Well - update on the NZ house selling front:

We have now been on the market for about 2 months I think. It may be less but it seems like more if you know what I mean. The market here is dying a very quick death, with lots of media hype about house prices set to fall by 30% etc.

At first we had no viewers at all, then a couple of open homes just gave an opportunity for nosey neighbours to come and check out our furniture, and then finally some proper viewers. Mainly the feedback has been that the house is a bit small (man they like their houses big here!) but one couple from Auckland (Dutch) liked it a lot, but wouldn't make an offer until they had sold their house. Their house went up for auction last week and sold, and today they came back for their second viewing.

They still really love it, apparently, but they want to come back on Saturday with their grown up children who don't even BL**** well live at home before they make a decision.

Oh hurrah - more tidying and leaf raking etc. I really hope they are not time-wasters, but it is a buyer's market here, and I am fully expecting a silly offer or no offer at all.

SamB apparently our buyer did the same we didn't know cos we were already here in NZ... Though even after the oldest son who was 23 (at away at university for bulk of the time) complained his bedroom was yellow, too small, funny shape etc they still bought it albeit for less than we would have wanted - so I think very positive response :yes

I personally would have told him to move out and get his own place as he's blooming old enough but there you go :D

Well the lady doesn't want our house. Too many things to do and it sounds like it was out of her price range anyway. Garage conversion not finished? Well I'm in it now and using it as my office, not sure what she was expecting. Also used 2 broken fence panels (£16 each) as an excuse.Oh well, more viewers please.

Our buyers were originally supposed to exchange on April 21 but they let us down said they could not raise enough finance until end of May. So after allot of grief, we reduced the price by a further £1500. They are now going to exchange today hopefully.
So we are now sitting here very anxious awaiting a telephone call to here the exchange has taken place.

Try your estate agent, they may have some news - I think you'll find the solicitors are closed now - your estate agent may be able to talk to your buyers though.

Just spoke to estate agent. He said the buyers are with the solicitors now and it will happen today and will let me Know either today or first thing tommorow. Looks like it could be a long night.

I have instructed 2 more agents to sell our house today and will enlist another 2 over the next few days. If I am going multi-agency I might as well get as many as I can trying for me.

Oh - that takes the biscuit - I fear this for all emmigrating sellers (or any sellers actually) apparently its the new thing to "guzunder" and go under your agreed price at the last minute. If buyers think you are stuck between a rock and a hard place then you are quite likely to back down or reduce further.

How annoying for you - hope it all gets signed and sealed asap then you can put it behind you and move on - literally :)

Our viewers came back for the 3rd time today, with a builder. They stayed 2 hours, apparently found nothing wrong so ................................

They're going to sit and think about it a bit more, and probably come back for a FOURTH BL****** viewing this weekend with their grown up children who don't even live at home (no time specified so got to keep it clean all w/e just in case). GRRRRRRRRRRRRRRRRRRRR bl***** dithering idiots.

i'd work on the basis that if you appear desperate then that comes across to your buyers, sometimes a bit of ambivalence can be positive! you know how when you dont really need a new job then you get a few offers but when you're really needing one it seems to take ages?
good luck, at least you've got viewers.. we had a massive ad in the paper on weds and still noone!!

think maybe the fairy needs to start making return trips - she saw us last year but I think all the fairy dust she left has run out now - not a sniff of a viewer despite new price.

Our contracts on sale were exchanged this morning OK.
We have also booked our flights now for 13th June. We had intended to fly out in July but the price of the tickets was double if we had waited until then. I just hope the completion of the sale which is not until 24th July goes without problems.

Cathgates - think I could do with the fairy - we haven't had a sniff of a viewing, keep hoovering, polishing and plumping the cushions - if my kids stand still long enough they will get dusted - all of this and still nothing:mad:

Well, our dithering viewers finally made an offer ............ $70,000 UNDER THE ASKING PRICE!!!!!!!!!!!!! And also $70,000 under the price we paid for it 10 months ago. Great. And they want us out in 3 weeks. Thet don't want much, do they.

We've politely declined.

Ha - we made them a counter offer of just $5,000 under the asking price and asked our agents to let them know this is as absolutely as low as we will go and please stop wasting our time if you don't want to pay it. We haven't heard back and I'm not holding my breath.

We've resigned ourselves to staying here for a year or so until the market recovers. We love this house anyway and I'm not particularly looking forward to the stress of building a house.

Sorry to hear about your 'buyers' Sam, it seems everyone expects a bargain at the moment.

On our front, we just had viewer 3 or 4? round. They are looking at 8 houses today including 3 and 4 bed - ours sems the top of their price range, so we sit and wait.
On another note, we signed a 2nd agent today to try to get more interest.

