Yes we would definately consider renting if we don't sell.We have had the house on the market 3 weeks and had 4 viewings with a couple that sound promising. I'm not too worried though we would probably pack up and go, then wait for the market to pick up to sell later on. I know its not ideal but wouldn't want to be stuck here waiting to sell the house if visas came through.

Renting is our latest plan. Spoken to the morthgage company and they will let us for a fee and they will also let us switch to an interest only mortage. We have had agents in and I think it makes financial sense rent v mortgage wise. Its not our original plan but the local market is just not moving. We cant keep dropping the price. Just hoping i still have a job to go to in New Zealand. Only problem it leaves us with so little financial reserves we are now trying to reduce the volume of stuff to reduce our shipping costs.. Its plan Z - if this does not work I think we will give up.

I think I saw her car earlier (we live on a cul-de-sac) so fairly sure she really is keen - but its not over till the fat lady sings ;)
You know - if this happens I sure have waited long enough for it - but wouldn't you know its just when we have decided to turn part of our garden into a veg. patch and spent hours and hours digging it over and just yesterday planted it full of tomato plants and various veg seeds. ;) Maybe that's the secret for anyone wanting an offer... do something at home that semi/ kind of/ almost makes you want to not sell the house just yet (you know I don't REALLY mean that!). We've also just changed the car!
Well I'm hoping a bottle of red will help the evening pass quicker cos' it's awfully hard not knowing but thinking ... just... almost....

We said we would consider renting if we didn't sell in time. I also spoke to our mortgage company and asked about a payment break. They could give us 6 months payment free which would help if we had to go before the house was sold or the sale was completed. Could be worth enquiring about for others too.

technically, if you forgot to inform your mortgage company it wouldnt have an impact. you do however need to change your buildings insurance as if the property burned down you wouldnt be covered under your terms and conditions. a lot of lenders give consent to let for free now. if they give you any grief, they have to "treat the customer fairly"

Yip we are in the same boat, we have had quite a bit of interest so far and have another second viewing tomorrow but the only ‘offer’ we have had was £65k under the asking price.
We are looking to move October time, so we put our house up for sale in April to give us enough time to get a sale at a decent price, if it sold early we would go into rental for a bit, but the shock of that offer makes me worried that all offers we will get will want a large discount.
So that has made us both think long and hard about what is the minimum we will accept for the house, we have settled on a figure and will not go any lower, and should we fail to get it by the time we are ready to move then we are prepared to rent the house out instead.
We are also well aware that even if a buyer offers an acceptable price they may try to negotiate (gazunder) or pull out prior to exchange, so if and it’s a big if we get an acceptable offer we are going to push for a 4 week gap between exchange & completion, so we don’t need to commit thousands of pounds to moving before we know for sure that the sale is going to happen.
You need to do the maths, remember to take account of letting fees, insurance and maintenance costs as well as periods where the property is empty. If after this the rent is still more than the mortgage then renting is a goer, otherwise you are looking at part funding your UK house from NZ on probably a lower income.
We have rented our home out before when we failed to sell when moving from Scotland to England, and realise it’s not ideal, a tenant is not going to look after your property as well as you would, you need to factor in spending a bit of time and money to get it ready when you decide to try and sell again. If you have a particularly nice garden it might be worth paying for a gardener to come in a couple of times a month.
On the plus side BBC news this morning was reporting that rents are expected to rise sharply in the coming year as more people are looking to rent than buy.

HOORAY:raebanana We are sold again! Our buyers have received an offer from new people over the weekend which they have accepted so it's all back on again today!
Their buyers are in rented which is great and they want to be out in July so fingers crossed it will all go through this time.
Good luck everyone else. I have been away for a couple of days and just catching up on everyone elses news - lets hope that we all get some good luck come our way this week:)

I think its understandable that I'm rather a tad excited :D but I also realise its not binding etc etc and many things can happen yet - but - I also think I deserve to be a bit happy today !! :raebanana
We have been on the market one year and 15 days !!
Our buyer is due to complete on her SOLD house in less than 3 weeks - not sure what her plans are but I know we cannot do conveyancing THAT quick ! but maybe should start thinking about packing and finding a short term rental.
Cannot believe this is happening after all this time - really do keep pinching myself. Had to share the happy news with so many on here that have helped prop me up throughout the last 380 days.
keep those fingers crossed for a smooth transaction.

Have been quiet now for a while just wading through the mire but our update is that we went multi agency today.........the 3 people who want our house have still not sold so thought ok in for a penny in for a pound.
Also sent a letter from my doctor to INZ which they asked for to support my health thingy so again its wait and see time.
good luck to everyone out there looking for that elusive sale which we all know will come along and the limbo thing will evaporate i am sure.

All the same worries,decisions (most importantly whether it's jammy dodgers or jaffas) top tips on where to stuff the dirty plates in a hurry and edge of the seat wheelings and dealings....are you sure no-one is a script writer for soaps on here!!?

