Well done Saskia. We have had more viewings in the last week than ever before, and now have one couple coming back for a second viewing tomorrow evening.
Apparently their current mortgage is tiny, so they are looking at renting that out and uying ours and the figures stack up. Here's hoping!

had the viewer last night that i should have had on sunday which the estate agent cocked up on. she was very quiet didnt ask many questions kept nodding.......not sure if that was a good or bad sign.........she has sold ....... not building up my hopes too much but it would be oh so nice if she put in an offer..........any offer will do lol

i dont know whether to laugh or cry. weve been on the market for around 8 weeks now, no real viewings, finally decided to rent it out( and release some equity), have acouple all lined up for when we leave 12/08/08 and now stupid estate agents have finally got us a viewer comming round today at 1pm, im confused as hell i can tell ya.

Estate agents have a new guy starting - he came round to see our house yesterday as no one in the office knows why it isnt selling especially now bargain price! They say he is a top sales man he can sell anything he has even got an NVQ!!!!!!!!:laugh

help needed!!!
lady just came to view the house, its only a standard size 2 bed terrace with large garden and drive for two cars.she was only here for about 15 minutes, said its the nicest she seen so far and thats she got to have a look at another house this afternoon,
surely if she was interested she would have spent longer looking around though.:uhoh
what do you guys reckon, also she said shes got deposit just needs to sort the mortgage out ( surely she should have done that already?????)

no not yet, to be honest fro some reason i have come round to the idea of renting for now and selling it in a couple of years time, renting in nz and then buying when weve been there a few years. we have paid for everything to do with the move already. without releasing equity so im not desperate to sell,

I think I'd do the same in that situation - as long as the mortgage is covered and it's not going to drain you of your NZ income then you'd hope prices would be more favourable in a few years time... and the exchange rate...

Yes, did same with our house and stayed here 16 years! But it just ticked all the boxes after viewing many, mnay others, so maybe she's the same?

We had one couple here for 10 minutes and they didn't say much, we told the estate agent that we didn't think they liked the property, but the next day they came back with an offer, all be it one that was dependent on them getting a buyer for their property.
So I wouldn't read too much into how long someone spends, some people spend 40 plus minutes and then rule the property out because it doesn't have X,Y and Z even though the details at no point say nor hint that it does!

ok our tuesday night viewing came and went......nods and smiles not a lot to say and really had no idea what she was even thinking. Called the agent Wednesday afternoon ,as i hadnt heard anything, he said he had left a message for her to come back to him and she was normally very good usually within an hour or two of a viewing she was on the phone. She has seen 15 houses apparently in the last week. Thought oh well you never know "no news is good news".
This morning got a call to say she really liked it and had been in touch with her two sons, who are at university in different parts of the country, they will be back for the holidays on Sunday and she will be in touch to arrange viewing for them all on Monday.
She has sold and the only thing she did say to me as we were walking around was that her buyers are looking for a 4 week turnaround...........i heard myself say "no problem we can do what needs to be done". (only hope we can if push comes to shove)
We have started to look for a rental just in case as i have to give 3 months notice for my early retirement to take place and so therefore it has to be a rental first. Never know we could be in NZ by Xmas after all....:yes

She now weighs more than the original postage and is languishing in Post Office jail waiting for me to bail her out. I'll get her home, shake some 'house selling' sense into her and get her ready to be on her way.:yes

Found out today that our viewer from last week can only borrow 100k not the 120k that we are on for, so no joy there but we did have a last minute viewing arranged for tonight with another couple of first time buyers - they seemed to like the house, but have only just started looking so we will have to wait untill the beginning of next week I think to find out whether they are at all remotely interested.

It does sound like things are beginning to get better there - so many viewings and second viewings happening!
Loads of posivibes to all of you still trying to sell - we can't believe it was only just over 3 months ago that we sold ours, so much water under the bridge since then.

OMG we have a viewing!! Tomorrow afternoon so started tidying, polishing & plumping already!!! I feel like I'm showing the house on behalf of everyone on this thread still waiting for offers as I know how much hope it brings to us all when someone on here gets an offer. Its great to know that people are still buying houses. So I shall do my very best showing the house. Its given me a boost, as at least when you have a viewing there's hope!!

i got a call about 30 minutes ago to say our Tuesday viewer wants to come back on Monday with her sons for her second viewing.......gonna do a special this weekend on the cleaning, dusting and plumping thing.....Homebase here we come for the rug doctor machine to get a full clean on the carpets done on Saturday....wooohooo.....it does give you a boost Helen your so right. :yes

They are so right about the coffee - we offered coffee to our buyers on their fourth visit (their parents had joined them for a look round, so they all had coffee ). They stayed for 2 hours! They bought in the end, so it was worth it.

