Hello,

We have been in NZ for a couple of months now and have been looking for property practically since arriving. We are looking in the Wairarapa near Greytown and are now having a dilemma over 2 properties outside 'town'. We are weighing up the pros and cons of both (and have even been tossing coins!) but are still undecided. Property A is an older, spacious property at a good price which is quite homely, its biggest drawback is that it's next to SH2 and so there is a bit of road/traffic noise. Property B is newer, has more land, lovely views an is on a quiet road. It is more expensive, at the top end of our budget but there is the possibility of selling an acre to a neighbour to make it ultimately similar in price to the other one. Other cons include it having less character, smaller rooms and a live t-phone line running through the property - making it more difficult to plant things which we'll want to do in the future.

Aside from these two options there is also the possibility that we could buy land and build on it - which could take a lot longer and be more expensive - or continue renting until we find something else when we're not so indecisive !!

Any advice would be appreciated ...

cheers

...personally I am always careful about zitting too close to your max budget. You never know how your personal situation will change in the future or the economy for that matter.

Living near a motorway will iritate you at sometime in the future so maybe thats not the best option. ....although the house sounds great.

Maybe you should just keep looking.I'm sure the right house will come along and tick all the boxes. Maybe you should just be alittle more patient. I can appreciate the fact that you want to get out of rental...at the end of the day you are just paying someone elses mortgage.

...hang in there and keep looking.... thats my advice. You came to NZ for a reason.

I feel that dave's advice is spot on, you obviously have some reservations about each property or the decision would be a lot easier for you.
Your dream property will be out there somewhere.

My motto If in doubt don't. You have to think if you are having doubts how hard will it be to resell in the future.

We spent 9 months looking and the house we eventually bought we love, all others had there draw backs. You will find one that you just have to have, bit like finding a partner :laugh

We're in Featherston and just in the process of moving up to Greytown.

If you want to PM me the details of the properties, I know the area inside and out and it sounds like property 2 we may have seen already :)

I can give you (hopefully) some inside knowledge of where's best and where isn't. I would already say that the one on SH2 will be noisy all of the time, the worst time being at the weekends when it's non stop traffic.

Hang in there keep looking you'll know when you come across the right property :D

for all your responses :)

situation is made slightly worse by a pushy real estate agent

also slightly complicated by our stuff finally arriving from the UK and the imminent arrival of our puppies (Bella (http://www.flickr.com/photos/crispyking/703767305/) & Mia (http://www.flickr.com/photos/crispyking/772175566/))and we'd like somewhere more permanent for them to start in.

I'm certainly heading towards the ...hang in there and keep looking.... idea although I hate paying rent, it seems that we should be more patient in finding the best place for us long term ...
