Well hubby and I have now lived in Welly for one year, and have had loved every minute of it. We've got a new addition born 21st Dec, and seem to be having a real run of luck (touch wood) of late.
We finally sold our UK house at the weekend! woohoo, though £50k (yup thats right) short of the asking price, so won't be paying our mortgage off here, so have decided to move out to Aotea (new estate by Plimmerton - closer to the beach) to have a smaller mortgage.

So we have a house to sell. Ngaio is a great family suburb, fantastic Kindy and school, only 10 mins commute to CBD. If anyone fancies living in Ngaio, and wants a 3 bed house with one of the best views let me know! Offers around the $650k mark and its yours. Its a private sell, Shark estate agents want 4%! nope! I'll hang on to my $30k thanks. :D

A friend of mine sold very successfully privately. They got a proper sign made (looked like an estate agent one), advertised on Trade Me and in the paper, with 4 weeks of open homes and a stated tender date. They had also sorted out the LIM and had property details to give away at Open Homes and they hired an Open Home flag.

I even heard 2 agents talking about what a great price they had achieved!

Interestingly enough a house a few doors down hasn't done any of this except advertise on Trade Me and they've hardly had anyone through the door. (Not surprisingly as they haven't even put a sign up or ad in the paper, so are relying solely on people from Trade Me).

Update on the Ngaio property, well after discussions, we did decide to use an agent, but hubby being pretty darn good at negotiations, managed to get them down to 2%. Here's the open2view link for the house :

Its a bute house, its just not big enough for my husbands speakers (lol) (note, speakers moved for marketing purposes as they took up most of the lounge - really!) We've got 2 kiddies and want a bigger place for stuff..! Its been on the market now for 1 week, and we've had good feedback. Anyway, happy viewing.

Before coming here I was looking where else could we go in the world and though it could be a great place due to the weater
It seemed little bit sceary when I read about the hightest point of the island and the idea of a big wave hitting and actually cleaning of the island. So I decided not to :)
