Been reading this tread for a wjile know and thought I'd add to it as I need a bit of a rant!!!! :mad:
We put our property on the market back in April and after only two viewing sold it for not far off the asking price :D . It all seemed too good to be true, the property was let and the buyer had sold his property to our tenant, simple you would think.
Well 4 months later and we still haven't exchanged contracts, four days before exchange was due the tenant requested a £20,000 reduction on the property he was buying!!! As you would expect it was refused and now my buyer has had to put his property back on the market. But is gets better, the tenant has approached my agent and now wants to by our house!!! The cheek of the whole thing as it is him who has been holding everything up all the way.
I can't believe it all, especially as we agreed that the tenant could stay in the property right up to the exchange date, which meant the agent could not do the final inspection. Well we will be serving him notice today!!!
Feel better know, thanks. Lets hope our buyer resells quickly.

We had a quote from Whites and they didn't open a single drawer or cupboard. The guy just said if I was anything like his wife he would reserve 2cartons for handbags!!
I think you're right Natalie, I will let it develop into a jungle. Someone's bound to want it then.
Jade - we started with one agent then told them we were going to change, they begged us not to and said they would agree to keep the fee the same with one other (but no more) and the 2nd agents agreed. So we got 2 for the price of 1.
The househunting sounds like fun. I've started watching 'Selling Houses' on More 4 every lunchtime and it's making me paranoid. M says if I change the cushions ONE more time he may just be tempted to change me. And buying new cushions hasn't got us a sale yet!
Anyway - to bed for me. Chat to you all tomorrow!

No info on the viewing yet, other than it was a young couple who may not have had a chain (MIL is not as good as us at asking questions).
They were supposed to be viewing a number during the week and give feedback on friday but the ones they had looked at before ours were not big enough, which is promising, hope to find out soon.

There's just no such thing as a straightforward house sale in the UK I think. We thought we were so lucky when the first people to view our house in Cornwall offered the full asking price, but that was just the start of delay after delay, with ridiculous quibbles over imaginary wells in the garden, what brand the septic tank was (How the hell should I know - it's not like I spend time exploring the damn thing) until we nearly lost our new house in NZ. I aged years in a few months, and it was SOOO frustrating being here in NZ, as I would get an email about another delay on Saturday morning, and I couldn't ring anyone in the UK like solicitors or estate agents until 8pm Monday night! It was hell.
By the way, it's choco-leibniz or nothing for me. Not sure if that's spelled right, but they're yummy (and distinctly unavailable in NZ).

Oh Sam I love those too. "Is it a chocolate or a biscuit" is their selling motto. They were "buy one get one free" in tesco a few weeks ago.

Waiting for the guy to come this morning to do the survey...I hope he doesnt find anything.
Gray in a bad way again today and had bad night...he's been to physio this morning and she won't work on him, as she says she sould make it worse, and he could stop going to the loo again. She won't do anything until he has been back to hospital again ( 2 weeks), and maybe had surgery...she thinks he will have too, if thats the case it will be cancelling the flights time.
I am so gutted today...iv'e been trying to think positive, but Im really deflated, been chatting to my mum and she says he wont be 100% for a good 18 months.
I COULD SMASH THE BLINKIN HOOVER.....I dont need to say I told you so to Graham.grrrrrrrrr
need e hugs guys!!!

Yesterday, I was talking about buying a small terraced as an investment and today I am thinking of houses we can get mortgage free, for if we need to stay here......aghhhhh, hate uncertainties...theres enough with just the move itself!!

hubby should be fine - it's what he does for a living - that's why it needs doing - he's so busy doing other peoples houses ours is always the last to get done ;)

we're just at the start of sorting it all out but the option we're looking at is just selling up and going out on a visitors visa then finding work when we're out there - we're looked at the points for the EOI & we'd both need a job offer before we have enough points & have decided it will be (fingers crossed) easier to get a job & then a work visa if we're in NZ than trying to arrange it from this end - a bit risky I know but we're the sort of people that if we've made our minds up to do something we want to do it asap

we decided if we were going to go for it we wanted to do it 100% - I have no family & my husband has a very small family & they are behind us 100% - we've haven't got children just two dogs - nor have we loads of possessions we want to take with us - anything we do want to take is going into storage & then my mother-in-law will arrange to send it over if/when we get settled

Well he didn't look in any drawers...phewww! He also said we would only need one container which is good news. Awaiting quote which should be next week. Crown are coming on Monday.
Jade- I would like to say that I think you are amazing. You are going through such a hard time and it isn't fair but you manage to give such support to others and remain as upbeat as possible. Sending loads of ehugs to you and G. Hope he picks up again very soon. You will get to NZ. Anyway you have to or we won't be able to meet up to test all the NZ biccies.

Well I've called the Agents and have served notice on the tenant but as we went onto a month by month contract after the 6 months has run out so we wasn't left homeless until everything completed we now can't get him out until November 27th. This means we can't complete on the sale until after this date!!!!
How frustrating is this!!! :wah

erm......well, I think Graham has been in denial really he has been saying he will be ok, but I think hes finally realised it is going to take a lot longer to recover than we originally thought, we're looking at a good 18 months I think. We both agree its best to cancel, but we both dont want to do it

The thing is, Ive done lots and lots of research...and ultimately with or without surgery it may take the pain away, it may not! There are no guarantees. While he is in hospital here, I have support of the family, when I am over in NZ, ill be alone, which is a scarey prospect

Theyve said, 'we cant give you any definate answers or a cure'.....great!! The physion today as said his condition is 'too far gone' and she could do more harm than good. Hes back at hospital in 2 weeks, and if he hasnt improved anymore he will be having surgery, but looking at the stats and listening to what the surgeon said last week, theres no guarantee with that, its got the same success rate as the epidural.
The flight firm said we can cancel upto the day before, but I just think we need to be coming to some decisions soon as i cant live like this for 11 weeks ( flights 16th NOv), we could have no home in 5 weeks, and I dont know if were leaving the country or buying a house here

I would wait until the 2 week hosp appt...easy for me to say but you sound very similar to me in that you really need to know where you both stand. Would you wait 2 weeks? £200 is alot when you are spending more than is coming in.

Yep, I think your right, will wait for the 2 weeks, and see what the surgeon says......just a waiting game!! Most of the family are saying cancel...and one family member is saying, 'just wait and see'.....but its hard when you dont know which way your life is going to turn out!

The market looks like it is slowing down a bit and houses don't seem to be selling that quickly. But as you say what will be will be.
It is a much better system here and things like this couldn't happen. I think it is time the UK change the system!!!

Which house are you looking at - (I have the Cambridge Property Guide in front of me) - from my observations over the past 7 months, the market is very slow around here at the moment, and many houses have been on the market since we moved here. Don't make an unconditional offer like we did, when our house sale in the UK started to go wrong, it was the MOST stressful thing ever!! There are lots of lovely properties around here, if you lose this one, I think there will be another one.

Hi just to put some peoples minds at rest, Our survey has been done, the guy was not even here five minutes barely looked in the loft, or at electrics. don't no weather our buyer had just paid for a basic survey but it wasn't as bad as i thought it would be.
Have also spoken to agents since the survey was done and every thing was OK.

Ive got to go to solicitors with ID and a deposit today to get things moving. Im hoping the phone doesnt ring and its the estate agent, as I wouldnt be surprised if the buyers try and reduce again...even though the surveryor said everything was fine!!

off to post office to send references 1st class after getting children fed and out of house. In the hols they morph into slobs. They are sat in Joe's double bed watching TV. Flicking the trip switch usually does the job! Need to also pop into yard to see that man - the lazy one who can't reply to email

Jade I am really feeling for you. You have so many decisions to make and not enough information to make them on. I agree with Natalie that I would wait the 2 weeks before making any final decisions, but can understand the frustration for you. Have you decided to go ahead with your sale whatever happens? I just wonder whether Gray is up to moving house at the moment? Very tough time for you both.
Natalie - have your buyers had a survey done yet - and if so how did it go?

Forgot to mention the answerphone message we had from our agents yesterday on the to give us feedback on the viewing at the weekend. We didn't have a viewing at the weekend, and when I tried to call them back to tell them the phone just rang and rang. Makes you wonder.............

We will go ahead with the sale regardless, as if we do stay in this country it will be because Graham is still unable to work/carry out normal day to day things, and so we would really struggle to pay the mortgage on this house. As far as Gray being 'ready'....hes not, it would be a nightmare, as he is a 'doer' so he would struggle watching the house being packed up by other people...also, when your ill, you just want to be at home don't you....but we dont want to loose these buyers so we'll have no choice.

Jade - it all sucks. I think you are being amazingly philosophical about it all but life throws us some real wobblies at times! I do hope it will all be ok and they say he is fit to go.
Have you shortlisted any houses yet? I suppose you are having to look at everything from 2 different points of view - houses which would rent easily but also something you would be happy to live in?

haven't short listed any to live in, may have to book some viewings, I have been looking with a view to renting them out.
You have to stay pholisophical about it, otherwise it just makes the situation 10 times worse, I know it is a bit difficult for us at the moment, but having read vixxanns thread yesterday, it just made me think, we are so so lucky compared to some people.
We are lucky to be in this position with regards to NZ, and we are very lucky that if we do stay here, and gray cant work for a while, we can afford a small house outright...it could be a lot lot worse.....you just have to play with the cards your dealt!!!! and thats it!!

Thanks J. We have a viewing this afternoon!! M is out at a meeting so I am going to have to pull out all the stops and get the hoover and lawnmower going in tandem. First viewing in 3 weeks - shame it is a dull grey day as the house never looks so nice in this weather!

Only at 3.30 so I have time on my side. I've already done the grass and actually pretty much cleaned the house yesterday so it's only a few final touches like polishing the taps! My step daughter in Florida is trying to sell her house and she says the agents tell them to light those Glade scented oil things an hour before the viewing so I'm going to give that a try today. See if the whiff of Autumn Breeze (or whatever it is) does the trick.

Thanks J. They arrived 30 minutes early which caught me a bit on the hop as I hadn't put the cushions on the garden furniture in case it rained, and was still in my slippers, but I don't suppose they noticed! It was 2 woman and the one who is buying spent about 10 minutes - they had locked their kids in the car outside. She seemed to like it ok - but you never know what they are looking for. Usually if they have kids they either say the garden or the kitchen is too small.
At least the lawn is moved and the house is clean though............

Hi I am new to this forum and this thread and looking at your selling houses status. Have you all waited until you have residency or a job offer before you put the house on the market? We have an EOI in with 130 points but are probably reliant on a job offer to secure a permit. It's a real Catch 22 as I don't want to let go of my home until I know NZ is a reality but if I get offered a job will they wait for me to sell my home and move? My head's in a spin already and only just starting the process!!!:confused:

Hi Perksy and welcome. If you get involved in this thread be warned that it is endless................
I don't know what the others think, but my own opinion would be that it would do no harm to start the process of selling as it can be very long and quite painful! By the time you get a sale you should be closer to ITA but if you wait for ITA to start (especially with a job offer) you could get seriously delayed. Opinions everyone??
Jade - sorry to hear about the 6 weeks. He must be bored to tears and frustrated as hell. What does he do to keep occupied all day (other than hoovering??)
