does anyone know of a good pre-purchase building inspector? The property is in central/eastern Auckland.

If you're getting a mortgage, ask the bank, they should have a list of the local companies they trust.

Wow we had that inspection done and boy was it worth the money!

I can advise anyone to have one done if you're not really 'into' buildings yourself. We had already seen a few things that made us go for the inspector, but he found a few structural things. (Dampness and rotten posts).

Let alone to say we wont be buying this property, unless the price sinks at least a 100k, and thats just a quick and rough estimate of probable costs.

I think we will just keep an eye on the market and see what more comes our way. There's plenty more where this one was posted!

I have to say a building report is well worth it, the first property we offered on had issues too that would have cost a reasonable amount to fix, we chose to walk away from that one!

Indeed there was a house just round the corner (well actually the opposite side of the street!) and we are still here, and that house with the issues has sold twice since we had the survey done... i wonder if either of the new owners actually fixed the problems!

Been here a year now and still not in a hurry to buy, so far we found the right house on the wrong section and the wrong house on the right section, so this was what looked a bit like 'the' house but if it's rotting away ... no way!
