ok - about to pack PC up and move it down to rental - may have dodgy connection from now on as having to use mobile broadband pay as you go (don't want to sign up to any internet providers as leaving in less than 4 mths)
spent last night in new house - fantastic ! chinese takeaway , beds up but surrounded by boxes and suitcases! loving it :D
AND we saw two wild deer, a heron in our river and a fire engine (youngest was most impressed by the latter as the fireman waved at her!!)
off to hoover up all the dust bunnies :p

Writing this from the Travelodge at Beckington, Somerset. If anyone is thinking of staying here DON'T!!! It is the dirtiest place I have ever stayed in the UK.
We moved out of our place on Friday and have to say I didn't shed any tears. We are now officially homeless and the strangest thing of all of this....having no keys in my handbag!! No house, no car. Very odd :yes
I'm sending posivibes to everyone trying to sell on here, I've got my fingers crossed for you all.

Hi,
Reading some of your posts makes me feel a little better, regarding timescale. We plan to arrive in NZ mid January, depending on a successful house sale. We must be there before March as our RRV's will expire then. Our house here in the UK has been on the market since February this year, we have had two positive viewings but they need to sell their properties first. We are looking into the possibility of part exchanging for a smaller property and renting it out to clear our mortgage in the UK, but this would mean taking out a mortgage in NZ as our collateral would still be tied up in the UK property. We keep telling ourselves we have lots of time left and everything will be ok, The reality is that we feel time is running out quickly and we are both beginning to stress and argue about it. We have had no shipping quotes yet but have spoken to companies, we were thinking about September time would be ok for that and we haven't booked flights as we feel this can only be done when we have a definite date which can only be decided once, if we sell the house ARGHHHHH!
As we do have a deadline of March we are both getting very scared and I worry that this tension is going to take the excitement away from the move, and make the situation harder than it needs to be. We are trying to do everything we can but the housing market is so slow at the moment. We have already reduced the property £10,000, which eats away at our profits and with March 2009 on the horizon it's all becoming very worrying.
Good luck to every one out there as I know we aren't the only ones in this situation but if any one has a cunning plan then please will you pass it on.

However if you rent out your property, although your capital will be tied up , you could wait until market more bouyant? You can still sell while rented out once they have been in 4 months of a 6 month contract. We will if have to - use the letting part of the agent who is currently selling our house they will just rest it for the 4 months and if we wish try again they will then re -market it - have a chat to some agents we were very surprised at the rent we would get for our house. There is a great demand for rental properties when the housing market is shaky. There is always a flip side - can you release capital by re mortgaging? Or get a better deal? Can you sell off a parking space - or piece of garden - can you raise money else where?
Where there is a will there is a way - it is very stressful i feel the same.

Hi, I'm watching closely to see if anyone has got a cunning plan. We obviously haven't as we've been on the market for almost a year now! We too are planning to arrive before March next year but will not be booking flights or removals until we have sold as we can't go without selling.
I haven't had anything to post as no viewings for a month or so now. We have 2 couples interested but they need to sell theirs so its academic really.
We are busy redecorating, room by room and then going to take new photos to redo the brochure and refresh the images. It wasn't really in need of redecorating but its possible that people just scroll straight past on the website or in the window as they've seen our house sat there for so long. So no cunning plan I'm afraid but a possible idea for new brochure/website photos if you've been around a while.
I'm sooooooo down about the whole house selling thing. Its all I think about night & day. Just really worried that it will stop us going to NZ.
Maybe I should request the fairy to visit again?

Ditto, I am sitting here in sunny Cornwall looking outside and thinking why does nobody want our lovely house, we have just swapped agent and going to do an open home where it is advertised at for one day only buyers over £x price which is 20% below current price this seems to be drawing people in and then bidding wars start and people feel they have a bargin all be it they have paid maybe 2% below! it is worth a try. I have not been on the market as long as you but 9 months still feels too long! I think you me, Woodies and Dee must be the longest now! lets hope!

We are considering between putting our house on the market or renting out too. Unfortunatley there are lots of shiny new houses which have been built beside us and they are not selling either :wah. I really don't want to have to wait a year. We are just going to rent out if we can't sell it. But it really puts the pressure on to get a job quickly when we get out there.
The plan is to get the estate agent out next week, but we have been saying that since January! :roll

No bonus points - it just went to 115 pts (actually went to 110 2 weeks later!). We were lucky as we had 2 selections left.

that is promising I could pput up with waiting to sell if I had an ITA on the go but nothing is so frustrating. THe EOI took 4 hours last night with lots of swearing as it did not like several of the addresses I put in for work experience as they were too long even after shortening I think the computer nearly got thrown but its in now fingers crossed!

