Hello,
Can anyone suggest the best places for the above? We are hoping to buy a property that can be turned into a B&B/motel or to buy a property with enough land to build holiday rental units. Does anyone have any tips on where to go/not to go?
Any advice would be much appreciated!

April. You are a bit spoiled for choice for what you are thinking of doing.
My pennyworth would be to check out the Bay of Plenty/Coromandel area/Northland, in that order.
Maybe you could buy a going concern. Like this one?

If it is to be your main business (i.e. your route into NZ) please note that you will need to have proven experience in running a similar business in your country of origin.
It's something Woz and I had hoped to do, but until we worth through the PR we have to stick to professions we have a background in.

Seems like alot of us have the same idea.
PB and I have planned on venturing in the exact same direction once he's finished working on the oil rigs.
The next couple of years or so will be spent saving up and doing alot of looking around. Who knows - a few years down the line us lot may be giving Top 10 a run for their money :nice1

Hello,
We already have our route into NZ sorted out (my partner is from NZ).
I'd like to think we would be able to cater for dogs and fat wallets!
Auckland, Northland, Coromandel and BOP all look good to us - have visited and liked all of them.
Anyone got any advice on where the most opportunity is and where has the longest Summer season out of these regions? Is there anywhere already flooded with this type of thing/any places to avoid for tourism?

So what would be people opinions on BOP in regards to saturation of tourist accommodation? Are there too many people jumping the the bandwagon?

Seeing as tourism is one of the biggest 'industries' in NZ I reckon everywhere will soon be reaching saturation point. The trick is to open something with that little bit of difference.
Maybe your 'dog lovers' holiday accommodation could be that 'little bit of difference'. We've got our plans on how to make our (future) business offer that 'certain something' (which we're keeping to ourselves).
People will always want holidays and will always need accommodation. In that respect I think we're all onto a good idea. However, that's the stage where we need to jump off the bandwagon and 'think out of the square'.

I agree - and I do think that something "special" needs to be injected into the accommodation here (talking from S.Island experience).. there are some outfits getting away with quite awful rooms and facilities and charging a fair amount of $$ too :roll:
It really doesn't take much effort to provide a personal and top-notch place to stay.

just make sure that if you are thinking of having more than 5 guests you will need to put in for change of use of where ever you buy unless it is already an established business. Red tape is alive and well. Then they hit you for 'accessibility' things such as wheelchair ramp, accessible bathroom and so on......and it doesn't come cheap. plus you also have to meet fire regs. and have to have a WOF for the building etc. I suppose each area is going to have its own interpretation of the rules and each planner that you use is going to be putting his views into the equation too but chch is strict about it, and I would imagine other areas are too. It soon mounts up money and time wise so allow for that in any 'budget' you do.

Hiya, 1st impression back again was what a dump Heathrow airport is. Caught the Tube across London and it seemed an awful long way and made London seem vast and teeming with people after nipping in the car and going from the outside edge to ouside edge of Chch in a 20 minute drive. Will just have to do a repeat dinner when I get back as I think the Pav will get soggy left for 3 weeks.

I agree that it's good to hear from somebody who's been through the 'setting up accommodation' process.
I'd heard that there were some very stringent rules and proceedures - but it's not until you actually embark on the venture that you discover all the other little 'quirks' that go with it.
Although the red tape is a pain in the butt - I guess it's necessary to ensure the well being of everybody concerned (you and your guests) - it's just all that red tape comes with a massive price tag.
Veronica - hope you enjoy your 3 weeks away.

For what it is worth. The people we stayed with told us that it is at LEAST 5 years till you start to see a return on your investment when doing the B&B/Guest house thing.
I cant comment on poor quality of accomodation, but from what I have seen on the web etc. I think there is definately room for something specialised. Holistics/Yoga/Organics, that kind of thing. There is probably a reasonable market for lone travellers as well.
The BOP would be my choice of location for an enterprise like yours, as I believe that area gets more international tourism than say Northland (apart from Bay of Islands), and the Coromandel. I know the mandel gets busy during national holiday periods, but from what I gather, it is very quiet outside of that.
Check out some holiday brochures to see which places are featured regularly in the tours etc. ( coromandel frequently gets missed off their list)
