So sorry to hear your news Kerry, I can imagine that you're gutted :no ! It's so unfair that this is possible in the UK, it should be that once the deal is done, buyers shouldn't be able to pull out anymore without paying a fine...

Although I can imagine it's very hard, try to keep your chin up and will keep fingers and toes crossed here that they manage to sort things out soon.

English law regarding house sales is cr*p. Why do we have to pay for a HIP? Wasn't that supposed to speed things up!

well.. after getting overexcited about our first viewing, its back to earth as the viewee(!) didnt like the steps that go up to our bungalow! of course the agent doing their job would have pointed that out to a 60 year old lady before they viewed??
on the plus side, the thought of an offer spurred us in to finding out about other things so every cloud etc.
if anyone on here has mortgage issues themselves or with buyers, i could help out with any questions. i wouldnt want to do a transaction but would point people in the right direction. i have access to all lenders and an experian link which is rare so know the facts straight away.

So sorry Kerry and David...I know what it feels like (we had some buyers for the grand total of two weeks who pulled out - we even had a small solicitors bill as a result of THEIR actions!!)

Yes, Belmont Babes I am still on the market and in fact will be ""celebrating"" one year this week!!! :wah
As a result of our anniversary and this week's viewers commenting on the price (we have already dropped 15k from a mid range valuation one year ago) we are exploring all avenues.

We did look at the possibility of part ex-ing and "sale seekers" deals with a new build company but have dismissed that for now as we really don't want to keep a house in the UK if we can help it.

So we have asked another agent to re-value the property this week and are wondering whether joint agency is a good idea .. as this is what the new build "sales seeker " scheme is in effect.

Anyhow, enough of my rambling but I'm trying to keep focussed!!!
We will sell...we will sell....we will sell!!!!!

I really feel for you Kerry & David :no . Our buyer had to drop out as she couldn't get a mortgage but she kept us hanging on for 6 weeks.

Some good news (well I hope it is). We had an unexpected viewing tonight. I had to rush home from work and do a quick tidy in time for the lady & her little boy to come round. As it was after 5pm and outside office hours the agents couldn't make it so I had to show them round. I think this was better as I was able to explain things and possibilities etc... Result is that she really likes it :yes - the kitchen is a little small but when I told her I had raised 4 kids with the small kitchen (just to show that it wasn't a problem) she was ok. There is scope for extending in or out anyway. She wants to come back with her husband on Saturday. She did discuss the price & negotiating - I said we would consider reasonable offers but would want to make sure the finance is in place. She is also a first time buyer so just keeping my fingers & toes crossed fro Saturday.

hi

been watching this thread for a while now, well we are putting our house up for sale this week, i was really nervous as house across the road has been up over a year and not sold. but and heres the good bit,it sold this week and also a house on the corner went up two weeks ago and thats uder offer aswell now, i dont want to get my hopes up too early but they are both terraces as is ours but the only difference is that our has a huge back garden and a driveway at the back for two cars its immaculate inside as weve done it up from scratch and its taken three years. so hopefully fingers crossed it will sell, ( my only dissapoinment will be that we have put our hearts and soul into doing the house up and now its finally finished we wont get to enjoy it for long):wah

He doesn't think dropping the price will make a huge difference yet but hubbie is "keen" to drop a significant amoiunt because we are desperate to get to NZ now. Thinking of going with multi agent but still got 4 weeks exclusivity left yet.I have a job waiting but really don't know how long they will continue to wait. It is so hard to know whether just to count loses now and reduce or hold on and miss job opportunity or loose even more on house in coming months.:uhoh
It is all so frustrating! Middle daughter is due to start Secondary school in Sept which is a pain as would prefer it all to be sorted by then and she could just go straight to NZ. Too much to hope for it seems!!

i'd tell the agent that you need to go multi agent and if they dont like it, they can always withdraw.. they can't and never enforce the exclusivity contract.
been sorting the same myself today and we've only been on 2 weeks! gonna give it a week and then go multi agent. remember, they all need the business and if they're any good, why would they be scared of a little competition?

PLease check your contract, because it will probably have a notice period as well. If it does, give notice now so that the 4 weeks exclusive is not extended by any notice required. Did that make sense?

Has another viewing today, agent phoned this morning to see if they could do a viewing this afternoon. I guess this means they have a lot of spare slots at the moment if they can do same day viewings.

This is our second viewing this week after two weeks of nothing so I suppose that is a good sign, if only both of them could just fall in love with the place and start a bidding war!:D

I haven't been around for a while - apologies our pc has been out of action, and I have only managed the odd email when my Son has been here fixing the pc as He brings His laptop.
We still haven't had any viewings!!!!
But i have had some good news, I have been offered a job with EON and I am due to start on 2nd June:yes
If I'm honest I would rather have had an offer on the house!!!!!

See there was a reason why people had problems - post office!!

Well we've decided to jump on the band wagon. The property market in SA isn't much better than everywhere else, so even though we have only just started the process (EOI selected a few weeks ago), we've decided to get on the market.

Had our first viewing this morning. Still waiting for the agent to get back to us with feedback. We've decided that is we can get close to our price now, we'd rather pack up the house contents and put it in storage for the next 6 months and rent a furnished house. Rather that than discover in 6 months time that the market has got worse and then have to knock a bunch off our price. Ho humm... yet more waiting....

the lady from last sunday (whose house has sold) wants to come and look around again at 11am today !! She's bringing the other son, that didn't see it last weekend (and did I mention their house has sold).

