Well that's made me feel a lot better - not!!



OK, perhaps this helps?... A local divorcee is very, very interested in a property belonging to someone in Greater Manchester who's emigrating in October (but not to NZ I hasten to add). The property is on for £169,950 and has been marketed since before March without selling or reducing the price... the divorcee asked me this weekend if she was being too cheeky offering £164,950 !!

So, there you are, not everyone is aware of the current state of the market and you CAN live in hope that someone like her comes round.

The only problem being that she hasn't received any offers yet, even silly ones, on the one she's selling...

Anyway, good luck and I'm sure the market will begin to pick up (at least transaction wise) before the end of the year. And maybe pay your agent a little bonus if they send all the dizzy blonde buyers round to view ;)

Very quick one.
The market is almost dead on its feet, although there was a flurry of offers and sales last week (can't remember at the moment who - except Alan has soold for the 5th time!)
A few of us are fed up and are trying to rent instead to get the move going.
No biscuits mentioned for a while...
Oh, there is a NZ cousin of the fairy flying over to the UK to help.

We had a call today from the agents for Monday viewing, apparently there were 3 houses in the running and she has now discounted the other two but wont make a decision on ours. The reasons she has given is that another agent who she was on the market with has advised her that our house "has been on the market a long time" ......February 2008 and the current climate is s**t so what do they expect :mad: Maybe looking for a reduction in the price??????? we have already reduced it £10k.

Anyway she is going to view some other houses but she is holding ours in abeyance its not dropped off the agenda just not going to make a decision immediately. Now this is the woman who told us that she needs a 4 week turnaround cos her ex hubby is pressing for it and its all to do with the settlement deal.

I asked who the agent was who had indicated that we had been on the market a while and suggested one agent cos we gave them the bums rush at the start of all this cos we basically didnt like them. So suspect its them getting even. Also indicated that i have two offers on the table waiting for house sales still. The guy didnt know about these but the original person who came to do the survey did and they work in the same office.....:roll

He said it may make the difference and will keep me informed so still in the waiting game.......sighhhhhhhhhh

Thanks for all the good luck, I've plumped all I can - I think I'm developing RSI:D So I've shut all doors, switched on all lights and just wandering round not doing anything or touching anything incase I crease or indent:D
I thought I'd come and see who's around and any new news untill She comes.
She's coming round at 7.30 so I'll be back after to let you know how it goes.
Hoping all other viewings on the go are fairing well.

And if that wasn't good enough we finally went and booked our flights for 4th September... :D

Living proof that it can and does happen. Not forgotton all you guys still anxiously waiting for viewings/offers. I know exactly how you feel. I hope it happens for you very soon... :yes

Well I did give her instructions, but this was after feeding her a couple of celebratory vinos! She said that drinking wine directly correlates with increased production of fairy dust (her words not mine)... so if you ever needed another excuse... :D

P.S This rather impish (slightly tippled) celtic fairy is not to be confused with the NZ fairy you understand... she's on her way to kick some fairy butt for slackin on the job down there! You know she will... :nice1

Nipped in to the estate agents on the way home from work, seems that last nights viewer loved the house, couldn't fault it, but it was a little too far from Her family:roll Why look in the first place then???
The ones from last week have been in touch "Sorry for the delay, but She has been working abroad, fell in love with the house, spoke to their financial advisor, but He couldn't make the figures work, and She didn't want to insult me with a low offer. The advisor at the estate agents spoke to Her, He can make the figures work, so She is going to speak to Her partner tonight:yes They have looked at other cheaper houses, but keep comparing them to ours:)
So, maybe who knows, a little luck may come our way..... I'll keep you informed, even if the news isn't good.

Unfortunately he's right. Well, we are having the same problem this week.
I understand it is because banks are getting a bit scaredy and you basically need to be working for a Uk firm (even if abroad) with UK money paid into a UK account. I explained that the rent covers the old and new mortgage and then some, but after many complaints, I was told no - sorry. If we had got the extra borrowing 1st and then told them we were leaving we would probably have been OK. Makes no sense!
You also cannot have mortgages with 2 different banks - IE extra from a 2nd bank.
We also looked at re-mortgaging the whole thing and adding a bit, gets expensive as buy to let mortgages cost more.
We even looked at (and still are a bit) adding some money to my parents upcoming equity release.
We finally found a possible solution, but need to be quick. PM me if you are still struggling and will let you know what happens.

