Hi Everyone
yes I did ask for the fairy but I think she has spread her dust wide I actually had a viewing over the weekend WOH!!!!!!!!!!!!! :raebanana :laugh first since Feb (not heard yet!) but even still the couple gave us aboost and were very nice ooh and ah in the right places! keep the dust coming and everything crossed they have sold and only have one in the chain perhaps this is the boost we need! especially as it is 2 weeks one day until we go on our recce I am sooooo! excited I want to board the plane now!
The currency arrived last week suticases out this oooh! shame I have to go to work in between and not soak up all the nice weather!!!:laugh
I can not remember who is next perhaps on our way up the M3 we will get her to spread her dust over the South East!

Well we just had a viewing - turns out it wasn't such a waste of time. Lady said she loved the house and wants to bring hubby for a viewing on Friday:clap
Although the estate agent told us she was still on the market it turns out that she has had an offer which they are considering and as our house is reasonably priced (damn should have put it up for more!!) she may accept the offer even though it is below their asking price.
Trying to keep calm and not get hopes up!
Janey - think I am next in line for the fairy - let me know when she is ready to head up the coast! If Friday works out - will let you know so she can head off somewhere else:D

I'm typing this as the buyer's surveyor is "just taking a walk around". Funny walk around if you ask me, he's in the loft at the mo!!

Not good news our viewer has issues with their house so at the moment does not feel she can make any offers! :wah
not suprising when she let slip the next house she was viewing after ours was £25k less,
not sure what to do now hopes of going out on a recce and securing job potential now fading it certainly is a roller coaster ride! ( similar houses in neighbouring villages for more money have sold like wise similar ones for less) have we got some kind of disease? If I drop will I be too cheap if I stay put at price am I too expensive Estate agent no good at all
really fed up now! :(

janey, have you thought about going multi agent? or you could get your agent to arrange an open day in a couple of weeks to get interest going again. it might also be worth taking new photos for rightmove while its sunny to refresh the details. also have alook on the website for similar properties that have gone stc and see what word phrasing they use. ask your agent for brutally honest feedback to see if you can overcome objections. I feel like Sarah beeny after all that!

Thanks Victoria, yes we have had new phots and agent planning to do virtual tour in garden and living areas, the sticking point seems to be we are an upside down house and people prefer to go from lounge out to garden you can go from sun lounge via steps but people use this as an excuse we are not the only upside down house in the world. Multi agent yes might consider when sol agency runs out at end of month not prepard to pay 3% though and current agent on every website going. Agent says quote' open day a waste of time for properties been on the market for long period would only be good with new properties) I know we will sell and keep telling myself that but you can not help getting down at times

Working in the housing market as I do, and I don't wish to seem negative but the market in the uk is on its knees right now. Make your house a cut above the rest. remember its the first 10 second impression that will sell the house. get the garden looking its best. pot of coffee on the boil, bread in the oven. I know these things sound stupid but belive me these things quickly turn a house into a home! GOOD LUCK EVERYONE!!!

Well - we had an unexpected viewing today (only the third since Xmas) and whatever the outcome, just pleased that people are out looking again!
Also noticed lots of new mortgage deal signs in the bank today so I'm just keeping focused on the positives!!!:nice1

Well, we had to put our house back on the market after our buyer dropped out. I have now gone multi agency and had 1 viewing to day, 3 tomorrow and 1 more on Sunday. We seem to be able to get them through the door - just need them to want to buy!!!

hi liv and dale. we're in bodmin using millers as they've sold 2 for us before. we like the look of hawkes bay at the mo but need to get offer on house realistically to then get job offer etc. where are you guys? I own a mortgage company so unfortunately know the score with the market! fingers toes and anything else I can find that can be crossed

