We are faced with a bit of a dilemma ...

We don't know whether to rent or sell our house in Ireland before we go. There are pros and cons to each and any advice would be welcome ...

Briefly ...

RENTING OUR HOUSE
- Rental market poor in our area as several new housing estates being buitl nearby
- Achievable rent wouldn't fully cover mortage
- We would have somewhere to come back to, if NZ didn't work out

SELLING OUR HOUSE
- Provides much needed captial for NZ trip, some of which could be left at home for emergencies
- Nowhere to come back to if NZ doesn't work out
- Would have to spend a large amount of our savings on rennovations

Any ideas, thoughts or pointers appreciated

My choice would be to try to sell, and if that fails then rent it out.

My reasons:

1. If you have somewhere to go back to, the first time you are having a difficult time e.g. homesick etc, it would be too easy to just give up and go home.

2. We have friends here who went the rental route and now they wish they had sold, as they now need to fly back to the UK to sort out kicking out the lodger and selling their house.

Another thing to consider is if you were to go home, would you really want to go back to your old house or would you prefer to move to a new house anyway.

Sure others will disagree completely :p

We plan to rent until we know how we settle, I would think a year. And with house price rises of an average of 10% per year, that's a lot of GBP let alone NZ$.

Pro's and Con's for both, we are in a similar position...maybe need to condiser that you may not get a buyer or a renter...thats the predicament we're in. Renting out would cover our mortgage, but wouldn't cover letting agents fees and appropriate insurance. Selling, you may have to drop a great deal to get interest with the current market, we have dropped nearly 17,000 this morning!! Selling is ideal option for us...if it doesnt work out in NZ, well just bring our money back with us!