Sweetpea and Rusty - through a well know UK broker we have raised a mortgage on a UK property based on value of house and OH's wage in NZ. It's an ex-pat buy-to-let mortgage with a major UK bank. Don't want to say more but pm me if you want details. BTW there are at least two major lenders who do this so can happen if sums work but oddly they weren't interested in the rental income just that we could afford to pay from current wages. And we arranged all from NZ as well.

After dropping the price and no viewings we just assumed the market here was dead. On saturday we had just got in and a lady knocked on he door asking if our house was the three bedroom one for sale (thats down the road) however i told her ours was four bedrooms and the price but she was welcome to have a look (just had to get OH out of the shower!!!) she said that her daughter and partner were just parking the car so she would go and ask if they wanted to look. They were a young couple who need spare rooms for studies etc they were really impressed even asked what furniture we would leave and blinds etc! When the daughter left she turned and smiled at me and said "its a really lovely house" !! they asked for agents numbers etc to get details .... im hoping we will here from them again . House was all clean just a bit of mess no big dash to clear up - i dont mind viewings like that. :clap

no need for the release of equity now as OH just rang 1/2 hour ago to tell me "its sold, the house is sold:yes" so were out to celebrate when he gets home, theres no chain and the couple want to get in a.s.a.p, i cant beleive it. talk about cutting it fine we leave two weeks tomorrow.

i am sending everyone on this thread and others who are in the same position some "happy selling dust" i think it sprinkled off the fairy when she went over the top of our house, so its only right that i return most of it.

I hope they are right but I can't help distrusting the house builders. They treat every customer fantastically when times are hard but when they are on the up we are like dirt and it's either you want to buy on their terms or not!

Sorry rant over, but they do have more than a vested interest and have made thousands of people redundant who will no doubt have to hear this statement.

Great news Sweetpea. We sold our house on Friday and it had only been on the market for 3 weeks. All the people that viewed ours said that they were getting frustrated because of the lack of choice as there are so little on the market.

well there was one directly across the street from us at the same price that they also viewed, my tip would be to anyone selling, dont spend lots of money trying to get it to look really pretty ( as the viewers and your idea of pretty may not be the same) instead try to make it as neutral as possible, if you have a graden dont spend lots of money on plants etc instead get out you garden furniture and maybe have a couple of statues etc..
our buyer loved our garden as it was all made from rock and smaller stones, no problems then for heyfever sufferers, the last thing you want is to have your viewers eyes watering so much that they cant appreciate the inside of your house.:)

We have completely given up trying to sell, but have a family intersted in renting. Means we move out in 3 weeks and NZ in 6 :eek: and :D.
Lots to do in a short time - selling would have given more time to organise everything, but bring on the dream.

Just had the surveyor round today so fingers crossed there was nothing for him to find and that his valuation matches or exceeds the offer!:yes

Also estate agent called for buyer to come round and view the loft tomorrow, so need to keep the place clean & tidy for another day!:(

Oh I will just be sooooooo glad when we get to exchange, still worry that it go pear shaped for a buyer desperate to move she has really taken her time in getting the survey done. I just sense there is one more twist in the tail, hopefully I’m wrong and my sense is as good as my sense of picking Grand National Winners.

She is on holiday near us!!! She was driving a car out of macdonalds - on the back of the car there was a pink sticker it said

"this car runs on fairy dust"!!!! :laugh

Came home estate rung to say we have a viewing on Monday a lady whose getting divorced - partner buying her out - so she will be a cash buyer. She has narrowed it down to 2 houses!!!!:D a three bed and ours - weve got 4 and in a better location!!!

Lets hope the fairy isnt sunbathing on the beach Monday 10.30am :laugh

Just back from a week away - great news sweat pea & Ian & Lisa. At least tihngs are moving a it now.

Before we left I spoke to our agent - our buyer has returned from holiday. Since he is putting a substantial deposit down he has had to take evidence to the solicitor of where the money is coming from. He should have been in to sign the contracts and pay the deposit late this week. We arrived back today so probably won't hear anything until Monday.

We have been on the market for 1 year and 1 week now:wah . Is there an equivalent to bananas that you get for commiserations? If so I think I'm due lots of them!!!!!

