Hello,

In one advertisement on open2view I have read that owners had to pay more then $80,000 for refurbishments. The asking price of the townhouse was $390,000.
Is it a usual situation in New Zealand then owners have to pay a great deal of money for refurbishments of apartments, townhouses?

Regards,
Vladimir.

I suspect they did some renos, maybe updated the kitchen and bathroom etc.,possibly upgraded windows and/or insulation, to make it more attractive to buyers. those things add up quite quickly. but its not necessarily true that you would need to spend that on whatever property you buy, its up to you what improvements you want to make.

I would also check whether those "refurbishments" had anything to do with a leaky building or some other serious problem, which is not that uncommon in NZ.

You will find question about refurbishments at the end of the page (Questions & Comments)
This is a quote:
There were water issues with some of the terrace homes and the Body Corporate decided to fix all in the complex
So I think the owners had to pay the money.

There were water issues I wonder if this is a roundabout way of saying that this was a Leaky Building?

I would want to see the repairs 1st hand on any building that has had 'water issues'. Unfortunately contractors don't take photos of what they've done. Like most things, there's a cheap way of doing it (with blu-tack and some wire), and a proper way. It's also not common to realise that some leaky buildings may never be properly fixed due to it's inherit design. Plaster buildings without eaves, location of the building, etc.

I'm getting really sick of hearing builders blaming Canada for bringing these leaky homes in NZ.
