well done on the offer, I will look forward to the fairy a viewing would be nice (last one 6 weeks ago, only 4 in total, ) just had the photos re done as we now have spring in the garden looks better! maybe............ do we drop the price again?

That's great news Ricky, fingers crossed for you on that deal.
Having a bit of a down day, the people who came to view who sounded really smitten with the place have given the feedback of it's too big. The second couple who sniffed alot seem to have vanished off the face of the earth.
I know it's only been a matter of weeks, and we are very early in the process, but I'm already finding the stress of ups and downs a bit much to be honest. How does everyone else cope? Any tips on not allowing yourself to get down after hoping?
I can feel paranoia starting to sneak in :yes :laugh

As far as the ups and downs are concerned i know exactly how you feel Genie. We were so up originally with 4 couples indicating they wanted the house, out of them 1 made an offer which we accepted subject to the sale of their house, that was about 6 weeks ago. All four of them are still on the market and everything is really really quiet. Estate agents are sending the odd viewers through but they are from London and some of them not even on the market, the agents are also saying dont reduce the price as its not the house its the market thats causing the problem.
I try not to think about it but being in a similar position to you i can understand the paranoia setting in. If i am thinking about it to much and its getting me down i go off to swim and by the time i have put myself through the exercise if feel much better and positive. Even to the point of carrying on sorting stuff out ready for the move when i come home.
Mentally both the OH and i have moved out already.....lifes a b**ch.:exit

Yep it's a necessary evil unfortunately and with a little wine, chocolate or whatever floats your boat you've just got to grit your teeth me thinks :( It is hugely stressful and incredibly unfair on sellers in the current market and am really sending out those posivibes to all for big sales soon :)

I know exactly how you feel we have now been on the market since September and have gone through some very down phases, especially when I lost 2 jobs because of it! I tell myself I will sell and try to say positive there is always someone worse off than you!
I am in no rush to go as I need a job to get my EOI through so I am not applying at the moment and will go into rented if we sell. My goal would be to be there for xmas but ultimatley July 2009 so I have a little time if this goes by I think I will be in a looney bin!!

Got another viewing tomorrow and I'm away on a training course, so think I will be able to deal better with it. Maybe a bit of distance, both physically and metaphorically is needed here:yes

It will probably do you good to be out of the house..it is so frustrating this part, we we're on the market a few months, and in total only had 2 viewers and one of them was the buyer. You sit there...well, when I say sit there I mean.....you clean the house and hoover and plump cushions thinking 'it's never going to happen'...but it will, we have all felt that at one point or other.
This thhread was a great support to me and its somewhere you can just have a rant because you know everyone is in the same boat...I was actually posting on here when the buyers were looking around my house, as I left my hubby to it, as I couldnt stand the approving and disapproving grunts!!! Then I watched the viewers walk next door to view theirs and then pass my house and go 2 doors down to view that...it is so so stressful...but NZ is worth it!!!!!!!!!!!:D

Well I have to say that fairy is becoming powerful! I will not see her until Mels has had some luck, but a call late this morning and a viewer with 75% of the price in cash came at 5.30pm. It was awkward as I was not back from London (including paying imigrant levys and giving passports), OH had gone to work and my parents (yes, the ones not happy about us moving) were babysitting for us. The agent showed them about, they apparently ooh'd at the right times and were quiet at others, but were gone in 20 minutes.
Hope to find out more in the morning. Sleeping in as many crossed ways as we can tonight. - would top off a fantastic month for NZ stuff after approval.
-This thread needs a fingers crossed smiley.
Off to watch Heroes series 2 now.

I would caution about estate agents that they have a tendency to over value to get you to sign on the dotted lines. One of the big corporate agents was happily saying £15k above everyone else. What we have found most usefull is having a dual ( rather than multiple) agency deal which has given us lots of exposure and viewers but and less *******.
I would also say that the time taken to complete a sale in this country it may be worth advertising now as the last thing you want is to be stuck here trying to sell the house. That was my plan last year - wait to sell the house till we are much closer to moving... I bitterly regret it now. I am still here and its soul destroying.