Well our sale has gone south our buyer wants £20K knocked off the price.:(

From what I can gather the survey has a £5K retention she is claiming for...

New guttering and drainpipes which are at the end of their natural life apparently when 3 of the 5 drainpipes have been replaced in the last 5 years, 2 of them replaced last summer!

Partition attic wall between our property and next door (use to be one house till the 1930’s) last time we remortgaged the cost of this was estimated at £500.

We had an issue with our water supply in the last few weeks where the supply pressure dropped, we informed the buyer. As our current supply runs under next doors house we have no option but to have a new supply pipe fitted. Despite the fact that we are paying for it, it is getting done this week and we went with a more expensive company because they offer a ten year guarantee, and brought it to the attention of the buyer and also the surveyor, she wants to in effect charge us twice for this by knocking it off the price despite the fact we are already paying to get it fixed.

Some tiles need fixed on the roof.

Oh and she is not saying what the valuation of the house came in @, which suggests to me that even after the retention it meets or exceeds the agreed sale price.

Added to which she wants another £15K for a new roof because our roof has got foam Insulation (Not put in by us) claiming that because of this the roof can’t be fixed, which is strange because you think if the roof had to be replaced her surveyor would have added this £15K to the retention. Now I managed after one call to get a company in Sussex that will fix it and are willing to give her a quote but she doesn’t want to know.

So she wants to take money off for fixing tiles which she is not going to do because she also wants to take money off for replacing the entire roof.:mad:

She took ages to get her survey done, during which time another would be buyer who had offered £2k more chain has completed and they have decided to buy elsewhere.

Our ‘Sold’ sign has now returned to ‘For Sale’ and will no doubt soon be ‘To Let’.:uhoh

Oh I need some chocolate, but I’m going to go for a run now to work off my frustration! :yes

Had a good vieiwing on Monday- she really likes ours and the estate agent ended up taking her around a few . She said she could only see herself living in our house!!!!:yes !!!! She cant do anything until she recieves her divorce money in September (CASH!) Oh please please please fairy do your thing!:)

Oh - teenage daughter loved my teenage daughters room!! (which i had made death threats about the day before :laugh) as it had pictures on the wall of mutal friends!!!!!

Well things are looking up for us... after 3 viewing in 2.5 months, I gave the agent a harsh talking to... Suddenly there's been a flurry of interest. Have a family coming to look after 5 this afternoon and then another couple tomorrow at 13:30. Have called home to make sure all is neat and tidy and I'm heading home to replace a couple of light bulbs that have blown. Also going to light a nice big fire and get the house cosy warm. Here's hoping our luck may change! :roll:roll:roll

So sorry to hear your news Peter & Liz. We had a buyer like that who was going to be total trouble, but luckily someone else came in with a better offer just a couple of days after his. I think in this market some people are just out to screw you any way they can as they depend on your need to get a sale. Hope something else comes along really soon for you.

Thanks Barbs :nice1 we didn’t get too carried away as we both knew ‘Sold’ doesn’t mean a thing till exchange, really they shouldn’t get way with calling it ‘Sold’ when it means no such thing. Although for about 2 hours on Friday between opening her solicitors letter suggesting exchange this Friday and learning that there was a ‘problem’ we did begin to think this is really going to happen.

A small slivering glimmer of hope, a couple who had put in an offer before their chain has completed and in the time we had our ‘Sold’ sign outside, have now got their chain formed and found somewhere else want to come back for another viewing tomorrow. This will be their 5th viewing of our house.

I’m not holding out much hope, they put a cheeky offer (estate agents words not mine) on another property I believe they prefer it as it’s a new build so they have no worries about work needing done or conversions, so even if they do decide to come back to us with a new offer I doubt it will be enough for us to accept.

Oh and added to that the new external water supply gets done today if they ever turn up, but the internal work does not get done till next week so we have a temporary supply pipe running along the floor going from the new internal stop cock in the cellar to the old one in the kitchen! :uhoh

I told the Agent this, but they still want to come, still we will see hopefully I’m wrong.

Asked estate agents to offer the buyer who just pulled out £100 for a copy of her valuation report, just so we can see what the property is being given £5k retention for that way if there is anything serious we can get fixed. We did try to get the surveyor to do a report for us but he works for the Abbey so cannot do it for us unless we choose to remortgage with Abbey!