Been in my shorts doing gardening all day (for those in NZ... we're having a mini-heatwave here in UK!) kids playing out, made tents in garden with sheets etc :) then estate agents rang at 2pm to ask if someone could view at 4pm.
I must say did the least amount of tidying with any viewer so far - I was just having such a chilled day and couldn't be bothered to get into that panic mode so I just swept the hall & kitchen and made sure the loo seats were down!
Fingers crossed anyway - they seemed to like it - they said they like it (don't they all - then you hear bizare feedback through agents) but most importantly ... they have sold their house!! Apparently their completion date is in about two weeks. The mum asked if she could come back with eldest son (no problem:) ) Also she said she knew our neighbour as she works with her. What does all this mean?? I need an answer now!! Cannot stand the suspense !

and wouldn't it be just when I've decided to start a vegetable bed at home... I've spent every evening this past week digging over a long strip of lawn and turning it into a future gorgeous home for tomatoes, peas &co.
I have blisters!
oh well... if we get an offer I think I'll be willing to throw in a few plants and lots of my hard worked, sweat-drenched, freshly dug soil ;)

Do you ever catch a glimpse of a car driving by a little slower than usual and looking in the direction of your house? This has almost become a bit of a game with us.
It is also obvious for us as we live in a cul du sac and the only reason to go past is to stop at the other end (or turn around and come back). Our house is also on a bend, so looking our way is the wrong way to where they should be looking.
We try and remember to see what cars come for a viewing to see if we were right - I know it's childish, but at least it's a diversion.
By the way, my latest guess is a black Golf yesterday - we will see.
Does anyone else play any strange buyer games to relieve the 'limbo' or just to think of something else?

we too live in a cul de sac and think that any car we've never seen b4 is a potential buyer... thinking about dragging them out of the car whethet they are or not and showing them round!

Very excited! Our buyers have sold to people in rented so only the 2 houses in the chain and to make it even better we only dropped £10k to the price we expected to get.
May be the fairy is spreading her fairy dust up the motorway:D

Congratulations Kerry & Dave :cheers Am feeling a bit despondent at the moment. We had 5 - yes 5 - viewings at the weekend and not one was interested. The feedback seems to be 'too much cosmetic work', 'too small' etc... The agents have said to us when we first put the house on the market not to worry about the torn paper in the kids rooms and the kitchen as buyers are looking at the size not the decor. They seem to be WRONG. Did anyone else redecorate before selling? We are reluctant to as it is more money & time that we could be spending on clearing out our junk etc... Any suggestioms? Should we just go over the kitchen with a lick of paint & tear all the paper off? We even have a brand new boiler to tempt them!!:no

i would spend some money on redecorating to a standard that is as cheap as poss but doesnt through up any negative objections from buyers.
bear in mind that we are looking at 5-10% price drop this year its worth getting shot early on. im a mortgage broker and we are starting to see down valuations now of that amount as surveyors are getting itchy due to the housing market.
i know its seems like throwing good money away but focus on your goal. i personally think estate agents are unqualified and overpaid but their feedback is usually very valuable as long as its true!

We can just paint the kitchen but the kids rooms are more difficult. They have so much stuff in them that to redecorate would be a mammoth task and it would be immpossible to do while we have people viewing the house. Perhaps if I got them to stick some posters up?

We certainly house doctored our place, but all that involved was fitting a new white bathroom suite, putting new doors on the kitchen cupboards and then every other room was papered with lining paper and painted the same colour.
This kept the costs down as the paper was dead cheap, the paint was the big value B&Q tubs and the doors were reduced in the sales.
The biggest 'cost' was the elbow grease needed to get the house into a depersonalised, clutter free zone. Well worth it in the end as we accepted an offer within 4 weeks.

nicky i would declutter every room and cover up the torn paper with something. you know it makes sense cos your going to be packing soon anyway so will save on some work and it will make the house look bigger even if its not. Good luck and fingers crossed for you too
we paid a visit to our estate agents today made him go through the HIPS with us and discussed multi agency with him. we know he is right about the market being flat and everyone seems to be waiting for the mortgages to appear again for the first time buyers as thats whats holding the market back but it doesnt do any harm to discuss what they are doing for us and put a shot across the bows at the same time.
Good luck to everyone on the market ............. i wish i had sprinkled more fairy dust in an envelope to keep back for after i sent her off to mel. This limbo thing is soul destroying especially when i have still got 3 people interested in buying if only they could sell theirs.

