about 3 months ago, i suggested to our primary agent that they should consider a part ex scheme as they may have properties on their books that want to move up but cant get an offer on and properties that want to move down but cant get an offer on etc.. they said that they always look at this anyway. theory being (thanks to red devil) that if we were going to rent out that a smaller more manageable property would be less exposed to the current crisis. 10% of 150k being less than 10% of 300k if you follow me. and would be easier to rent out.
last thursday, they call me to see of i want to take part in their new part ex scheme that theyve thought up!!

We had a viewing yesterday which was soooooooo dire I felt I had to share.
We have a 4 bed cottage on a busy road (which is always the problem) and it is obvious the estate agents are so despreate they are sending anyone to view.
Turns out, the couple are retired and quite dodery, took them 10 minutes to get out of the car (after collecting cardies from the boot, handbag from the back seat etc). Fairly deaf so had to shout. Came in - tutted at my daughter's 'pink' bedroom, liked our antique desk in the study - spent most of their time in the downstairs cloakroom which is quite large - oooohhh good size, very useful etc etc (you have 4 bedrooms, 3 reception rooms, a utility room and a car port previously used for coaches!!!!!!!!!!!!!!!!!!!!) storage will not be a problem!
Spent ages talking about their daughter, grand kids - how great it was where they lived, which is fairly close ... ggggggggggrrrrrrrrrrrrrrrrr :mad:
Then as I was waving goodbye - 4 motorbikes on a superbike, can we beat the land speed record roared past in a blur.
I just shut the door, poured myself a brandy and then ........ 'b*&%/* it' had another one.

Ah Dee am 'rooting' for you - can't have the BBQ till you arrive.... Your house sounds fabulous by the way even with the superbikes :)

We had a last min cancellation and one that I wished hadn't come, (really rude woman) but not an actual no show........yet. Pity you can't charge them a "failed to attend" fee.
Maybe the next one will be your buyer.

Hi guys. Just caught up with you all. School hols here for 2 weeks. Sadly it seems things haven't changed much. Time wasters, no shows etc and Dee your post did make me chuckle. We too had a pair of "Dodderies" look at one of our houses years ago, even used the toilet when there and did a good job in it if you know what I mean! :uhoh. Hi Nat, always good to hear from you - we are still hoping to snatch a last minute sale to allow us to be there in time for the bbq - lets hope the $7 billion bail out helps, even if it's only to start a domino effect with other countries having their own bailout, I know the brit banks are pushing for one, it may help consumer confidence as well

Someone's GOT to get a break soon, surely to goodness??? We're still waiting for mid October when the couple who have expressed an interest in ours should be completing their sale and coming to view ours to decide whether to go ahead with buying it. (They drove past and love the pics on the internet, but haven't actually viewed it yet!) Just so frightened that something may go wrong with their sale, as that would just about put an end to our chances of being in NZ for Xmas. If it goes through, then apparently ours is the only one they're looking at with a view to buying for cash. :o Oh Please, Oh Please, Oh Please ..........

I know what you mean. We were hoping to be there by Christmas too but house has been on market since july 07 and no viewers since july 18th 08. Not looking good for our Christmas target either.
Everyone I speak to now keeps saying about, "pent up demand", and how once the market starts to move again it will repeat the whole boom and bust again. I'm not looking for a boom, just a sale please.

Well, it is on the market for offers in excess of £350,000, they offered £350,000, we explained that we needed over £350 and would settle at £355k, they have come back at £351,000 !!, bearing in mind we had an offer of £390,000 5 months ago, OVER 10% DROP IN PRICE!
If that sale had gone through we could have probably bought in BOP mortgage free!!
I know its only 4k, but its nearly 12k in New Zealand, think we are going to wait a day or so and see if they break 1st and pay the extra 4k, they are really keen.

Well the best offer we've had is more than 25% off our original asking price! So it sounds good to me. The person wanting ours has stuck around since july and hasn't budged at all. Unfortunately things have changed somewhat since 5 months ago,when ours went on the market - so you can't really compare.
I also totally appreciate that everyones situation is different.
Anyway we have a viewing on Thursday - so lets see if -
a - they like it! and -
b - how little they're prepared to pay for it!!
Nothing surprises me anymore.

