I understand that there is a lot of developement going on in the Tauranga area. Are there any places that are being over developed? Where do people live in the area and how are they finding it? Thanks.

New development is in Papamoa and Pyes Pa. Mount Maunganui is pretty compact and can be expensive. With the construction on the bridge can be a traffic nightmare to get back and forth at rush hours.

Hi Joanna

We live in Otumoetai, zoned for Pillans Point primary, 5 mins into the CBD (if you can call it that!) Established area so the only development going on is re-development.
We are moving again due to work, take a look at our house to give you some idea of prices in the area.

We spent a few days at Papamoa Beach and that already felt over developed and the expansion plans are ambitious. Wouldn't be my cup of tea.

Glad you like our house, I am almost tempted to keep it as it looks so good in the photos!
We are not desperate to sell, If it doesn't get anywhere near the asking price we will rent it out. Keep checking back here for news (around July/August)

We have lived in Bethlehem for 3 years and love it. There are some large developments going on, especially at Papamoa, and Tauriko, but the developments are well structured with nice housing on the subdivisions. Tauranga is a great place to bring up kids...so much to do!! We've just bought a section nearby and plan to sell our existing property and build the house of our dreams! If you live in anything like an average sized town in the uk, no where in Tauranga is over developed as such. The main problem is that the infrastructure just hasn't kept pace in some areas like Welcome Bay for example. There is alot of in-fill housing round the Mount and some other pricey areas, but that is evident all over NZ, the 1/4 acre block is a thing of the past in most urban areas these days. Tauranga does have its problems like all developing cities, but they are far out weighed by the benefits....which is why so many people keep coming here!!
