Hi B
Had a busy day, G's dad was coming for an hour and stayed 8 hours...but we've had a lovely day its been great. Going to view the house again on Saturday to see it in daylight and see what the street is like at a different time of the day. We both we're restless last night and I asked Graham why and he said because of pain and the house we viewed, and I had been the same!!
John, I don't know whether just one of you can go and get both passports stamped?? Im sure Ive read somewhere you cant do that?? or am I wrong??
Thanks for positive vibes zorbster!!
Feel shattered now, taking our documents to solicitors tomorrow, so things seem to be moving on that front...the weather is supposed to be nice this week so hopefully it will encourage more viewers for you all.

I'm hopeful for a sale for you people this weekend. I've still got everything crossed for you.
Had a friend of a friend look around our house tonight. Not sure whether they want it or not. Told them that I would only be interested if they sold theirs quickly and offered more than our buyer. Thought I'd let them take a peek as I am fully aware that we haven't sold until there is a signature on that dotted line!!!

Good luck Nat - it's always good to have a few spare potential buyers in the wings! Just one is all I ask.
How about you Vicki? Any luck yet?
Jade - this is better than a soap. I bet you are dunking like crazy.
As a non biccie person I am ashamed to admit that having been recently introduced to Cafe Noir I have now joined the club. Too good to dunk though!

We've heard ... Zilcho :wah
Rang our agents yesterday to just have a bit of a moan, I know there's not much they can do if people just aren't buying at moment but I felt a little better having a whinge to them ;)
She suggested we consider reducing it but then agreed with me that the price doesn't seem to be putting people off it - nobody has said to us that its too much, they'd go for it if it was less etc. We just haven't had anyone interested thats in a position to buy it yet.
Nevertheless we are thinking about reducing it to see if it generates more interest. My only concern is that at the price we are now we know we've room to negotiate with a bidder. If we reduce then we'd still get bidders trying less and we just cannot go under a certain amount - so is it worth reducing it in the first place? Confused?
Mickstim
6th September 2007, 10:54 PM
Vicki - our experience after reducing the price twice in panic is that it doesn't seem to have made any difference at all. We had 4 valuations ranging from £425 000 to £480 000 and put it on the market initially at £435 000. We have now reduced to £415 000 (so it is £10 000 less than the lowest valuation) and then got an offer of £390 000, which we declined. We feel we should have left it on at £435 000 and they would probably have offered £415 000 (which we would have accepted), so we have possibly shot ourselves in the foot. It seems that buyers just want to feel they got a bargain.
So the bottom line is that we are slightly regretting dropping the price by so much as we are not prepared to negotiate much below our asking price now.

OK..G has woken up this morning, and announced that we are going in ten weeks regardless!!!!!!!!!!!!!!!!!!
I feel like a washing machine that is on a different cycle everyday depending on what goes on...and today I am on spin, trying to sort things out, work out finances, and register with XE, so I can take advantage of the exchange rate!!!!!!!!!!!!!!!!!!!!!!
Oh my gosh, I think we must be mad, but I think we're just going to give it a go....aghhhhhhh
PANIC STATIONS
Hope thats juicy enough for you BArb!!

PS- reducing is different for everyone, but we sold very quick after reducing...ended up with £26,000 below original asking price, and £46,000 under the highest valuation!!
Mickstim
7th September 2007, 12:49 AM
Wow Jade. Your head must be absolutely spinning!! Very brave of Gray - does that mean he is feeling a lot better??
I agree about reducing - the problem for us is we are already asking £65 000 below our highest valuation (which we think was a bit unrealistic) but we do have at least 6 months to play with. We will not be working in NZ so every £ we have to take with us will have to last for the rest of our lives! I think we would feel differently if we had the opportunity of making it back again once we got there. Maybe I'll have to take a job in Pak'nSave so we will be able to survive. I always fancied myself as an ambient replenisher (aka shelf stacker!)
Waiting eagerly for the next episode!

I am not sure about the reducing thing? I feel that the right person is out there somewhere for your house and will presumably haggle anyway, as they love to feel they've got a bargain. It's just a waiting game.

Haven't had survey yet. I know what you mean about typing and tempting fate. I am trying to "expect nothing and I won't get disappointed" but it's difficult.
Original boss hasn't played ball with reference so 2 others have now been asked and have agreed. When the chap gets these he will offer job and it will go to London and we will get visas...that's the idea anyway.
Not sure when to go exactly. Paul is meeting up with new boss in 3 weeks time. Maybe then they will firm up start dates. If we didn't have children I wouldn't be bothered about spending xmas alone but the thought of no family, no belongings, not knowing anyone...don't know how that will be? It maybe great?
holland

Is Paul going out to NZ?????? I know what you mean about christmas and having children...we decided to go before as I thought I'd probably just spend the whole day upset anyway as it would be the last time for a long time that we will all be together...however, just the two of us, with no friends, and no container sounds a bit scary also....G assures me we'll be on a beach somewhere!
When I first met G and came back to his 'bachelor pad'...it was xmas time and he had a branch in the window ( literally) with a southpark air freshener on the top ( ie..the star!!!) and that was it...think we may have to get creative like that, although think in NZ ill at least stretch to buying/making some baubles for the twig!!!!!!!!!!!!!!!!!

I started reading this thread and thought that's dreadful for you folks but we'll be fine cos market up here is doing well etc, etc. How wrong I was nothing seems to be selling in our neck of the woods and we've been on the market for 2 weeks with no viewings whatsoever. Now I know that's no time compared to some of you folks but houses here were taking a week to sell a couple of months ago. Has the rise in interest rates really scuppered things that much? We now have decided to advertise (at considerable cost) in one of Scotland's national newspaper to see if we can get some city buyers interested. Such a stressful experience and my kids are getting sick of me following them around with the hoover?! Now that I've had that rant I'll move onto postivie vibes all round and hope that works:yes

Hello Peebles and Kellyfamily,
Kellyfamily...what bad luck, it is such a stressful business this house selling lark, can't believe it has happened to you more that once...are the estate agents doing there job now you have left them to it??
Peebles...Good Luck, think it is the interest rates and just the fact that the market has gone crazy ( property prices up) this last couple of years and people are staying put.
You have given me food for thought this morning, as our house is under offer...and we are maybe considering buying something here smaller, to maybe live in for a short time and then rent out....but your posts have made me think maybe we should just keep the money...if the sale continues to go through as planned...
Are we daft having sold a property to buy another in UK?????

Yep Barb am in Scotland (Karen's the name by the way) and system is different basically most folks use offers over when people blind bid after closing date is set but with no viewings that's not going to happen. Have just had agent on the phone and have agreed to go to fixed price so removed blind bidding thing. Good thing in Scotland that once offer is made and accepted it's legally binding so can't pull out or accept other bids. Just need to get viewers in now and am worried cos in our plan we want to be in NZ by begining November - oh this house selling is a nightmare and my agent informed me he is off on holiday for a week so all round not a good morning!!

Am nosey too Barb so no worries. Plan is Christchurch but no where near blue stickers yet. Waited till OH got job confirmed and then submitted EOI selected now playing waiting game. OH had 220 points so hopefully will hear very soon. We've got part of police check back (Scottish Criminal Records check), still waiting for PNC, have had x-rays and medicals booked for week after next. So hopeful that when ITA comes in we have everything ready to go and NZIS fast-track application. Wishful thinking maybe but some folks seem to have managed it. With hindsight I wish we had started process sooner but just wasn't an option for us cos we've got to young kids and needed job security. What about you do you have blue stickers? Are you going to work, if so where? See still nosey!!
Mickstim
9th September 2007, 02:39 AM
Hi Karen
220 points sounds an enormous amount. Surely you should have no problem there! I think you are right to have the house on the market - we wish we had started that process earlier.
We don't plan to work when we get there. I have given up work already so that I can concentrate on packing up and selling the house (ha ha) and Michael will quit as soon as the house is sold. We are basically retiring - although slightly early (but who's counting?) and need some of the money from the house to live on until pension time. Although having said that we would quite like to find some part time work or maybe a little business we can run.
We have PR and blue stickers as we are on a parent sponsorship as we have 2 sons there. We will settle in Tauranga where oldest son is (and little grandson). We absolutely love the Bay of Plenty area and the climate there suits us too. We have never been to S Island and are very excited about exploring it but so feel it may be a bit cold for us!
What does your OH do - and will the company who have offered him a job wait for him to get there?
Still waiting for all these calls from agents we were expecting. Maybe they've lost our number!!

Hello all,
Well, ive been for a second viewing of the house I love...and I didn't like it!! Amazing what a bit of daylight can do to show up lots of faults in house. We noticed damp in quite a few areas, the whole garden, from wherever you go is overlooked...not good in bikini weather (yeah right!!). Its three beds, but after closer inspection ( and Gray bought his tape measure), the third room hasnt got a standard sized single in, it wouldn't fit one in, unless alterations were made to the outside of the house (its a dormer). I asked the guy about it and he said he had to have a special mattress made....
Well, they say things happen for a reason....There we're lots of little things, but today I was just completely put off!!
We have had forms from solicitors today about fixtures and fittings so the sale seems to be going ahead ok...FINGERS CROSSED!

I know Mt Manganui so well! My son now lives in Pyes Pa but the first time I visited he was on a working holiday visa and had a job managing the caravan park at the Mount. He stayed in that little house near the gates and every day I used to walk around the mount -it has to be my favourite walk in this world! Well, the ticky list from the solicitor, started out simple, until Graham and I ended up in a tangled web of paperwork last night!!
We have converted our house from 2 flats, everything was done properly and above board and cost a fortune!!, but upon closer inspection, certain people havent filled in the paperwork correctly!!
The gas engineer decided it would be ok to leave his corgi registration off the guarantee ( I know, I know, I should have checked...and did, but it was a friend of a friend...yeah yeah yeah!!). I rang the company yesterday, to be greeted by an answerphone saying' we are no longer trading and have gone into recievership'...don't know how that happened our bill Im sure would have paid for the staffs wages for a year!!!! So rang corgi this am, and got number so 'POINT 1' SORTED.
THEN, I am going through all of the building regs ( fortune) and the architect contractors ( fortune) paperwork, and it transpires that we have not been sent the last piece of paperwork to sign it off! I asked the council to come out and inspect and they said they didnt need to as it was small alterations ( a staircase) and we had gone through a reputable company. SO AT 9.00, RANG company, 'yes, no probs, its here in front of me, ill pop it in post'....put phone down, 2 minutes later...ring ring...'hi, you havent had an inspector come around'...I explained situation and she said to ring council, rang the number she gave me...wrong number, got put through to someone else, who gave me the correct number...( my mood is decreasing by the second! ). He says, 'yeah I have your paperwork, I havent been out because you need to have a wired system of smoke detectors, as your house is now classed as a new build'...I explained I have battery operated....not good enough, need to be wired throughout the house...at this point, the steam coming out of my ears nearly set off my naff battery operated smoke detectors...
I protested, our house is completely renovated cream, cream and more cream, and now you are telling me I need to start putting holes in walls for wires and work to be carried out.....'oh well there is another option...radio frequency smoke detectors'...so I am currently in the process of trying to get someone to come and install the said detectors, which will probably cost a fortune, to get a piece of paper to take to the solicitors...................
Im hopping
Why is nothing simple with this house selling lark!!!:(

Oh Jade - what a saga. I think this may be the point at which you could be excused for turning to drink!!
Hope it all works out and you get the alarms sorted. How is Gray doing now?
The house directly behind us has just sold. No competition really as it is a 5 bedroom but hasn't been on the market as long as ours and we are feeling very, very rejected!
I want to go NOW - had enough of waiting!

We would love to be out of the UK for Xmas. We are planning to take a month or so to get there and have promised to go via Florida to M's daughter and family (I know - it's a very long way round!) and then we may go up to Vancouver where I have a lot of family. We figured there is not much point getting there long before our container and we won't be working. So in an ideal world we would spend Xmas in Florida (which we generally do anyway) but if we haven't sold we will be here crying into our turkey.
How long winded is that??

Jade - Only just read about your saga today. What a ruddy nightmare? Just as you seem to think things have got to improve.
Barb & all other sellers - still sending those pozi things! IT WILL HAPPEN IT HAS TO HAPPEN SOOOOON! Come on buyers. Barb's house is lovely and had fab plumped cushions.
Still on the reference hunt for Paul. Going back to his former boss tomorrow, reference in hand ready for completion by him, ready for a row if need be! Oh no....the biscuits are calling. Still, a little better than turning to drink!