What will you be offered in another 5 months if you lose these buyers? I personally, for the sake of 4k would bite their hand off, and as CJ said you asked for offers over 350k and that is what you got, good luck whatever you decide to do. :)

WoW.....I'd probably kill for that! We have a 'bonus viewer' lined up for tomorrow at 4. EA rang just before closing tonight to arrange it. Family renting locally who like the look of the village and our small school (35 children total!) Our house went on the market in May at what was 'priced to sell' at offers over £139,950 (in Scotland we were told to expect around £145,000 in the reduced climate (would have been offers over 165,000 12 months ago) 5 viewers, no offers. Reduced to a fixed price of £129,950 3 weeks ago. 2 Further viewers, plus one tomorrow and another in mid-October when their house sale is expected to complete (hopefully). Next 2 are both cash buyers. I couldn't in all honesty see us refusing an offer only 4k lower. I can't wait to get our new chapter started, and whilst I absolutely love our house, I really do think I'm going to go potty if someone doesn't buy it soon. Our reduction means that we won't even have a deposit for a house in NZ anymore, but I'd still snatch any buyer's hand off!!

The question is Walshy have you still made a profit this is what we had to ask yourselves
We did although we took a big hit but we had a cash buyer no chain, we also could see where we were in Cornwall there was no benchmark with other houses which meant it was difficult to value.
You can not be greedy, we potentially could have had no mortgage had we sold at the original asking price and had the market not gone sour and had the exchange rate kept high, but we got more than we paid for we still after all the moving expenses have a good deposit.
We are here in NZ we could have still been on the market in 12 months time with little or no viewings. You have to take risks, can you not try and save some of the difference or cut back on other areas. We had a comprehensive budget (me being an accountant) and it is suprising where you can save and extras such as refunds on council tax etc help
go for it!

Same here woodies - viewers 2 days ago, loved the house, but garden not big enough (one of biggest in the village) and not enough parking as they have 'many!?!' vehicles (we don't even have pavements, so off road parking is pretty scarce). They're trying to find out if someone else nearby will rent any land to them to get around the 'probs'. 2 lots of viewers now 'interested' - will find out in about 2 weeks whether either will actually buy. Both cash buyers who would want to be in for xmas.

I have the UK fairy here still and have to say, so far she is not doing well, we have had ZERO interest in our house, we got a rightmove report today and we have had 322 'hits' in 4 weeks but not 1 viewer! I really don't know what we are doing wrong, it's priced to sell, it's in a nice area and is presented well (i think so anyway! :p) don't know what more we can do? :(

- i went out with kids and had drive through macdonalds! with the kids while they were looking at our house - sat in the car eating chips looking at the sea - didnt see the fairys car this time though - hopefully she was at my house :laugh

Know the feeling well!
We had a viewing last week - no joy there and we have another on Saturday.
That will be our 10th viewing, can't complain at that. I'm just fed up with the endless round of cleaning followed by phone call from the agent with feed back -usually being don't like this, that or the other, have house to sell, or want to get it for a ridiculously low amount.
But I will clean & smile politely again! Before feeling like I've been kicked in the teeth again!!

Why dont people read the info before they view :yes had a viewer on Saturday, came through smiled a lot, inspected the garden minutely even though it is minute......told the agent that she had viewed one across the road and up the alley with a "HUGE" garden and at a lower price........what she didnt say is that its still got the avocado bathroom suite and old tiles along with 1970s wallpaper and colours, etc etc .....oh well.... onward and upward. She didnt offer on the other one either lol
Have a viewing this evening in about and hour and another one tomorrow at 5.15pm .........plumping and tidying..........not going to fret they can take it or leave it.

OMG Walshy the word c*** is a good one :uhoh ........ that is just so awful did they say why? I will truly cry if that happens to me not that i have had an offer to accept has yet.
Our viewers came through spent half an hour here i just took them round and then left them to it to talk and mooch on their own upstairs and when they came down just said if you need to look further go ahead feel free and they mooched off. Seemed to be pleased they are a young couple with a mortgage in place as they have just been let down by the seller of the house they had it on so are busy looking for something else. They kept saying this is much bigger and ready to move in no work to do, liked everything about it, so they kept saying, but then once they leave they may decide its not for them ........not holding my breath :rolleyes:.

They did, they found a house down the road which was on the market for 400 but needing loads of work and got the price down to 350!! our price.
Oh well, renting it out it is then, absolutely gutted.