We offered wine to our buyers on their second visit - that was in August last year and they were only in a position to actually buy in April this year, but they never forgot their glass of dry white in the garden and it seemed to do the trick!! :cool:

well first of all the afternoon viewers cancelled as they didn't like the road/access at the back of the house. so disappointed at that but the morning viewers loved it and have already asked to come again when they're next in the area in 2 weeks time............hope they're not just getting decorating ideas!
So we shall keep our fingers crossed that they loved it enough to buy it!
Anyone else had viewings to tell us about?

Men are blooming hopeless. I owe you an apology by the way. I had a letter saying a parcel needed collecting due to a small amount of postage still to be paid - i thought it must be the kiwi fairy, with the credit crunch hitting whilst she was mid atlantic - turns out it was a birthday card that was 2 months late (also from a bloke!)
We've had two viewings this week, but neither bit!! Drat Drat and double drat.

then yesterday OH got a call from the estate agent, she put an offer in £15,000 under the price stated to her, so we said no way, then estate agent rang back and said she had upped her offer, £10.000 below what we had said!!:wah

well our viewer turned up on time with her two sons (backfrom university for the holidays) and the guy from the estate agents. she had been before, last wednesday, (never seen the estate agent before) so i suggested she do the tour and left them to it. Heard snippets of positives didnt hear any negatives. it appears there are two of us in the running and she viewed the other one before coming to ours. heard one of the sons say......this is much bigger mum and we need bigger. (they are downsizing from a 5 bed due to divorce). everything was very pleasant lots of smiles and on the way out the guy from the agency turned to me said i will call you tomorrow give them overnight to think things over. then they stood outside for about 10 minutes chatting. i sure hate this waiting..........still crossing everything here.:roll

Well folks we have now sold AGAIN for the fifth time to the people we sold to the first two times! Apparently the people at the bottom are doing a government equity loan and have to complete in around 6 weeks, so there is a little pressure from the top and the bottom.

Been on the market for 6 weeks, not a single viewing. "everything in the right place" according to our agent, who somehow I believe is wanting to keep prices high. Want to sell asap to allow us to rent for 6 months before going!
Hopefully I wont be on here in 10 months still posting the same thing!

Now given the current market I had said we would consider any offer, but I'm taking that more as an insult than an offer.

Things have changed drastically these last few months, for instance I'm viewing a potential investment property in the UK tomorrow... a property which is one of 12 that were built in 2006 and originally sold for £300,000 plus ... two were repo'd and both were auctioned last week... they both failed to reach their reserve of £130,000 - one sold after the auction for less than £130,000 the other is still available..
That example typifies the market at this moment... it's driven by sellers in the three D's category - Death, Divorce and Desperation .. and at the moment most non desperate vendors are dropping prices behind the market which provokes no interest from buyers who'll instead chase the 3D properties.

Still no word from our agent about the viewer yesterday afternoon.......sighhhh
Had another viewer this morning, agent called at 10.30am asked if someone could come round at 11am and sure enough they did........thank god we had cleaned and scrubbed for yesterdays viewer so it was just a quick picking up of newspapers and putting breakfast things in the dishwasher. Not sure they were interested, said how small it was our living room is 17' x 17' and the conservatory is 16' x 12', family room 14' x 8', kitchen 11' x 10'.....duhhhh. We think they were from London and the old big victorian houses, if thats what they are after up here then they really need to look closer to the town centre. oh well onward and upward as previously said. :yes

Well that's made me feel a lot better - not!!
Our prospective buyers must think we're fall into the desperate catergory.
Yes we want to sell sooner rather than later, but we can also rent it if needs be. I really don't want to rent it but maybe won't have a choice.
It's a tough one -feel like we're giving it away or still have it and have to rent it... Going round & round in circles here.

We are in the midst of changing Estate Agents - but in all honesty I'm not sure that it will make much difference but anything is worth a try.
Deep down we are preparing ourselves that we may well have to take it off the market at some point and book those plane tickets.:uhoh
