Walshy, it's so horrible when that happens. We had the same thing happen to us - twice so we also went down the rental route.
It's not ideal but now I am in NZ and the house is rented for a year it doesn't seem so bad.

Oh Dear Walshy - that's a real bugger! I'd also be gutted!!

We had a viewing yesterday afternoon. Whipped through in 15 minutes so was a bit worried about that. However, the agent says they want to come back on Sunday. Lets hope - we've had lots of 2nd viewing promises but not one has ever actually come back. Also meeting with a new agent this morning. They have recently sold a couple of houses in our area so it looks like they may be attracting the right buyers for our type of property! I think it's time to get an SA fairy together!

Feed back from viewing monday they loved it! Going to see mortgage advisor tomorrow agent said she will be very surprised if they dont make an offer!
They are renting round the corner and want to buy!!!!

woodies and catt....everything crossed. Just had a verbal offer from someone who viewed in June when price was offers over £140,00. We dropped to a fixed price of £130,000 and they've offered £120,000. Unfortunately we can't do it for that, as we owe too much to drop more than a grand or two. We still have 2 potentials in the bag though - both cash buyers, who are due to be in a position to offer or pull out within the next week. Still, nobody said it would be easy. OMG if only we could accept it......:wah Sorry to hear your bad news walshy.

Certainly is. Their problem is that they've been trying to sell privately, and have now approached one of those companies that will buy your house from you, and they've offered her less than she was asking (duh!) so she wants us to drop because of that. Don't think they'll be in a position to up their offer. Realise though, that we're VERY lucky in that we still have 2 interested parties who are both cash buyers. We'll wait and see.

Agent rang us this morning said the viewers from yesterday were really interested in ours....the other one they viewed was more expensive and smaller yet in the same area so they discounted it. They had two more to view in the same street as ours this evening one of them next door but one to me so i saw them go in and noticed the time as you do ;) they were in all of 15 minutes and they have to pass our house to turn around and they slowed down as they passed ours and oggled vigorously......no i wasnt peeping around the curtains i was in the kitchen putting pots in the dishwasher and took a sneaky look as they passed ......:D

We should have some news by lunchtime tomorrow hopefully one way or the other......:uhoh

Another viewer for tomorrow - I'm at work so daughter will have to show them round. Still have house to sell, so not great, but the party that have expressed and interest officially are coming next week. Hope to know something concrete by end of next week. Keep it up everyone, there must be some kind of light at the end of this very looooooooong tunnel!

WE ARE SOLD SUBJECT TO CONTRACT

...........still will not believe it until we exchange contracts and hopefully that will be sooner rather than later as these are a young couple first time buyers with a mortgage offer in place from a previous property which the seller withdrew from and so no chain to worry about, only worry is that everything goes through smoothly with no survey problems or that they decide to offer even less than the reduction we have given them from the price .......fourth reduction since putting on the market in Feb 2008 to a value of £40k in total.

can i have just one banana now and the rest when we exchange please ........thank you all for crossing fingers toes and everything else you can cross............just keep them crossed for us and we will continue to do the same for you all. :raebanana cups of coffee and digestive bicky all round :) well its still a work night will celebrate more when we feel more comfortable that it will go through. :cheers

:nice1well our last viewers have fallen in love with our house - the mortgage advisor has sent off credit checks to see if they can get a mortgage - they havnt got much of deposit -they are currently renting - so i have offered that we do deposit paid or loan it to them and then just adjust price?

Agent looking into it for us.

If they cant get a mortgage they want to rent it ......no numbers been offered yet so trying not to get excited.

Oddly enough the first day our house was posted we had a call from a realtor who wanted to come look at the layout of the house for some clients - he never showed up. I hope this isn't common practice. I was all excited called OH at work saying we already had interest...bleh too good to be true.

Absolutely nothing here, not one viewer in the 6 weeks we have been on, EA reckons we should drop the price - goodness knows why, even if we did drop it's not really going to put us in a different price bracket and surely if the price was the problem we would have had viewers and silly offers?

Or am I kidding myself? :uhoh

Welcome new ones!

Investor who looked at just bout every house in the area has decided to take him time choosing which house to buy. However did have a couple want a viewing today (2 hours notice) who are "ready to go" whatever that means, so a possible candiate for NZ moving cash there.

There was a house round the corner from me, exactly the same as ours. Both started on the market about 170, within 4 weeks the other house changed it price to offers over 110, sold very quickly (no idea at price, its still undergoing transfer). I guess having loads of people look you may get a number of low offers and if you are in the "must move now" bracket thats what you may have to take. We dropped our price 2 times before we got our first visit, then 1 more drop got us 2 visits.

Our visitor on Monday does not want the house. They are looking for a house they can move straight into without any work doing, that also must be decorated in a way they like.... I wonder how long they will be looking for!

Well our first viewers today, spent all morning cleaning and they were here for exactly 8 mins!!!!. Not expecting a great deal, although they have sold and are desperate to buy, sounds ideal. Will keep you posted.

We have still had NOTHING!!! Found out yesterday that one of our neighbours has bought their daughter a house in the next street - they completed 2 weeks ago, they had no idea we were on the market, we didn't bother with a sign as it's a cul de sac and no one ever passes! :wah:wah

We had a viewer yesterday. Talked to RE Agent and the couple didn't like the color of the paint in the house (*grumble* big deal paint is cheap!). Also felt our ad was misleading because even though we are on a golf course lot, you cannot see the greens from our backyard (the greens are blocked by trees and shrubs) ~ :( guess they want the golfers to see them every morning.

I did get a call this afternoon about someone wanting to view the house on Wed, so fingers crossed.

Well, we finally decided that we had to join another rollercoaster ride (as if the immigration one wasnt enough on its own ;) ) and put our house on the market last Tuesday.
Had our very excited estate agent ring us up the day after telling us we had someone coming on the Sunday to have a look - cash buyer, no chain (there is a God :D). Sunday came, viewing went well, feedback on Monday from agent was that the viewer is going to see accountant and solicitor towards the end of the week :nice1 Just had another phone call to say can someone else come on Saturday to view... dont know what my emotions are at the moment ...excited?, apprehensive?.... I'm trying not to get my hopes up but blimey, it would be a huge weight off my mind if this all went to plan...is it ever that simple? someone please tell me it can be.

We are still sitting on our hands waiting for our buyer to pull out and i think she is sitting on her hands waiting for us to pull out because thats happened to her already. They are coming round for coffee and cake on Friday evening to discuss what stangle holds we can put on solicitors to get this through fast so we can at least exchange contracts. Both parties do not like being out of the driving seat so we are the same but on different sides of the fence. We are just keeping everything warm from our point of view.

If things go through smoothly i will be finishing work on the 31st December and the house completion will go through on the same day then we will be homeless for a month before we head out to NZ in early February 2009....it will give us time to travel the 4 corners of england to go say bye to our 3 kids and their families as well as my brother and his.......well thats the plan lol

Our house has been on the market for 10 weeks,
1 viewing and they had'nt even sold their house. Our EA said we were priced out of the market........WELL HELLO!!! IT WAS YOU VALUED OUR HOUSE!!!!:wah
The "buyers" said our 24 foot kitchen was small??? and no cupboard space WE HAVE A WALK IN PANTRY!!!! and 10 base cupboards duh?
We dont have a conservatory YOU KNEW THAT WHEN YOU GOT THE DETAILS!!
My EA also added wrong photos, put wrong price on house an xtra £15.000
we have terminated the contract with this EA, and gone with a new EA.

but due to current market we dont seem to be going anywhere.
We did think of reducing price further and my mum has said we can move in with her and my dad and the money we would be saving without our mortgage would level out with a reduction in house price.
But we shall see what happens