We are decluttering but that seems to leave us with boxes over the place. OH has been in the loft for the past 3 weekends. Once finished in there we will start on the bedrooms. I think we will have to get some posters for the kids rooms and just strip the paper in the kitchen and paint.

I would definitely strip the wallpaper and re decorate the kids rooms neutrally. Big task I know but it should be worth it in the end, don't put posters on the wall, buyers will start asking what's behind and will know they're used for covering up stuff.
Definitely also paint the kitchen neutrally, the estate agents were wrong to tell you not to bother. The more cosmetically good looking the house is the more likely you'll get an offer, especially if yours is the best looking house on the street and competitively priced.
Just a thought with a buyer mentioning the house was small, could this be because you've got over cluttered rooms ? If so definitely declutter even if it means putting things in storage for a while, a garage or loft or a storage unit.
All extra costs but definitely worth it in the end if it secures a sale :nice1

You may remember I posted on here a few weeks ago about all the traumas we were having with our buyer and how he had vanished - well today we exchanged!!!! We complete in 4 weeks on the 10th June and fly out the next day. He wants to come in to measure up between exchange & completion so I better make sure its in a resonable stste so he doesn't change his mind ( not that he can of course!).

Well we went unconditional today. The dithering time-wasting buyers raised their offer until it was only $16,000 under the asking price (they started $70,000 under), and we accepted. Thanks to the simple NZ system, they only had 7 days after making their offer to sign the contract and go unconditional - so there is no nervous nail biting for months like there is in the UK. In fact, there is no time for nail biting at all as they want us out in just over 2 weeks. YIKES!!!
So it's back to packing, something I have become very good at. I'm trying not to think about the money we have lost on this house since we bought it 11 months ago. Unfortunately we bought at just the wrong time and the market has really crashed here, so I am just grateful that we have sold.
We were only on the market for 2 months and it felt like forever. I really feel for the long-timers on this thread. I wish you all the best and will continue to keep my fingers crossed for you all.

well I have just spoken to our agents - the lady that viewed on Sunday DOES like the house and DOES want a second viewing... but... she says her son is doing exams at the moment and she wants him to look at it - so she'll do it when he's finished.

we had someone stop and take details outside our house today according to OH they sat for 10 minutes writing notes and looking into the windows from the car.......first time thats happened but then we are in a cul de sac. I think they were visitors to a house just round the corner so who knows they may ask to view the inside as well as just look from the outside.

Had a viewing yesterday afternoon, first in two weeks, totally out of the blue agent called @2.30 asking for a viewing @4 just as well I had tidied up in the morning! :D And in the evening I noticed a man walking passed the house a number of times, who kept viewing the house from a number of angles, so either he was casing the joint or he could be another potential viewer.
Best of luck everyone, and fingers crossed we all get a decent sale sometime soon.

Feedback from yesterdays viewing is that they really liked the house but wanted to know if the attic was big enough to convert into a 4th bedroom, not only is it really large but next door already have planning permission to convert theirs so planning permission should not be an issue!:D
They also wanted to know whether the ‘Aga’ was staying, well it’s not an Aga it’s an old Belling and we were dreading having to get it out if the buyers didn’t want it! :)
Funny thing is we asked about the cooker before making our offer on the house, so don’t know whether to take that as an omen.
They are away for the weekend and will come back to the agent next week to arrange a second viewing when they can bring a builder along.
Trying not to get too excited as even if they do like it enough to put in an offer it might be like the last one (£65K under :mad: ) and too low for us to accept.

:mad: Well our luck was short lived. We still have our buyers but their's who were in rented have pulled out and offered on a house which is £50k less. The people who want ours are gutted and going to get straight back on the market - how frustrating - the sold sign has only been up for 48 hours - back to keeping the house tidy:mad:

Thanks Genie - I am really gutted. We didn't really have to do anything to sell as we had kept it up together. We made sure the garden looked neat and tidy and made sure we de - cluttered so viewers would get the best impression. Our buyers still want the house and their offer is a great one but we are going to go back on the market as I don't know how long it will take them to find another buyer.
Can I book the fairy again:wah
