Hi everyone,
After being knocked back on one house when we put in a pre-auction offer, then missing out on a tender on another one we have today gone unconditional on a 3 bed house in Browns Bay, North Shore, Auckland. It ticked pretty much every box on our wish list and we managed to get a few extra chattels included in the sale so we're very happy!
All we need to do now is find a landscape gardener to make the garden a little more child friendly - any recommendations folks?
If I can figure it out I'll post a few pictures of our new home.

Settlement date set for 11th October or earlier by mutual agreement. Vendors have purchased unconditionally and the place they are buying is empty.
Think I've just uploaded some pictures but I'm not sure... fingers crossed.

Thanks everyone, we're stoked at the moment enjoying a bottle of fizz! they obviously haven't sold all the furniture with it although there was quite a bit included (more on that in a minute) so it will look quite a bit different with our stuff in it. The outside entertainment area is FAB though - we really fell in love with it.
One of the best things is we got the BBQ (yes the one in the picture), outdoor bar & stools, outdoor table, chairs & umbrella, outdoor stereo system, 60' plasma TV with surround sound system in the master bedroom, large antique looking wood & glass display cabinet in the lounge, small fridge, washing machine, dryer, dishwasher, microwave, fire in the lounge, carpets, curtains and four heat pumps included in the deal. Plus the vendors installed reverse cycle heat/aircon last year!
I'm also inclined to think we got a bit of a bargain as the vendors had come to the end of their agreement with the estate agents we purchased through. They went on the market with another agent yesterday at approx $35,000 more than we paid!
Can't describe how wonderful it is not to have to have yet another conversation about real estate over dinner tonight! I also feel a whole lot happier as our rental just doesn't feel like home and I'm fed up of having a dehumidifier running 24/7. Just got to watch the power bill when we move into the new place! ;)

Fire place in what we're refering to as the 'formal' lounge, top of the stairs that come up from the front door and the hall way looking towards the end of the house where the master bedroom is.

Oops that was the hallway looking at the door to the laundry and the steps that go up to the right lead into the formal lounge. This is the hallway looking towards the master bedroom! Plus another shot of the family room and another shot of the 'formal' lounge.

PS Wow again, 4 heatpumps ??!! Just out of curiosity, did they put the outdoor units of the heatpumps all together or are they spread around the outside of the house ? I ask because we're considering having a second one put in, but not sure yet how exactly that would work with the outdoor unit...

And Wow (that's green with envy!) mgbridges. That is a beautiful house. You will feel so much more settled in your own place with your bits and pieces around you - it's a fantastic feeling!

Will be interested to know how it works out, as ours was astronomical to start with, till we discovered how to switch off the underfloor heating!!
