Just wondering what is the usual "time commitment" for rental accomodation. Do landlords expect you to sign a contract for a year or do you just have to give a certain amount of notice?

I suppose it depends on the particular landlord? Is there a penalty for getting out of a rental early or are you just expected to find a new tenant at your own expense.

I have read several posts on here about people switiching houses very quickly...just wondering how it all works.

Thank you!

I asked the same question before I arrived, and it has become a bit clearer since I got here.

Basically there are 2 forms of tenancy - Fixed Term and Periodic. Fixed term is pretty obvious! Periodic is just a rolling tenancy with notice periods. The standard notice period that a landlord has to give to a tenant is 90 days, whereas for a tenant it is 21 days. These periods can change if the landlord sells the property.

I've signed up to a tenancy which is 3 months fixed then reverting to periodic after that.

Hope this helps.

Something else to take into account is the schools' requirement. To enrol my daughter at College, we had to provide proof of a year's tenancy commitment within zone.
As it happened, we found somewhere we wanted to buy after 4 months and our landlord was happy for us to find a new tenant, which we did through this forum :D
I think it depends on the landlord.

There was a minimum of 6 months minimum for our landlord (and we were able to negotiate $20 off the weekly rent). We extended it for another 6 and since then we have been signing for 3 months at a time, just in case we want to get out of the place fairly quickly. Our contract states that if we are on a fixed term, the rent will not go up :D (been here for nearly 2yrs and rent hasn't gone up!)

I think landlords are fairly more inclined to rent to people wanting to commit for 6 months at least, but then again it will depend on the landlord :)