No news from our end - still no house sale. Is the fairy back from her trip yet? I was due her next so am hoping that she will bring me some good luck. Time is running out fast as David starts his job in NZ in August so looks like we will be going down the rental line:(
Our buyers are still desperate for our house but they have had no luck re - selling theirs - it's a pain because the last time they accepted an offer two other people offered too but they went with the people in rental - now nothing:(
I'm feeling really stressed about it all at the moment:(

A glimmer of hope for us... French agent phoned this morning to say an English couple has made a second visit and are 'very interested'. The only stumbling block is they are waiting to obtain a mortgage offer from a French bank, so based on that they're holding off making an offer until they've received one :roll... fair play I guess.
Just hope we can get a buyer very soon, as the exchange rate will go in our favour when transferring €'s back to £'s :)
We're giving it until the end of September for it to sell... if it hasn't by that time then we're going to rent it out for 2 years whilst giving NZ a try.
Having said that, it'll be sad to see it go but we'd rather go over to NZ with a 'clean slate' and give NZ our 100% focus and commitment.

We have sold to first time buyers but are waiting for the surveyors to get their act together and come round. After that it should be a couple of weeks until we exchange (according to both sets of solicitors!!) :)

Guess what happened this morning? At 8.55am we had a knock at the door. It was the surveyor - no appointment or pre warning. This had been arranged by the buyer and his mortgage company. No-one thought to ask me if it was ok. Just lucky I had the day off work. However, I did tell him we weren't expecting him so things hadn't been tidied and made completely accessible. My son was still in bed too!! I think it may have worked in our favour though as he didn't spend as much time studying things as I thought he would and some areas - my sons room especially - he hardly looked in. Just got to wait now. I can see the end now :yes

... strangely enough, we said just the same at the weekend. Our place in France will have been on the market a year in July... plenty of viewings, just no offers. Strange if you ask me :confused:
Oh, and to make matters worse, the French were well and truly booted out of Euro 2008 last night... so that's the entire country in mourning and nothing happening until the end of summer :laugh

We eventually signed up with 5 agents. Had 4 boards outside and was still getting letters addressed to 'Dear Homeowner' from agents we were with asking to market our property - some were signed by the person who came to take our details and signed the forms!!! We had 3 that did wel and sent lots of people but 2 were just not worth bothering with.

I called our Agent today to enquire what their fee would be if we went dual agency.I'm not sure if this is the right thing for us to do but I thought that it may gee them up a bit as I think they could be sitting on their heels a bit knowing that we have a buyer (our buyers lost their sale).
I actually think that it's just the market to why we haven't had any viewings probably not the agent but I am getting desperate now and really don't want to go down the rental route.

We have been on the market for little over 2 weeks. We had an open house the first weekend on the market and had a lot of people stop in and take a look. We had roughly 5 or 6 showings. Very good feedback so far but the only drawback of our home is that it has one bathroom. :wah I think if we have another bathroom, our house would have sold already. I am not kidding. What irks me is that the dang listing says the home has one bathroom. Geez people, if you want more than one bathroom, do not bother wasting our time!!:roll
It it a hassle to have to leave the home, keeping it clean, finding stuff do in the meantime. We can't travel so far because we refuse to waste gas and we don't want to spend a whole lot of money because all of it is going towards emigrating to NZ. We will need a ton of cash. It is really frustrating these folks come in and waste our time when they want more than one bathroom. I got to thinking, where in the heck is another bathroom going to go, we have a tri-level ranch. I cannot see where another one will go. Also, we have been dealing with either rookie or incompetent realitors that are showing the home. Asking for a TWO HOUR window for one dang showing. :mad:
Wow, I am ranting. Sorry. I know things will work out and I have to keep my eyes on the prize but at times, it gets hard. The market in the USA STINKS!!! There have been a few foreclosures in my neighborhood and one home that has been on the market FOREVER and just got the home under contract. I pray we have better luck. I also pray for everyone here trying to sell their home. Thanks for letting me vent. :o

Estate agent arrived 11.48 - 18 minutes late! - but all peaceful - baby still asleep and toddler just curled up quietly watching TV(unheard of!!!) She was here max 10 mins wizzed round and said i dont know why your going to rent it out , its lovely ------- I WILL sell it!!!

Hi,
Glad to hear some of you are getting some interest at last. We have decided to trawl the internet, visit all the local estate agents, drive around the areas we would consider a part exchange and get our estate agent to re-advertise as ‘Part Exchange Considered’. We then made a list of properties and are currently in the process of contacting individual estate agents requesting our offer of a part exchange to be put to the home owners we have chosen. We have 1 viewing lined up for Saturday, which is a start, we are also typing up flyers with brief details of our property and posting them through any houses of interest on our travels. We seem to be doing a lot of leg work our selves, considering we have an estate agent supposedly marketing the property for us, but if it gets a result then who cares, time is running out!!! It’s so frustrating!