Since the fairy has been heading our way we have had two viewings and another tomorrow. The last couple are downsizing and like our house, but they are not even on the market yet... aaggghh.
The couple tomorrow haven't sold yet either, but we have to let them view, can't afford not to.
I'm going to make sure the fairy is really well looked after and comfy for a few more days so she does her best for everyone. :yes
Need to get a bigger envelope for her:D

Glad to hear the fairy is still spreading her magic. There certainly seems to be a lot more activity for us all, a fact I am certain, is entirely attributable to the fairy.
We are getting regular viewings now and have 2 families that want the house but of course they still have to sell theirs and we have yet to talk money with either of them!
Another viewing this afternoon and this one's already sold hers so could be good.
I'm trying to stay off here at the moment as I'm on a bit of a downer about the whole house selling thing and don't want to drag you all down with me!! But I am still keeping fingers crossed for everyone, old and new, that we all get the sales we desire. Can't keep away completely though, still find myself reading all the new messages every couple of days.
Give the fairy a big hug from me please. I'm sure she'll come up trumps for me soon.

Well the viewing today was a lot easier to handle, basically because I wasn't here! The hubby came on his own, and due to an error in timing by the estate agent my OH and viewer sat in the garden and had a mardle!
5 minutes after viewer left OH got a phone call from the agents, asking if viewer + wife can come back on Tuesday evening:) "He loved it" Now all we have to do is hope she does too.
We def need a fingers crossed emoticon:roll

We were unsure of putting our house on the market so early - we aren't flying until September. But with the time it takes for conveyancing here I knew it would take about 6 months in total. We are now just over 4 months away and although we have an offer that we have accepted and they are 'first time' buyers nothing has moved. They know we don't want to settle until September and are happy to wait. If we had left it later I doubt we would stand a chance of completing in time. It is worth going into rental if your house sells quickly to ensure a smooh move to the otherside.
Looking forward to the 'move' BBQ too. :yes

Dropped our house price today, we were on at £127,950, so have dropped to £125,000, hopefully this will generate some new interest as it's at the limit for no stamp duty, first time buyers and also a major price bracket on the internet sites. +++++++ for us all

I think I could do with booking the fairy!! We had our open day today - hubbie and I spent all day yesterday clearing the house ready. Estate Agent came from 10 -1 and we had a total of 2 people through the door - neither on the market and one of them was a lady who just lives down the road - I think just coming in for a nose!:no

I do have to say that a few months ago when Mickstim and myself sold, it was after we decided we had had enough and were going to NZ whatever. Mickstim was going to leave the house empty and then miraculously her original buyer sold theirs. We had the job offer come through so needed to do something and did a house swap with the people who wanted ours, which gave us some of the equity and a rental income from the UK.
I know it may not be possible for some of you but me wonders if sometimes the fairy listens when you really show her you mean business ;) OR I could be talking a load of old *#@*.
Still, really looking forward to the get together in the Summer here as you will all be here by then :nice1 I will provide the incinerator to burn those house details :D

I was away from the home on Friday and Saturday...at a training event on how to deal with different forms of anxiety!!!! :yes House selling did not get covered on the course, but wine and chocolate did :D
Preparing for second viewing tomorrow, cutting grass, cleaning all those little sticky fingerprints off places you can't normally reach, you know the kind of thing.
Janey I know what you mean about tempers fraying. We have found silence is sometimes a better option to the other types of interaction at the moment.

We have our first second viewing tomorrow :clap , she saw the house on Friday and looked at some others over the weekend. The Estate Agents called this morning to say she wants another look at ours.
She has told the agent that she cannot meet the asking price :( , but is not giving anything away about how far away from it she might be able to go.
So I don’t know whether to be excited or not, she is in rented so no chain, but I have a feeling that if and it is a big if she offers that the offer will be much, much lower than we are hoping for.
As we have only been on the market 3 weeks, and are waiting on the nice people in NZ Immigration to give the thumbs up to our ITA :yes we are not at the sell at any price stage just yet.
Anyway fingers crossed that she falls in love with the place and comes in a £5 below asking price. :D

