Still waiting for our buyers to pay their deposit - apparently they are all ready to pay it and sign but just haven't been into the solicitor to do so GRRRRRRRR. Don't they know what they are putting us through???

one of our agents phoned today to discuss what we could do for them to help sell the house!
he suggested we lower the price so i enquired "on what basis?"

After much hassling & chasing up ur buyers have finally paid their deposit so we should be ready to exchange contracts by the end of the week :raebanana. At last we can all breathe a sigh of relief and concentrate on the more pressing things like packing and deciding what to take on the plane.

Hi, we were lucky to sell our house in about 4 months (http://www.dijkweg.nl) The most of the houses in our village are for sale for more than 2 years! This is due to the high prices and the tax risings last 4 years. And not to forget to mention the introduction of the Euro..

Could just be a coincidence - but since Kiweebles arrived we have had 2 positive viewings. One is waiting for their house to sell, the other is short listing at the weekend.

The little chappy phoned me the day before to arrange a time to come and out of curiosity I asked him what he would be looking for...energy saving lightbulbs in main lights/wall lights (not lamps etc) he even said that if I hadnt got them go out and buy them and even if I was putting them in one room ahead of him assessing he would count them.
I have energy efficient light bulbs in all...well I do now :D (to be honest only had to fit bathroom and kitchen as I did already have them everywhere else) He did say that it was rare in his experience to find a house with 100% energy lightbulbs
He also looked for temperature valves on radiators (known by acronym but I can't remember exactly RTV s ?) and provided you have them fitted on at least 50% that counts as extra points :D

I still can't get the idea out of my head that this was all invented by some tiny-minded politician looking for good publicity. How many light bulbs you have that are good is irrelevant as you can just take them with you, how is that supposed to speed up selling your house?
And I also heard that less than 10% of the reports are ever viewed.
At least I used mine for the new rental law they are bringing out.

But can you trust the information that you compare?
I have said before that the man that did ours counted light bulbs, stared at the loft hatch as health and safety meant he couldn't climb a stepladder and wouldn't take any electrical switches off to see any insulation.
From this we got a bad rating, because he couldn't/wouldn't look further.
We apparently have no loft insulation (wrong), not even cavity walls (wrong) and no light bulbs (also wrong but irrelevant) so any comparison with others would be wrong.
That said, something does need to be done to speed up buying, just hips are just faffing to look good.
I really need rest. Can't wait till I move out on tuesday, I'll be a nice person again :)

That's what I said, but they pointed out all of the extra work they do in checking local reports. The things a solicitor does anyway.
I need lots of beer tonight, but have a weekend of packing ahead, so a hangover would be a bad idea :(

.....kiwieebles (NZ fairy) has arrived and is being made a fuss of she is sitting under the vase of flowers bought specially for her with a glass of red wine and hiccups are emmanating from that corner of the room......she also has a big grin on her face with lots of chocolate smears around her mouth.
Will keep her until after the weekend so if anyone wants her next send me a pm.
Possivibes to all of us trying to sell our houses so that we can get to the land of the long white cloud.....:nice1 ;) :)

Well kiwieebles has been with us now just 24 hours and settled in nicely. Still stuffing chocolate but she decided against the wine ...... something about too early in the day but will have some later. But she has been dusting all over the place even the dog got some on his nose.
Had a call this morning from estate agents who sounded very excited saying that they have someone who wants to come view on monday morning at 10.30. Viewer is just back from america and has moved in with her sister who lives in the road that runs at the bottom of ours and is very keen to buy something close to her. Not holding my breathe but have fingers and toes crossed........come on you fairies :clap
Will send on kiwieebles after Monday to Macuser who was first to request, Rusty came in a close second followed by Cathgates, so if you can each pm the other with your addresses we have the next 3 lined up for the pretty fairy.

