Does anyone know roughly how long EA's take to get a property on Right Move, it's been 5 days now and I would have thought it should be on there?

Hi Jaybee, your property should be on Rightmove within 24 hours. I would go back to the estate agent, and tell them, and sit in the office whilst they update their system. Have you checked your estate agents own website to see if you are on there?

Fingers crossed for you woodies. I bit the bullet yesterday and we instructed estate agent to reduce from Offers Over £139,950 to a fixed price of £129,950. If that doesn't get someone shifting, we're up the creek without a canoe, never mind the paddle! Can't afford to drop lower. Hope it works.

im sure we had the same discussion last quarter so the time lag is taken care of as you poo pooed land reg then!

Well, lets see what the LR says in 15 weeks time... as for the market right at this moment, todays an article in todys Sunday Times says...

"......“We’re anticipating a 25% fall over 2008 and 2009, of which about 10% has already occurred,” says Lucian Cook, director of residential research at agents Savills. He expects the market to overcorrect next year: in the same way that values went higher than were sustainable last year before falling back; they will probably drop lower before things pick up.

Researchers at agents Knight Frank see a drop of another 5% this year as the most optimistic scenario, but believe prices could even fall 15% between now and the end of December. Capital Economics, a research consultancy, also expects a further 15% decline this year. Inevitably, areas of the market will perform differently ....."

someone once said that badgers cant do handstands but the land registry figures that take all data into account still state 2% over their last quarter...
everyone is entitled to their opinion, after all we live in a democracy but the facts are the facts and cant really be challenged with predictions. what i do know is that if opinion is collective then it will become a self fulfilling prophecy which is the worst kind of progress.

A bit tough to hear when we have only just bought, but probably true. Our neighbours have just sold after a year on the market and took an offer of 20% under their asking price.

Just as well that it's a women who wrote this in yesterdays FT!!

From Merryn Somerset Webb .. (a noted housing bear and editor of MoneyWeek)..

..Apparently, 81 per cent of women questioned said that they would “consider buying a house in the current environment” whereas a mere 30 per cent of men would do the same. The irritating bit? The use of the word “brave”.

This is an environment in which the prices of houses sold at auction – the only place where prices are really clear – have fallen 23 per cent in the last year; one in which the number of new mortgage approvals constantly hits new lows; in which mortgage offers to those without a 20 per cent deposit and a proper income have all but dried up; in which real incomes are falling and unemployment is rising; and one in which there is a consensus (among all but those running property investment companies) that prices have a good 10-15 per cent still to fall.

If I had written the press release I would have replaced the word “brave” with “stupid”. And I’d do the same all over the financial press...........

http://www.ft.com/cms/s/0/ea204026-80ed-11dd-82dd-000077b07658.html

I think the message is clear... don't bother with Rightmove or the local paper to advertise your house for sale, instead think of putting an ad in Women's Own or Cosmopolitan...

Just received a call from EA. The couple that viewed on Saturday have a shortlist of 2 properties and one of them is ours!! Bizzarely the other is the house that my parents rented in the village until they moved to France!! If we weren't emigrating, my parents wouldn't have moved and that house wouldn't be up for sale. Don't you just love irony? Hoping to hear within the next couple of days.... ok our half page went out in the Sunday freeby but as yet the agents we put it in with have not said that they are in undated with lots of people who want to come look and buy it.

What has happened though is that our other agent contacted us today and have told us that someone has contacted them to find out more info about our place. He has been told that there will be very little likely hood that we will reduce the house any more as we have already reduced it by £25k and nearly ready to take it off the market until the market picks up again if it doesnt sell by the end of October. (i did say that too so it wasnt a lie). The guy who was asking about our house has indicated that he has had an offer £13k less than he has it on the market for but hasnt accepted it yet and was putting out feelers. Our agent stood firm and the guy has asked to come see it on Thursday afternoon. Fingers crossed again i guess but truth is i am not going to make a fuss about getting everything just so. Got blase about this viewing business they will either like it or they wont. Will let you know what happens. :exit

I've mentioned this previously on this thread, the last house I sold we had loads of viewers and all seemed to be timewatsters, we were on the verge of losing the house of our dreams so I was ready to throw in the towel and take it of the market. We agreed to one last viewer before I took it off and didn't do anything in the house and was downright rude to them if I'm honest :o but 5 mins later they had offered full asking price :clap

Hi to everyone,
We have been watching this thread daily after originally posting regarding the housing market.

We are leaving the UK in Jan 2009 flights booked and paid for. We have secured a beautiful rental property in Papamoa for when we arrive and had some postive replies from potential employers, so that side of the move seems to be moving along in the right direction.

Unfortunately things here aren't going as smooth. Along with alot of people we have not sold our house it has been on the market since late Feb. We had 3 viewings when it first went up and they all loved it but they too had property to sell, nothing since. We have advertised it for part exchange, posted fliers through doors of any houses in our px price bracket, offered a £10,000 cash back on completion, and have now dropped the price £20,000. If the house doesn't sell we will have to rent which is plan 'C'.

As time is moving on I wondered if the fairy was available for a visit? We feel we have tried everything else and after reading the post's from people who have had a visit we wondered if she would be able to bring us some luck!

We had a viewing yesterday which was soooooooo dire I felt I had to share.

We have a 4 bed cottage on a busy road (which is always the problem) and it is obvious the estate agents are so despreate they are sending anyone to view.

Turns out, the couple are retired and quite dodery, took them 10 minutes to get out of the car (after collecting cardies from the boot, handbag from the back seat etc). Fairly deaf so had to shout. Came in - tutted at my daughter's 'pink' bedroom, liked our antique desk in the study - spent most of their time in the downstairs cloakroom which is quite large - oooohhh good size, very useful etc etc (you have 4 bedrooms, 3 reception rooms, a utility room and a car port previously used for coaches!!!!!!!!!!!!!!!!!!!!) storage will not be a problem!

Spent ages talking about their daughter, grand kids - how great it was where they lived, which is fairly close ... ggggggggggrrrrrrrrrrrrrrrrr

Then as I was waving goodbye - 4 motorbikes on a superbike, can we beat the land speed record roared past in a blur.

I just shut the door, poured myself a brandy and then ........ 'b*&%/* it' had another one.

Kiweebles where are you when I need you......... :wah