OH my GOSH - need to go run around and tidy and hide dirty laundry etc
We have a viewer - whose house has sold - and she's coming for a 2nd viewing.

Just had our 'second time viewers' around. Drove everyone nuts getting them to tidy up then went into the garden with the kids and dog as the agent showed them round. They didn't ask many questions, only about three and about the local schools.
All I can say is they would make good poker players.

well, they've been, good look about. She bought eldest son (21) and his girlfriend. Lots of questions, lots of looking - garden, garage, attic, every room at least twice. They said they really liked it and son said it was by far the best they have looked at. Asked about boiler, council tax etc etc

They have a date for completion on their sale - three weeks off !!

Told them we are prepared to go into rented immediately as we are not ready to instantly shoot off to NZ. So we are in very good position , as will they be if theirs goes through smoothly. Did mention I don't think we can do three weeks!! :uhoh

So now down to gritty business - phone range with an offer £10k under . Sounds not bad you may think - but - we are now on a "no offers" price of £299K after already reducing from £335K. Bit annoyed that estate agents didn't express this more to them as we told agents we CANNOT budge from that price (can negotiate on things like what we leave / include etc - but not price). However agents said, they have to put the offer forward to us. She got back to us to say they've said they are going to think about it.

We have to stick by our guns on this I think ... but feel very :uhoh
so near but yet so far ...........

I've been away from this thread for a while, it is nice to see some people have moved on!

We got our house valued in Nov but delayed putting it on the market as we needed to do a few jobs on the house, I can't believe it is 6 months later and we are still not ready! DH been working very hard recently and has not had much time to do anything. BUT! We are nearly there and reckon it will be going on the first week of June. I can't believe all the doom and gloom about the housing market lately. I'm just hoping the people in our village don't watch the tv or read newspapers! :laugh

Vixanne, that's fabulous news of an offer - hope you can come to an agreement.

We've just come to the decision ourselves to drop another 25k after another set of valuations and looking at our local property market. This is 40k since first going on the market....but we do want to move things along (then we saw in the paper today that things are looking up and property prices are not falling!!!:laugh) Did notice a lot more people looking the the Estate Agents today than there has been for a long time.

Everything crossed Mels & Vicki. We had a second viewing today :clap- the lady fell in love with the house during the week but had to convince her husband. She brought her brother along as her husband didn't speak english so the brother did the negotiations. They initially offered us £20k less than our reuduced asking price. I told them no way. They increased it by £10k but I said we were still looking for nearer the asking price. The best they could offer (they said) was another £2k. They are in rented so have no chain. OH & I discussed it later and although it is £22k less than our initial asking price (which was a bit optimistic anyway) as they are 1st time buyers and seem to have the finances sorted out we have agreed to accept it once the agent makes the formal offer to us. I did tell them though that if the surveyor finds anything wrong then we will not drop any more. So fingers crossed it happens :roll We will still keep it on the market until exchange just in case we can get a higher offer - who knows??:D

We have had the most horrible afternoon - heard nothing else - all we could do was bicker with each other - everybody really uptight and snappy. How I wish this could all be over and done with - just so so so much want to be in NZ asap.

doubts beginning to creep in already... should we have took offer? (no, we shouldn't) will they come back and offer more?? have we scared them off by being so inflexible????? aaaaaaaaaaaaaaaaaaaaaaargh scream stamp etc

Ugh, if this wasn't SO important to you guys out there, it would make excellent Tv; it's so nerve-wracking logging on and seeing where you're all at; just want to shake all these potential buyers adn say "Can't you see you HAVE to buy these people's houses, they HAVE to get on with getting to NZ nad YOU can make that happen by putting in a decent offer".

Cheers. First viewing and we are still busy tiling the kitchen and touching up paint, but they say they like it and are interested (whatever that means). We haven't been through this is 12 years so we have to learn how to handle if all over again.

Another "old-timer" ;) always lurking in the background is Dee - I know its around a year for you too and things are quite frankly a pain in the bum. We'll get through this somehow and join the others (& fairy) for one hell of a party in NZ!

In the cold light of day I am still torn between ... should we have took it or not. to be honest it's not even an option as we've already dropped to our bare min. :( I think I know that realistically we WOULD reduce a grand or two but we can't do ten on top of the £35k already. boy I hate having doubts though :confused:

We had another viewing today and they made an offer on the spot. The same as yesterdays viewers. I told him it was alittle bit low still. hge went away and called back 5 minutes later and increased it by £3k. So now we have an offer that is £20k less than our original (slightly over priced) asking price and £12k less than the failed offer we accepted. They are both 1st time buyers so will just wait to hear from the agents. ++++++++++

You know - if this happens I sure have waited long enough for it - but wouldn't you know its just when we have decided to turn part of our garden into a veg. patch and spent hours and hours digging it over and just yesterday planted it full of tomato plants and various veg seeds. ;) Maybe that's the secret for anyone wanting an offer... do something at home that semi/ kind of/ almost makes you want to not sell the house just yet (you know I don't REALLY mean that!). We've also just changed the car!

Well I'm hoping a bottle of red will help the evening pass quicker cos' it's awfully hard not knowing but thinking ... just... almost....

:nice1Hi ,I have read this thread with interest and a little envy! sorry! Well done its great to hear things are selling we have had lots of interest had an offer £40k less than askng price we have already dropped 15k. Said NO ! We are thinking of renting is anyone else? I hope your sale goes through smoothly.