There are two fairies circulating. The one you have Victoria is the UK fairy and has been doing the rounds now for quite a while and should continue to do so. I have had her as you will see with all the pics that are now in there along with the messages.
The fairy (kiwieebles) I currently have came all the way from NZ sent by Peebles to Andy-Dee and she has passed her on to me. She is very pretty and is currently sitting leaning on the flower vase with a glass of red next to her. She is now doing the rounds as well and spreading her fairy dust, we need all the help we can get so thank you Peebles.
Hope this explains it and if you want her get your name on the list with Cathgates as she will be getting it after Macuser and Rusty.

Referring back to a post about HIP...I look upon it as something I have to get done and yes it costs money but officially estate agents are not supposed to market a property if a HIP has not been commissioned.
The HIP man did say that in his personal view it was the Government collecting info about properties and getting the houseowner to pay for it.
Quite agree that anyone could take the lightbulbs with them... ( I took a little enjoyment in the fact that it was something the house had got full marks for whilst waiting and waiting for viewings and offer) and also very few people actually either ask for it or even look for it when making an offer on the property.

We haven't had a viewer for a month now and have started phoning the agents every week to keep us at the front of their minds.
Meanwhile I am currently waging war against slugs who have deforested parts of the flower beds. I'm off to the garden centre to buy a few choice specimens to fill in the gaps.

Found out from agent that we were the 37th house that she has viewed since saturday and she has another 20 to see in the next two days lol
She has the money in the bank and in the current market she will have what she wants.............don't blame her i would feel exactly the same way.

I have not updated our progress on our end in a while....
Well, same story...TONS of showings, good feedback overall. However, we have some strange feedback in the mix as well. Can't please everyone.:laugh
Then this past Saturday, we had very interested buyers. Only to find out yesterday they were only approved for a loan of $170,000. :wah They do not think they can stretch any further. There is no way in heck we can take $170,000. It is CONSIDERABLY less than we are asking and the house is worth more than that, even through these tough times.
However, we do have someone whom drove by the house and called the 1-800 number. He does not have an agent. He is very interested. The good part, if our agents act as his agent and sell the house, we will only have to pay 5% commission instead of 6%. :clap
So we are hanging in there. I guess the only ray of light in this situation, the house is always clean!:yes
Fingers crossed for all those sellers out there. Chin up peeps!

Know the feeling - we changed to new agents over a month ago and not one viewing!!!! (might have to ask for a visit from one of our fairies soon!)

Slight hiccup with our buyer yesterday. Last week he paid his deposit - but it had to be returned to him. Apparently as it was from someone else (I think his father is paying it) it could not be accepted. He paid a cheque in yesterday for it but it will be another week before it clears and we can exchange. We leave the country in 4 weeks - talk about cutting it fine!!

keep calm Nicky thats what I keep saying every day all day otherwise might have a heart attack I am in the process of cancelling everything and with the exception of EDf I think I have ended up having a row with each one. I do not received tax credits but phoned to say please do not send out any reminders or check of earning as I am leaving the country I was made to feel a criminal I do not owe anything as I am not paid anything but it would be going to the serious investigation unit! what is it with this place the TV licence was also another load of red tape even though they are gettin a month free!
our other time issue is our visas I start work on 22/9 my wtr went yesterday but we still need to get OH and son's off ahhh!

David is already in NZ and I leave on the 9th September.
We have now reduced the house price by 30k:wah and we do have two viewings on Saturday.
I know some of you will know what I mean when I say I am so despertate for the house to sell.

Our buyers have now paid a second deposit so we should exchange next week. I will believe it when I see it!! I know what you mean about cancelling everything Janey. I have just started that and had a really obnoxious jobsworth at the TV licence place talk down to me. Our licence is due for renewal on 1st September - we leave on 19th. Got absolutely no help from them as it is my OH's name and they won't talk to me. So I thought s** them - I have just cancelled our direct debit. By the time they realise we would have left the country. Everything else is being cancelled just got to sort out the mail redirect.

I'd not worry about the TV license too much Nicky. Centrica who I believe do the collecting, generally only bother to visit if there are more than two 'non payers' in a street. Most of their enforcement officers time is spent round the council estates where the pickings are easy. If push comes to shove and you get a knock make no comment, and don't give them entry.