After our buyer failed to co m eup with the money we are back on the market. I contacted 4 more agents and have arranged for them to come round this week to put it on the market. However as the market has slowed we have had to drop the price. We had it on at the top end of the range anyway but had accepted £8000 less. We have now put it on for £15000 less but it will be marketed as 'offers over/in excess of ' hopefully this will encourage offers near what we accepted before. Just hope we get people through the door then we can sell them the place.

I'm afraid this could be a common theme for a few more months yet as the banks hold on to the cash to preserve their liquidity and make less available for mortgages.

Still, there are many on here MUCH worse off than us. At least we sold our UK house easily. Another open home today, cleaning, tidying, arranging mood lighting as it is very dull and rainy. 2 groups through. Fed up.

It will soon be over, the right person just hasn't seen your lovely home yet. What are you going to do about this offer?? :exit OH has suggested a use for it if it's written on absorbant paper!:laugh

It's not the done thing to stay at home during viewings or open homes in NZ, so today we drove round town, had a an ice-cream, then sat in our car parked down the street spying on the people looking round our home.

I wish there had been 'hordes' of them...

We got out first ‘offer’ on Thursday, £65,000 under the asking price! :laugh

Our agent had warned us before her first viewing that she wouldn’t meet the full asking price, but even in my most pessimistic predictions I never expected her to come back with such as low offer.

I’m also beginning to have doubts about my choice of agent, he was talking about adjusting the asking price before she came for her first viewing, which given the property hadn’t been on the market for 3 weeks at that point and we had 4 valuations all coming in at the same price of £375k, I thought was a bit strange.

Subsequently he phoned again on Friday following up from her offer and again suggested lowering the asking price by £15k, now we have had 5 first viewings and one second viewing in 4 weeks which I don’t think is too bad given the news in the media over the last month.

Anyway have made it clear again that she is so far off our minimum that we don’t expect her to come in with an offer we can accept. That we are not in a rush to sell and don’t see the point in reducing the price so soon after putting it on as it makes us look like desperate sellers.

this uses recent market data http://www.mouseprice.net/ also if anyone requires a hometrack realtime valuation to support their pricing give me a pm as i can do this for free rather than the £20 they usually charge. it is a basic price with confidence level of low - medium - high based on land reg data, surveyors data for sales and remortgages and the halifax price index. it'll give you an idea if your ballpark. remember that house prices have only dropped 1% in the last year although there are predictions of 5-10% throughout this year so its worth factoring this in when mulling an offer!

I have the fairy........ and She has been made very welcome, and has the guest room which has been freshly aired with clean linen and guest towels but I think She may be a little tired from all Her travels and hard work lately as we still havent had even the slightest sniff of a viewing or even a hint of interest, so if it is ok with all of you out there stillwaiting for Her to visit we will have \Her to stay for just a couple more dAAAys.
I have not long come back from a jolly nice afternoon at the pub with friends so if this seems to be noit quite the queens english then please forgive me.
I will visit the posting tomorrow and change any bad english

Good news from the mortgage side... kensington mortgages are about to relaunch their sub prime proposition which they pulled from the market last summer as they couldnt "trade" the mortgage asset. This means they are confident of liquidity in the markets as they would look to originate this month and exit (ie sell the mortgage to an investment bank or similar) in 3 months time. This will be a big confident move and starts to open up mortgage availability in the UK thus moving the housing market on.
Yet to see the products mind but all good news is still good news!

Well, the latest viewers put an offer on another house that has been accepted. But, (apparently this is good) we came 2nd - great if they are buying 2 houses!
We have now signed with a 2nd agent, but have managed to keep 1% fee with both. The new agent has put a sign outside, which we avoided before due to not having residence yet and questions from neighbours - I hate lying and saying we will stay local, but it is for the best :uhoh . The sign does make it seem very 'final' or official. Does that sound weird? We always new we would move and were/are excited, but the sign seems to make it seem more real - I can't stop staring at it, even now while typing.
Lets just hope it all works. :nice1

We have a viewing tomorrow but the people haven't sold their house - although the agent said they have had alot of interest (they wouod say that wouldn't they!!)

Anyway - have spent the evening spraying the polish and puffing up the cushions!
Think I will put the bread on to bake for when they arrive and bake some muffins at the same time:D

Well, we have conditionally sold our house. It just depends on a builder's report which should be sorted by Monday next week. Conditional contract has been signed. It's the mad timewasters who came 3 times. They raised their offer by $52,500, but still considerably under what we bought the house for 10 months ago, and the there's the $14,000 agents fees. Trying to feel happy but not really. Got to be out in 3 weeks, back to rental. It'll all be worth it one day hopefully when our new house is built.
