Advice please!

If you sell a section in NZ, must it have power, phone and water to the boundary AND a driveway put down?

Or can you sell a section of land without all these in place? Is it then referred to as a different type of plot and restricted use?

We saw some sections that did not have a driveway, phone or water. They were advertised as 'rural sections' as opposed to lifestyle etc. It said in the small print some stuff about the water table and it being the purchasers responsibility to get a bore put in. There was also no cleared building platform....also purchasers responsibility. I think that there was electricity to the boundary though.

You can sell a section without any services ,it just means whoever buys it will have to sort it out themselves.Obviously whoever wants to buy it will get their solicitor to check out if it is viable.There are a lot of sections around with services but if the position and setting is what someone is looking for then it should sell.See here although it is about buying it does mention about paying for services.

Also check out Petes thread here who has his own site about installing a road etc on his section. Bit daunting for us

You can sell the bare chunk of land as is.

IMHO if you are selling it bare, get some quotes for installing power, phone and a gate/driveway and offer these to prospective purchasers.

Having that information to hand might encourage them. The wait for the power co to quote, or the shock of the cost after a long wait to get it :eek:, might put them off.

I'm not sure about the SI but waiting for title to come through is taking about 9-12 months up here. :confused:
