Well, She's been and... I'm not quite sure?? She didn't dislike the house, She was here over half an hour and we only have a 3 bed house, She has a decent deposit, living at home and I would say She is in Her early 30's, She needs to make an appointment with Eric again, the mortgage advisor at the estate agents were I used to work, so hopefully Her reserved manner was because She was on Her own, and not quite sure how much a mortgage will cost since She last saw Eric, so, fingers crossed we will here something by the end of the weekend+++++++++

so the deal is: we pay to advertise our house at these rates and when we sell it they still take their commission!!!!

Not started the renting thread yet, but our house-selling-related update.
We have 2 'viewers?' who are interested in renting already, one of which wants to move in 3 weeks! - they just got flooded at the end of our street.
I don't think we can move that quick which may be a stopper, but at least there is some potential movement after weeks of idle limboness trying to sell.

Woweeee! I am reeling....
Had a call from our agent about an hour ago, he had someone interested in viewing our house straight away. First viewing since being on the market...
He just called me back and they both REALLY liked it... :raebanana:raebanana
She's moving down to this area and had a job interview today, so the agent said he got the impression if she got offered the job they would be likely to put in an offer on the house! :raebanana
I am sooooo excited. Deary me, you would think we'd sold already. (Note to self: Must put level head back on!) Please please please keep all your fingers and toes crossed for us.... I will keep you all posted, though it may be Monday before we hear anything else. Eeeeek. Chewed fingers time... :laugh

Good luck to all and thanks again for all the good luck wishes - called the estate agents today - the viewer wanted to know when the double glazing was installed and also the radiators - didn't know myself last night so told estate agents today. Good excuse for them to phone Her;) She's going to see the mortgage advisor at the estate agents next week, so I don't expect to hear anymore untill after that, but as I used to work thyere I'm sure I will get special treatment with the advisor pushing my house and also maybe the nod as to whether she can afford it or not - I'll find out tomorrow what day She's going. It's going to be a long few days, so a glass or two of wine to see me through me thinks;):yes

I have had a bit of a nightmare with my laptop this week, just finally getting it up and running. Alas it was fixable so no spanking new laptop for me, just have to make do and mend! :(
We have some good news, well actually really good news our buyer came back with an improved offer of £345k on Wednesday, and then £348k on Wednesday afternoon saying she couldn't go any higher. This was still 2K short of the £350 two other chain not in place buyers had offered.
We have accepted :yes, as she is a real buyer and there is no telling when the other two would be able to move.
Her buyer is looking for a quick exchange but willing to have a reasonable gap between exchange and completion, which suits us.
Neither of us is getting carried away, we realise that in England nothing becomes real until you exchange, and also we still have not heard back from the medical assessor.
Anyway time for a few of these :raebanana:raebanana, saving the three till we exchange!

Well what a waste of effort this weekend.........Saturdays viewer cancelled but will be coming they just dont know when.
Todays, Sundays, viewer one of the new multi ageny estate agents made a total cock up on. Was due to visit at 1.15pm no sign by 2pm so i called the office. The guy who i had been told would be meeting the viewer answered the phone and was taken aback when i said "oh your there you are supposed to have been here at 1.15pm." It was his first day back after 2 weeks holiday and his colleague hadnt told him about the viewing and hadnt confirmed to the viewer. It makes you wonder what they earn their money for..........:roll
So apologetic and i was told that he would call the viewer who is keen to see the house and he would arrange it for during the week. Oh well will wait and see thats all we can do.

janey, if you can make your plans work then perhaps its a way out?
depends on how much equity you have as equity isnt real money, its the difference between what you paid and what you get that is the reality!
if you are considering it, you could always ask your agents to tout about at 275 fixed price 1 week only while you ponder..

Quick update with regards our situation... we had an offer last week of €230,000, which we turned down (our asking price €295,000). Then, whilst driving over to Lincolnshire on Friday evening I received a call from our French agent saying the same couple have put in another offer of €240,000, which again we've turned down.
Agent did advise that he anticipates them putting in numerous offers as they're 'extremely interested' in our property and keen to make a purchase.
If we can get as close to €270,000 as possible we'll be happy... we'll see what this week brings :roll

Well, my agent rang back this morning to say the folks that came to view on Friday want to come back for a second viewing :clap
Hopefully either this afternoon or tomorrow. And this is depite the girl not being offered the job she was interviewed for on Friday (she's moving to the area)... So I'm staying positive. They must really like it. Apparantly their 'Dad' is being drafted in for this next viewing. Let's all hope he comes with an approving eye, as opposed to a critical one!

P.S. To all you guys with offers... if anyone came to me with anything halfway reasonable right now I'd be jumping all over em! ('reasonable' being the key word though)....

We are in a similar position our ITA is not approved yet and we are not going to be looking for work until after the house has sold.
This has made us less likely to accept any offer as if NZIS turn round and say no then we will need to buy in the UK. I think we have looked on it as a positive in that had everything in place we may well have felt pressurised to accept any offer and may have come to regret it.
We had one offer £65k below the asking price and turned it down straight away making it clear to the estate agent that we didn’t think she would come back with an offer we would accept. She didn’t in the end she managed to buy her old house for less than she sold it for, off the people she sold it to a year ago after they had spent thousands doing it up.
We had seriously been thinking that if we don’t sell and NZ let us in then rent the house out for a few years and wait for the market to recover rather than accepting a large drop in the price. Renting is far from ideal, we have done it before when moving from Scotland to England and we couldn’t sell our flat. It’s a hassle and tenants don’t tend to look after a property the same way you would. But if you are in the position where the house would pay for itself or even a small profit it might be worth considering.

This is just a thought - If you accepted the offer - and it is a BIG if!!! you would still have a few months before the contracts are exchanged (especially with the way the UK handle house sales). During this time you can keep it on the market with your multiple agents and at least you would have a bargaining chip with other interested parties. If when it comes to the point of exchange and your visa's aren't through or you just think it is not enough you can pull out. I know it doesn't seem fair on the buyer doing that but you have been on the market for sooooo long that it would be worth taking the gamble just to be able to realise your dreams. We kept ours on the market until surveys had been done but until we exchange either party can pull out which is why I am really pushing for exchange even though we aren't ready to complete yet. But you can do it the other way round. :yes

good thought Nicky, the buyer seems a bit of an ******** I could see him in a months time suggesting the market has fell further and he needs to drop his price again he is in no hurry as he knew exatly when our house went on and has been following it why didn't he view before? still sleeping on it we had another viewing yesterday although they have not sold so we are holding the price where it is until they come back and say no then we will drop the price but certainly not to this guys price that would mean a £125k reductioon on first asking price there are not many 3 bed detached let alone 4 beds for that price on the market
but hey as he said he is in a strong place and I could not seeing him rushing to exchange either

dont forget nowadays your legal costs on a sale are quite low due to the hips packs. we've had sellers pull out on us a couple of times in the past as is their right in our legal system :-)

When we 1st signed with an agent he admitted that over 90% of all HIPs are never seen or asked for and most solicitors do their own searches anyway.

we have also accepted the offer we looked upon it we could be stuck another 12 months for what and then accept a lower offer definatley a cash buyer surveyor coming tomorrow and house still on market until exchange. Exchange mid Aug complete end of August not trying to get too excited by the time we look to buy exchange rate etc and prices might still be falling in NZ we could be in a better postion hopefully.
better start looking for jobs!