Rant! I will 3 agents down the line another weekend no viewings, Kellbell I think the USA and NZ way of open homes is a fantastic idea something the uk estate agents do not want to do. Our latest one of 2 weeks has welcomed the idea with a twist but by god are we paying for it! When you look at estate agents in NZ they seem to work 24/7 here lucky especially in Conrnwall to to a 30 hour week. Our open house is 2 hours and a special offer deal ie for one day only buyers offers in excess of xxxx which is usally 20% below asking price. ours is booked for 12/7 we have had to pay additonal advertising costs on top of their inflated fee but to be quite honest we are so fed up and both now view the house we once loved as a white elephant I am thinking of selling raffle tickets to get rid! also I am fed up of spending savings our on incidental repairs had we sold 8 months ago we would of not paid and I would be in NZ now with job etc etc!
God get me out of here.(I am working from home today and really fed up)

Completely agree, sitting and waiting is not something I am good at, which means I chase the agents a lot.
Our position is now offers over xx, possible part ex, with the background that it goes up for rent in 2 weeks if no sale.
Really just want to get on with going and I know this is effecting my/our jusdgement on decisions.
The problem is that if we do sit and wait (or even rent it), will it still sell in 2 or 12 months?
By the way, we were looking at a small extra mortgage to take cash if we rent and in 3 weeks it has gone from 5.75% to 6.35% !! No wonder people aren't buying, I don't remember seeing a rise in the base rate.

on the plus side, positive news regarding retail spending for last month is up!
also the CML have stated that mortgage approvals are down 19% on last May which I think is bloody marvellous all things considered. My software has gone from 25000 products last summer to 5099 as of today. so with 80% less products there is only a 19% drop in mortgages from the boom of early last year. The stock markets havent really moved much also in either direction.
Its a weird time.. traditionally when there are inflationary fears, house prices go up as you would expect not down as is being mooted at the mo.
The reality seems to be that the economy is in Ok shape but the media constantly spinning doom and gloom is a self fullfilling prophecy and makes people cautious to risk.

yes it was Tuesday the weather does not help what are we in June Wednesday I had a fire can you believe it and looking out there today in the cold damp condition I think I will hve another tonight, cheaper than heating and have plenty of logs which have come form the wood about 200m away how green is that! Rusty yes it is depressing I am now getting agencies hounding me from my recce trip last month all I can say is no change they do not seem to understand (I would feel better if my house was a slum but far from it) I feel such a failure talking to them!

Wow, Janey, did not know that does not happen in UK. I think we should another one real soon.
Hubby and I are not too thrilled with our agents. Note, I said agents, not agent. They a husband and wife team, so one would think that is plus. They just do not seem too aggressive to sell the house. Plus, hubby has been doing a lot things they should have been doing, such as taking the pictures, making the fliers, and the virtual tour they did with our home stinks. The fliers they made were not fliers, it is just a copy of the what is listed on the internet. My hubby made an AWESOME flier. The pictures they took were not as great compared to what hubby took. We just are having a hard time stomaching paying them 2.5% commission when they are not really doing a whole lot and we are. :roll
I don't know, we had a lot of showings, a good first open house, no bites. I pray hard everyday and try not to get discouraged. I guess it will happen when the time is right. :)

Well, clock starts ticking .... I posted off our passports today for the stickers. I did wonder whether to leave it a bit longer but there didn't seem to be much point (what's a few months here and there) so at least we'll have a deadline for exiting limboland (with or without a house on the market!!)
Still no new viewings - just one of those "promising" second viewings but the only trouble is that the family have two house still to sell!!:no
The only consolation is that I have a really tidy house (but a really fed up OH, at least we're taking turns with the bouts of despair !!!)
I'm sure that the whole country can't put their lives on hold for ever - it's got to start moving ..... (cue posivibes!!!!!)

Hi to you all. I am sat in Stevie D's house borrowing computer as I still have no Broadband and would just like to say that we are thinking of you all and really hoping you all get a well deserved break soon. Just because we have made it to the other side doesn't mean we forget you all trying to make it here. And I second that! Watching the thread whenever I get the chance and still sending posivibes to you all. If it's any consolation to you all still trying to sell - just remember how desperate Nat, Vick and I all got and eventually we all did get a sale. In our case it wasn't at a price we wanted but sometimes you just have to cut your losses!!

i think its time to look at reducing the price ....... called all four agents this morning and they all said that lots of looks and sees on right move and sent out to lots of enquirers but only had one viewer in the last 2 weeks and she said it was lovely but the conservatory is too big ????? oh well cant please all of the people all of the time i guess.
still have two people who want it but they havent sold, one of them has reduced the price of their place and they have been told they need to reduce it some more. the other one is sitting tight and hoping i think.
anyway one of the agents has it in the paper this weekend and we will see what happens if nothing by next weekend i think it will be reduce time.
happy for all the ones who have sold :raebanana:raebanana:raebanana:raebanana and very very jealous but wish you all the best and possivibes to those like me who are in the waiting game.

Had viewing with our second estate agent (the useless one) the girl loved the size of our rooms but the estate agent kept saying she was in a hurry and had to be somewhere by 12!!!!!!:no
My husband was in (as i had to go to work)so he pointed out things the estate agent wasnt telling her!!!!
On the positive side as its the end of the school year (prize giving) I got flowers as im leaving to emigrate to New Zealand!!! It sounded strange - it seems such a long way off (we are planning december even if house hasnt sold).
I have a good vibe re last viewing though - i dont know why ???

I found that the people who were serious and put offers in were the ones that I showed around without the agent. As you say, as the owners we can point things out that the agents don't. Most of the time I had different people from the agents come who had never seen the house - how they can tell viewers about it I don't know!!! I don't think the agents do much to earn their pound of flesh. :yes
