaaahhhs, sounded really positive and am now having to wait. Fingers crossed.
There was another viewing at 5.15 tonight, and they made no noises at all. Smirked a lot, sniffed a bit and pointed out their rooms were wider, bigger, brighter. Well what did you come round for????
Some people are really patience triers aren't they.

We have accepted the new offer from our buyers so now we just have to wait for the estate agents to do the financial checks on their finances. :nice1
I must say that the people who are working at the estate agents sometimes don't know what the hell is going on in their office. You would expect that everyone knows what kind of offers have been made on houses. The girl who I spoke to didn't had a glue what I was talking about.:mad: Hopefully she pass the right message to the buyers that we have accepted their offer. :yes
Next stage; planning the move to a rental and waiting for the PR to come through.

Your message sounds very similar to our situation at the moment. We put our house on the market 3 weeks ago and have had 5 viewings which is reassuring and 3 of these are interested in our house but they all have properties to sell so it is really just a waiting game now. We are planning to move out mid October if possible but have to sell our place before we do anything.
We were told not to get shipping quotes just yet as the companies give you inflated prices when you go back to them, what have other people found? You don't realise how many variables there are for planning things! We have decided not to do anything until we at least have an offer but more likely when we get an exchange date. We are have got our EOI form filled in and CV's up to date so fingers crossed for the market to pick up and the offers to come flooding in! :confused:
