Hi,
Well, this is our third week on the market, and no viewers as yet. We have spent a year renovating the house, for our first estate agent to post it on the internet with the wrong internal photos!! Oh yes, and they put our property up for sale in their shop, without telling us for £5000 more than the asking price!?! Suffice to say we are now with agent 2...fingers crossed.
We are hoping to travel to NZ in November, so we are not panicking at the moment, as people keep saying 'we've loads of time'...I seem to be the only one that thinks its only 20 weeks away!!
Anyone else up for sale pending NZ? Also, are we being realistic thinking we should get sold/packed up for November? What timescales have other people worked to??

Hi J and G,
we've put our house on the market last week, so far no major mistakes from the agent (no viewings either).
I think planning for November is pretty generous. If you start sorting things out now you'll have loads of time. Our timescale is more like "We book the flights for the day after completion", so if we get an offer tomorrow and it all proceeds smoothly and quickly, we might be talking four to six weeks here... (And that's without having received the ITA yet - aren't we optimists?!)
We've done loads of sorting out stuff/packing/making lists/getting container quotes etc. already, so even with a timescale of four weeks we'd be happy. In fact the earlier the better - the waiting is the worst bit!

You sound very organised!! We are waiting until the weather is better...we figure its going to be difficult enough as it is so we';d rather arrive when the weather is a bit cheerier and hopefully the exchange rate may have altered somewhat!!
I must say we have just returned from a holiday...and its made it more clear to me that Im ready to go, ive only been back at work a week and the pressure is ridiculous...straight back intothe rat race!!
Where abouts in NZ are you interested in? What are you going to do for jobs?

Well, our house is on the market since September, 2006. Now with agent #2 for about 2 weeks, 3 showings, no offer. :wah Our house is in Vancouver Washington (near Portland Oregon). We have an eco-friendly house with panoramic view of the Cascade Mountain range ( Hood, St Helen etc.). Doesn't matter, market is S...L...O...W....

no, we're not organized, we're far too over-organized: our police certificates will run out in 3 weeks, and we still haven't got the ITA yet (although at least it's "decision successful" by now).
We got a job offer in the Bay of Islands but have more or less decided on Dunedin (bit far for commuting unfortunately...). OH is a carpenter so it shouldn't be too difficult to find a job down there - and I'll hopefully work from home (Broadband permitting...).
What about you?
Oh, and our first viewing is tomorrow - I'm embarrassed how stressful I find this house selling business.

Not gloating but we put our house on the market sold it 3 weeks later for full asking price & CASH.:yes Different to the last time we sold then we had 3 buyers pull out at the last minute:mad:

What I did yesterday:
change the first part in the text of the advertisement:
"Emigrating, sharp price".
It's just a few words, but I hope they do this:
they stand out from the rest.
they explain why it's acceptable to be true.
they explain why it's a valid reason to lower a price.
they appeal to I think everybody: nobody wants to pay too much.
(Now waiting to see if it works.)
But also indeed lowered our price (now it's in a different "zone"), because we think getting to NZ is more important than getting some $$$ less or more.

Good Luck with house viewings everyone...wish we had some! The estate agent just keeps saying, 'there has been quite a lot of interest'.
Bartons- we have PR visas, that expire in March 2008, so we plan to go this November. Have been looking at jobs on internet, as has hubby who is a glazier, but still deciding what is best option. Obviously, getting a job is the sensible aoption, but having not visited NZ and relying on computer/books for research, we will be unsure where we want to settle until we get there. I just keep thinking what will be will be!!
I get stressed about house selling also...especially when the neighbours have gone up for sale this week also...theres is more than ours so fingers crossed!!

Our house has been on the market almost 6 weeks now and after 5 viewings no offers......
It's pretty stressful as we know we can't go until we sell the house and we want to be in NZ at the end of October.
Still it's a way off but if we are'nt under offer by the end of this month then things don't look so good.

We went on the market at the end of January-have had a dozen or so viewings but no offers.
We had hoped to leave for NZ by the end of September so as you can imagine this whole process has dominated every aspect of our life.
It hit home this last weekend.................
A few months ago I bought some tickets to go and watch Riverdance with my wife and seven year old daughter (we didn't tell her as it was going to be a suprise); these were fantastic seats as I bought them as soon as they went on sale. They arrived earlier this year and I put them in a draw.............and we completely forget about them.
We came across them over the weekend and, you guessed it; to our horror the event had past; a waste of both a lot of money and dissapointment that we missed a potentially memorable family night out.
We were gutted-so we sat down to work out how this could happen and quickly realised that almost every waking hour (work aside) we spend talking/worrying/analysing/planning/timescales/exchange rate/ the impending move to New Zealand to the point that we're just so stressed out-the elder boys in the family told us "that's the reason we stop in our bedrooms as everyone is continually snapping at each other"
So-we can't do anything about the Riverdance event, but we've decided to be kinder to ourselves-and work at dropping the stress levels by not getting worked up about things that at the moment we have no control over-the house will sell when it sells-everything sells at a price but we're not prepared to give the house away so we have to wait and accept it.
I have NZ citizenship but my wife has PR thru' the partnership route; she has to action her visa by March 2008.
If the house don't sell by then-well now we've decided after this weekend that we'll come over for a holiday to trigger the visa-sure this isn't in our original plans and it'll cost money; or we could drop the price of the house by the cost of the trip; or we could simply pack up and ship out and leave the house in the hands of the agents-none of these scenarios are perfect for us-but they are options.
Apologies for going on-but I hope this helps all of you in this similar situation.
Our lives have been totally dominated for the past few months by trying to "perfectly time" our move-you're lucky if it works out-but if it don't have some options in place-they're not preferred-but at least you'll gain a little control of the situation-and some peace of mind; and after what happened yesterday when we looked at how we've been these last few months-I now realise that's priceless.

I feel so relieved to have just read the thread. The house has been on market for almost 3 weeks with 6 viewings but no offers. We have heard so many stories of first day sales we thought there must be something wrong with our home!
We have our blue stickers ready and are simply waiting for the house to sell and then we are off, and really would like to be living in NZ by October at the latest. Maybe we are being too optimistic?
Here's good luck to all of us anyway, and may the UK housing market have a sudden boom in the next month!

Maggiepie - wow, that sounds like an amazing place you are selling. Best of luck you. A panoramic view of Hood and St Helens, and eco-friends - well that's like seasons tickets coming up for the Blazers back before they built the Rose garden, you never thought it would happen - I hope someone comes around soon for you. maybe now that school is wrapped up, more people will be interested in looking at houses. I know that doesn't explain the slow market, but most of the folks I know back home are swamped right now with graduations, end of the year kids stuff, or are teachers and are cleaning up their classrooms.

Having been planning on renting, MIL has just thrown a spanner in the works be suggesting we sell, now OH is thinking, while I am continuing on the DIY, or in the case of the kitchen worksurface - get some other person to do it.
In the last few weeks I have repaired and painted the gutters and facia, painted the front of the house, fixed the toilet and today replaced the glass in one of the patio doors.
Can I have a medal, or a rest.

Another weekend without any viewings. Estate agent has asked us if we would think about dropping price and we may do it by small amounts. I can't help thinking about every £ dropped and equating them to NZ ie. "oh no that's the shipping cost/flights gone" etc. May think about renting out if no sale but after all the hardwork with renovation I would hate someone to mess it up.Sending vibes out big time

Hi All ,
we sold this time last year( Leyland ,Lancs) after a total of 4 months on the market - we dropped our price after changing agents ,thereby enjoying all the initial marketing flury with the new price & to all intensive purposes no "reduced price " marketing - I always tend to think that that makes the vendors look desparate . We changed our price by £5000 - yes we could have hung out for more but when you add up mortgage repayments & council tax - its only a few months worth !
I think we only had in total perhaps 6 viewers , but several of them came back more than once - taking 1 hour plus each visit - it was extremely stressfull willing no ambulance /police / fire with sirens to go past & hoping that the neighbour stayed out so no sterio on next door or her horrible little hound did not yap its head off :D

Estate agent round today says yes he can sell it and is so positive that instead of charging us 1.5% he will on charge 1%.
So house is on market but not ready for viewing for 2 weeks, until kitchen is finished. Agent has suggested a price that is in excess of what we were expecting so we have gone with it for a few weeks and will see what happens if and when viewing start.

Hi everyone whose trying to sell their home and I'm sending some positive vibes to you all for a for a good viewing weekend.
Whilst we have a buyer for ours, we've still not exchanged contracts but we're not far off so I've decided to bite the bullet and all our stuff has been packed and sent off to NZ - wow was that a mammoth undertaking I can tell you:wah I made the decision that that if it falls through again, I can't see why me waiting around in the UK will make it sell quicker so I've gone for it.
I'm in Florida now until July 5 and will make it to NZ by July 8 to join my husband. I'm also trying to sell our rental home here in Orlando which a huge struggle in the current market (and I really feel for the American peeps trying to sell their homes and send postive vibes to them also) however we're enjoying the rest (self and teenage daugther) and of course the sunshine!:nice1

Into another weekend, any news on viewings or sales from anyone?
Our 'for sale' board went up on Tuesday and was stolen on Friday night, (nice area we live in then).
House is on the internet on right move and estate agents own site and when we went in to tell then that the sign had gone walkabout they said they had had quite a bit of interest, not ready for viewings yet though so lets get lots of interest first and have a great open day in a couple of weeks. hears hoping for a bidding war - in my dreams.

Absolutely no viewings at all. Have phoned a new agent today. I don't blame anyone for not coming to view in this awful weather...and I was looking forward to my last British Summer!!! We have talked about renting property out if we still haven't got a sale by the Autumn.

The time wasters can make you so mad! Our last viewers decided they wanted 'something older' - the picture should have told them that this isn't a grade2 listed thatch! The ones before wanted an en suite - did they think the agent had forgotten to mention one?
We have now taken on another agent so 2 agents have agreed to share the agency and whoever sells gets the commission, so we are hopeful that we may reach a wider area but no viewings for the last week, although with the rain and mud that is maybe just as well.
We have no idea what to do if it doesn't sell and have decided that if there is nothing by mid July we are going to have to reduce the price quite a bit, but that leaves us a bit short at the other end. How long do you give it before you reduce?? We don't have jobs to go to so not under any time pressure, but really would like to be gone by the end of the year.

I'm sending this as a hopeful post:
We've had 8 viewings - no offers. All the feedback we've had has been down to one thing which is the main road we are on. Everyone loves the house, likes the layout, thinks its value for money - don't like the road.
Clearly it is unlikely that we could get the new Transport Minister to re route the A49 so until we get someone who see's being on a main commuting artery, a benefit. We are stuck.
The message to all of you out there with no viewings is: viewings don't equal sales - it equals a lot of cleaning and fretting.
We all need one good, sensible, astute buyer. Wishing you all luck.

This was us exactly - In fact the estate agent told us if we were at the other end of the street she felt sure we'd have got another £15-20k & would have sold very quickly .We were actually side on to a major road, so all of garden on display & noise front & back . But fact are facts - there's no denying them , sometimes its best to acknowledge them " yes it is next to the road & its priced accordingly " Some of our very 1st viewers were in fact the people who purchased in the end .... they were the people who said they could never imagine living there !

Dee - I feel for you - we are in similar situation.
We have had several viewers and ALL love the house but unsure on the level of noise from traffic at back of house. We have a short but busy by-pass just behind our house and obviously you can hear the traffic. What really annoys me is the viewers know where the house is when they arrange to come and look so they should be prepared for the fact there's going to be some traffic noise from the road - that kind of thing happens near a road I think - duh :mad:
We just point out to them that if our house was up a country lane it would be £100k more expensive - people need to get with it I think :roll
On the positive side (I'm really having to force myself to think positive at the moment as getting very down) we have another viewer booked for Wednesday and we had a friend of our neighbours come and look around last night. Hopefully soon (please soon!) the right one will come along ;)

Since we cut the price (from one side of "the border" to the other) we had 4 viewers in just a few days. We live in a luxurious, large urban/city house (that's what this house is about) with rural views and still one of the viewers acted "surprised" that the garden is "small".
It's the kind of "dishonest" remarks I read over and over, but that shouldn't bother anyone of us, they have a different goal, whether it is to get you to lower the price or not having to admit it's a greater house than they're living in now, or whatever. You can think of many more explanations, but don't: they're a waste of time.
Focus on your part of the deal, what you can do to make that one buyer see and find your house. Be nice, be social: make them find your house. Make him/her happy!:nice1

We may have to spend one more Christmas this side of the pond - I can live with that :)
We've got the rest of our lives to spend Xmas day at the beach. Lets enjoy what we cannot change - there's always a reason AND the exchange rate is moving in the right direction.

Dee - I totally get your viewpoint on chilling a little and waiting until it happens - BUT - certain things are going to be affected depending on time we sell house. Eg. middle son due to start high school in September. hanging on until last minute to see if he actually will or not and if we need to buy uniforms etc if we're still here. Also - my job in school ends when we break up for summer so come sept. I'll be out of work.
Sooner rather than later for a buyer would really be great.

We we're on holiday when our house originally went up for sale, and so my mum was the contact, we rang the estate agents the day we got back to say we were back, and so contact us, giving the 5 phone options...we have been back from holiday 6 weeks now, and they rang my mum up the other day and spent 20 minutes telling her all about 'the large number of people that had taken the details...yeah right'- at the end of the conversation my mum explained the situation, and I haven't heard anything since!

I am on with the little house company. I figure that as the EOI &ITA stage is not rushing along I can afford to do it this way. After all £2k saved will be more than welcome when it comes to shipping etc.

We've been on the market over 5 months now. Hardly even nibbles.

Kitchen completed on Saturday night so e mailed a photo to the estate agents so they could update the website, to let them know we were ready for viewings and see if there had been any interest.
No response from agents so phoned yesterday, to be told someone wants to view today at 2:30, when were they going to tell us this?
So first viewing in under 6 hours and ant infestation is nder control (I hope).

Well yesterday we decided to reduce the price in the hope that will attract some more viewers, but wonder if it will really make a huge difference. It seems to have become a buyer's market now, even here in the South East. We are so aware that every £ less here will affect our buying power in NZ quite radically, but rather sell for less than not sell at all and we are very impatient to get on with our new lives!

Well after reading this thread it has made us realise that were are not the only ones feeling the strain from this house-selling nightmare.
Here is our story:
Went on the market at the end of November 06.
Sold at the end of January 07
Sale collapsed in May 07, due to problems at the bottom of the chain and a dodgy Estate agent.
End of May 07, entered contract with new Estate agent and ditched the other one.
Sold again today..:raebanana :raebanana :raebanana
Having spoken to the estate agent in depth last week it appears that there are several factors putting pressure on the current housing market in the UK.
1. HIPS (Home Improvement Grants) were supposed to be introduced in June 2007. At that time the only way to avoid HIPS or delay it was to get your house on the market before the end of May 07. As a result of this the market is currently saturated - double the amount of houses for sale compared to this time last year.
Then the government decided HIPS could not be implemented in time so only
made it applicable to houses with 4 bedrooms or more from August 07.
2. Rise in interest rates to 5.75%....need I say more……..
Eventually we agreed to reduce our price and did some improvements, it worked for us.......
When you think about it you could be here next year 5K up or in NZ 5K down..

Congratulations Heidi. I hope it all goes really smoothly for you this time and you get to start your new life in NZ as soon as you can.

When we reduced the price we had a good feeling we would get an offer quickly.
We were first notified that an offer was heading our way on 07/07/07...suppose to be a lucky day, looks like it was for us.:p
OH also told me that he had been wearing his Maori good luck charm for the last few days.....spooky.....who knows how it happened but it did.
