We purchased a property last year went through the usual

Subject to contract blah blah.

For those that have already purchased in NZ you would have received the LIM report .

This contains amongst other things a spatial query report.

This highlights areas around your property and lists land resource consents.

Now if an area is blank you may need to make further enquries a + means nothing has been found an * identifies and lists. e.g garage extension on plot 12..........

An area next to us had a + and was owned by the council.

Now we should have pursued this because now we discover plans for a path and a bench were approved last year a few months before we purchased the property.

Well whats the problem you may say better than a another house !
Well in the report a childrens playground was muted and kicked out.
Im thinking what could have been.

Now having travelled from one end of the globe to the other a childrens play area was not on my list of must haves !

So peeps grill thoses spatial reports and dont be afraid to dig deeper !

This is the council line on matters

• LIM reports do not contain information on proposed developments on neighbouring properties and/or reserves, other than when there is a resource consent for that property.
• Therefore it is the responsibility of the vendor and/or agent to inform the buyer of any relevant such matters, in this case the development plan for the reserve.

Another question on the list to ask agents at open homes.

Do you know if there is any recourse back to the agent/vendor if he doesn't reply correctly?