.... well a bidding war :laugh My second buyers - Mr B put their formal offer into the agent today. I told the agent about our first buyers - Mr A - who made the low offer the day before and they contacted them to tell them about the higher offer. They immediately increased their offer to £500 more than Mr B. We have also had another 2 viewings today and another one tomorrow. Mr B has got his finances in order so it looks like his will be a definite sale. Mr A was a little bit cagey about his finances so watch this space. :)

asking price £335k when we went on a year ago then down to £320 before christmas. Reduced to £299,950 a few weeks ago and have now accepted £299,000 with white goods included. I'm happy cos' it means we can come to NZ and thats all I'm thinking about :)
In fact I'm bloomin super duper excited - I could hardly sleep last night!

We've only been on for 3 1/2 months. I say 'only', but your 247 days makes it sound much less than it feels. - I haven't counted the days - yet...
Our update (bear with me as it's a bit odd).
2nd agent had no viewings in 10 days and is suggesting a lower price if we want a quicker sale.
1st agent no viewings in over a week and blames the media for it. Says keep the price and wait.
The moron with the low offer - as it turns out is a customer of my sister in law! After working this out, they discussed my house and he said it was 'immaculate', but not worth whay we wanted - I guess he is an expert on property value now?...Anyway, this is a bit 2nd hand info and may not be entirely correct.
Looks like we may end up renting it just so we can go when we want to - don't want to though.

Our board has gone up today - bit scary actually! So time to sit and wait.
Have been told by the agent that it's probably the worst possible time to sell -but such is life!
The kids are not impressed however - they've just blue tacked a sold sign on the board - they don't want it to be bought!

Andy-Dee - you should have seniority as a founder member of the "old gang" on here - but you are not alone in how long your housing sentence has been!!We've "celebrated" a year on the market this weekend, after Vixann's anniversary, with a march down to the Estate Agents, price -drop and the expectation of people flooding through the doors to view!!!! (The viewers we have had usually like it, half have come to view again and we even had the brief excitement of a sale but somehow we're still here :( and the phone's still not ringing yet!!!!!)
Just need to bus some buyers in, lots of them (preferably with wads of cash and no chains)!!!!
Anyhow FAB news for all the offers happening at the moment.:clap

... you get none for ages then 3 come along at once. We had our 3rd offer today. They have all been for the same but the one today does have a bit more money to play with so the agent is going to try to increase it by a couple of thousand. They are also 1st time buyers with the money, looking to exchange contracts quickly but not necessarily move in as quick which means we can sell the house and exchange but stay here until we leave in September. Now thats what I call a result. Although until I have surveyors round I won't count my chickens yet.

Am I allowed to swear on here?? Perhaps not :( I'm terribly, terribly frustrated old bean. We heard this evening from our estate agent (the cad) that the completion date we had stipulated upon accepting our buyers offer, would now not be able to be met. This is due to the said buyers, (rascals) not being able to get time off work together until two weeks later. Boo!!
So here we are, having got child removed from school at the end of this week, me in the final stages of closing down my business, the household goods being sold off and a house sale advertised for this weekend, my car in the Wiltshire Times this week to sell ..... and NOW THEY TELL US :exit
Not a happy bunny as you can tell. Feel my estate agents have taken their eye off the ball, or they would have realised, as I did, how things had gone very quiet, too quiet. I feel a screaming therapy session coming on.:roll

Thanks for the advice SB, we are going to be offering to do some legwork between solicitors tomorrow, in the hope we can get them to sign and exchange before the bank holiday Monday.
The reason I'm so annoyed at them is they hadn't told anyone they changed the date. Had we not 'phoned our estate agent (cad) and pushed him to find out what was happening we wouldn't have known. What's that old saying....ignorance is bliss!!

We have just had some feedback on the couple that need to sell their house. Apparently they have a couple of revisits for their house this weekend and if they get a decent offer they will get back to us. But they are visiting one other house just to make sure Aagghhhh..... on and on it goes.. and on and on...

Final buyer won't increase his offer so we have 3 all offering the same so I told the agents to tell them that it is a race to the finish post. The first one to exchange and agree to a September completion date gets the house. Saying that the house is still on the market so if another higher offer comes along then we will reconsider :yes. After being let down with our first buyer this is good news. Just a pity we have had to settle for £5k less than the reduced asking price and £15k less than we wanted (or needed) originally. Still a sale is a sale.
I had the fairy a while ago and thought her magic had waned - maybe it was just resting and has now reawakened full of vigour & vitality. Go fairy :raebanana

ok- surveyor coming this afternoon - why do I feel like I need to do something?? Presumably plumping cushions and putting the filter coffee on doesn't work for them!!
Seriously - is there anything I should do? we have a 15/16yr old house that I am not expecting any problems from - which makes me all the more nervous that he'll try and find something to justify the money he's charging our buyer :confused:

Hi Vicki
My husband is a surveyor and his tips are:
- offer the surveyor a cup of tea or coffee
- if you have a loft ladder drop this down so it's ready
- don't follow the surveyor around, just led him/her do their job
- keep the place tidy and if there are any animals (dogs in particular) keep them out of the way
- you can ask the surveyor questions at the end as they may give you an indication if there are any problems
- if it's a valuation survey it can be useful to get comparables from recent sales in your road or nearby for similar properties and actually give them to the surveyor as this will save him/her having to do this research and will back up the sale price