Right, the viewer has seen 3 or 4 houses, the last being today and put in an offer by 5.40pm. Trouble is, it was 30k below - our answer was a simple no (wanted to swear), but he gave the usual blab about offering low on other houses instead, buyers market, etc. But, he ended saying I'll leave it on the table (even though he will offer on others) and he will not call the agent unless we call to accept (fat chance). So he is doing everything I would do in his position, just depends if he thinks he can get a similar house or is just playing games...time will tell.
He doesn't know about my secret weapon ;) ...come on magic fairy, do your work.
I won't be online for a couple of days, so wish us luck for then.Lots of ++++++++

Well, it happened today..... the market has got so bad that I was made redundant. So, we are now left with a house we can't sell, a wedding we can't plan for as we have no idea when we will sell the house or pay for it if I can't find a job soon and we had the biggest hale stones I have ever seen fall out of the sky four times today which doesn't give any indication that spring has sprung ready for some practice days for summer!!!!
Sooo am feeling sorry for myself

had the fortnight conversation with agent 'very disappointed blah blah bah that price reduction has not generated any veiwings one in 5 months perhaps we need to do virtual tour? why was this not offered up front?
my response do you think price still high? no leave it for another fortnight and we will see!:exit
my thoughts oh well do not expect any viewings then! ( had conversations with companies who pay cash for your house useless as they wanted to knock another £85k off the price but said that was no good to us they however sing our current agents praises and said if they did buy the house off us that is who they would put it back on with)
feel trapped begining to hate and resent my house, hate being in at the weekend but can not go out as this spends money agh!!!!!!!! :mad:

Janey - I get you completely on this (and I'm sure there are others too.... Dee?!) I have to admit to hating my house right now - I have no compulsion to do anything... even tidying! My hall floor has needed mopping for a good week now and I just cannot be a***d - no viewers, why bother :( I know this is not the way to be but when you have lost heart I don't know what you are supposed to do to keep you going? Our house has been on market almost a year and we have reduced to our lowest possible price now.
so just to let you know its not just you
my current methods of avoiding reality are... eating and an unhealthy addiction to facebook :o

I just got a quote they offered £60k under our selling price - ouch! think I will hold out for the fairy to head my way!
Still no viewings - have never had my house so tidy just in case we get a last minute call from the Agent with someone wanting to view!

we're in the same boat and not sure which order to do things in. only been on a week but realistically priced and do expect a flurry in the first week from those "hot to trot" buyers! I may take a half page ad in the local paper and advertise an open day (think its about £400 in the property section and cheaper than the 5k agent fee, I know it seems a lot but in the scheme of things....

Would like to share some good news, lord knows I think we need it about now. We've just accepted an offer on our house, at 7.5K under asking price.
Hopefully we'll complete by end of May, as both us and buyers need to be out/in by then. That's the plan anyway.:yes
Also had telephone interview for job this morning, but don't think I've got it. My qualifications didn't carry enough weight it would seem. Oh well, it was an interesting experience to say the least.
I'm sending chocolatey hugs to everyone selling, it's not over till the fat lady sings, so good luck to everyone.

House been on the market for 3 weeks with not dot of interest, but alas we have a viewing tomorrow evening. Positive vibes for tomnorrow Tracey.
We had some bad news about our house sale today. Our buyer has been unable to secure a mortgage - apparently she has a bad credit rating and no one will lend her any money. So we now have to put the house back on the market properly (the agent said it was still on the market but we hadn't seen or heard anything since we accepted the offer!!). I will be contacting other agents tomorrow to get it on with multi agents ASAP. We still have a bit of time so with luck we should be ok. If not we will have to rent it until we can sell. Not ideal but.............

you could pass your buyer on to me for some free advice as my company packages for all the sub prime lenders. if they could get a mortgage I could let you know with their consent and if not at least you know they've tried all the options

Thanks for the offer but she seems to be playing things close to her chest. At first she wouldn't give the agents any details about her finances etc... Now their mortgage advisor has been in touch with her and has been unable to find her a mortgage but there are a couple of the smaller ones left to try that may offer to those with a bad credit rating. We will just wait & see.
