We have been going through the process of selling our house since mid February. First time buyer so expected no real hassles and a much quicker process than this but anyway a week past Wednesday I thought we had finally got there - but alas no!! The contract went out to him for signature that day and he still hasn't returned it. The estate agent keeps trying to get hold of him but he's not calling back - I've phoned him a couple of times but no reply??
Really hoping its not going to fall apart now - so near and yet so far!

So sorry to here your news. Get your estate agent to write to Him, telling Him if they haven't heard from Him by the end of the week you will reluctantly put it back on the market. Don't hang around the market is too slow to hang around for a buyer who may have changed their mind but are too embarrassed to say something.
I don't mean to sound negative, but a letter will either prompt Him to get the contracts sorted, or you can start marketing your property asap.

So sorry to hear that. I know how you feel, we had someone pull out on the day of exchange. So upsetting and stressful. We sold it in the end though, I'll keep my fingers crossed for you.

Yes, fingers crossed that it's a holiday ...but it's unsettling when this sort of thing happens .

Still no word from the buyer:mad:
My husband is all for going round to his house as we have his address but I'm trying to restarin him - in his current mod I think it would get ugly.
Have decided to give it until Friday - he will have had a full two weeks plus to get in touch so if he has been on holiday he should be back by then.
The deadline for the adverts to be put together for the local papers is midday Monday so I will ask the estate agent to get everything ready and if he doesn't phone first thing Monday then it will be back on the market:roll
As regard the imapct on NZ plans - god knows - looks like we will have to give up hubbie's job offer as in the current market I'd be surprised if we had another buyer anytime soon.

That stinks. I don't blame your husband for wanting to go round to his house - I would too.
He may be on holiday but if I was due to take a two week holiday in the middle of buying or selling a house I'd have the manners to let the other party know!

You poor things, we went through similar things, but we were already here!! It was a living nightmare, and our sale was literally on the last thread, but somehow it went through....
Hope you come through it ok, while it looks bad, it may not be all that it seems, some people are just plain idiots and do not think about others.

Spoke to the estate agent / the solicitor / back to the estate agent / back to the solictor etc, etc this morning and have now established:
1) the signed contract was sent back to buyers solictors on Monday :clap (only they didn't notice until today when the estate agent phoned!):roll
2)However, no deposit was returned with the contract :mad: . The estate agent phoned the buyer and he said "Oh - I wasn't aware I needed to sort that out now" - I ask you - what do the solicitors actually do for their money? Anyway he said he was going to sort that out now but guessing it willl take a week or so for that to be sorted out and the actual exchange to happen.
3) Buyer's solictor says there is still a query outstanding - this is an issue around council permission fror an extension that was put up twenty years ago and has full planning permission etc. Aparrently the original transfer deeds from the 60's say you need council permission for alterations - my solictors thinks this is a waste of time but has agreed to attempt to get this permission ( never mind how much extra that will cost us!) Previously we have been told that they are happy to exchange with this still pending but I'm not convinced.
So the upshot of it all is it looks like we are going ahead and the buyer was just choosing to ignore everyone for the last two weeks. However I'm not counting my chickens yet and won't breath a sigh of relief until the keys are handed over and the money is in the bank.

yup, we had similar things, come the time to exchange our "buyers" didn't have enough money, there was some issue over something else, there were all sorts of excuses coming out and I shudder thinking back over it now....
Good luck guys, it isn't the nicest of times, but at least you have a signed contract and could just be a matter of time now.
