Could we (myself, JoanneG & 4 kids) have picked a much worse time to try and sell our house? A rhetorical question, and I'm sure a lot of people are in the same position. We have been on the market since January (2 viewings), switching agents in April but have had no viewings since then. Any number of theories abound as to why this is, but even dropping the price by 10%/45k in May has made no difference whatsoever. We have considered renting the house out but the long and the short of it is we need the equity in our property to finance our flights, extended visit and search for work during that time.

Unfortunately, it would seem that 'that time' is now a long way off and some days I wonder it it will happen at all now. So much for the best laid plans eh? What makes it all the more sad is that my sister emigrated last August and we are 'losing' good friends when they emigrate to N.Z. in a couple of months.

Still, musn't be too down about it; there's always hope. Anyone returning to the U.K. and need a nice 4 bed detached family home on the Essex/Suffolk border? We're ready to go at a moment's notice (well, a few weeks would be nice) but I'm certain we could come to an amicable arrangement :)

our buyers mucking us about, hasnt done anything for weeks so know how you feel, its worth about 40k less now as well

Join the club!! We have been trying to sell a lovely home for almost a year now. I am at a particularly low ebb at the moment and have spent the last 2 days crying real tears about our lack of sale. I have no advice, or I would've sold by now. We have just supplied new photos to update property details and are going to list on a private house selling site this week. No viewers for a couple of months.........at least when we had viewers I could scrape together a little bit of hope, but this is just torture.

Just wanted to say good luck and you're not the only ones!

Back to sobbing quietly in a corner.

Join the club I have been on market 9 months join our thread anyone on the market yet! we all give each other a boost we have not had a viewing since April either 4 viewings in 9 months £55k drop you need to believe it will happen keep your chin up

I'm afraid that unless you want to sell at at least 30% below current value, there is no quick fix:wah
I am feeling so down as well. Our buyer who pulled out left me so down - if she hadn't we would be in the air as I write this :wah
I cry real tears too Helen. We have been back on the market since 27th May and not one viewing. We have to sit tight unfortunately, and yes, I have a lump in my throat saying that. We've dropped the price by 7% / 8k and can't drop anymore, as what few buyers there are, are not offering near asking price. We have to sit and wait, and try not to think about why we are selling. I know it's hard - I think about it most of the time, but unless lady luck (or the fairy) is looking down on you, it is not going to be a quick move. I have to go now, as my tears are starting to blur my view. We will all get our 'bananas', but maybe not quite yet. I want to be at the big bbq so much...

Hi to you all
we are in the same boat but perhaps not for so long - I keep telling myself that it is a lot of scaremongering about the property market and at some point people will be fed up of waiting and being frugal and confidence will pick up - must say here - I am not an economist!! our understanding is that the NZ property market is also going down rather than up so that is some small consilation but we can't afford to make too much of a discount so may need to look at renting in the next 3 months or so

I feel so sorry for u guys, I remember all to well how much u hope and pray for that 1 viewer who wants it.

We are home and havin sold our house to get the equity to go to NZ we find ourselves being potential buyers again. However we have no deposit, no easy way to get 1 and ridiculous re-payment figures bein quoted by banks.

Looks like a frustrating time for all of us :wah

we had our 3rd viewing today (been on for just over 2 months) the only advice I can give is to get on as many agents books as possible for the lowest fee you can negotiate. you gotta be in it to win it!

We have a condo here and the unit above us which is nicer started off asking $140,000. they are now down to $100,000. We got our place in August 2007... if we would have waited a few more months it would have been loads cheaper... We would have to sell our place for $150k to make any money off of it... we're going to have to rent it out since there is no way we will be able to sell it...

We will answer your question in another way by giving you answers to the questions you have not asked. Is there anything wrong with your home...most likely not...if anything one or two things, but nothing major. So why does nobody want it? They want it but the problem is we are all in the same boat have drawn straws and are deciding who to drown next. Surely this can't continue...agreed but for now we will all feel the same pain because we are all the same. Because we are all the same the banks will treat us the same and no matter how good your credit rating is we are all the same. For that reason the person/people who wants to buy your house will not be able to because we are all the same and the banks don't want to give them money for the dposit to buy your house. So what does this mean.....are you serious look at where you are now. But we are all the same and it is the credit crunch. You can rent your house out but that will not give you the money you need to do what you want to do which is to get off the island. Alternatives....mmm none...solutions....mmmm none...because we are all in the same situation. We could rent our house (s) out and not have a problem...they are high spec not flats (hiss) but that does not solve the issue...but hey worry about your selling one......we have to sell two excluding our main home...and so you have it......we are all in the same boat whether we have dropped the price or not..whether we have never missed a payment or even had a CCJ....we are all the same. For now we are thinking out the box...good luck.

Good luck to you all - it is a horrible situation to be in. I can feel your pain and anguish in these posts. But at the end of the day it is the money people and economists who manufacture these situations. The government isn't exactly helping either. The banks are way too powerful and need to be more flexible - sorry for you all but sending vibes for you.

It's all media fuelled sensationalist prophesising. I live in Australia at the moment, but have just been home to the UK for a month to put my house on the market and I couldn't believe the doom and gloom being reported by the media. If two reports came out on the same day, one saying the housing market was likely to be stable over the next twelve months and another was say expect price decreases, all that got reported was that there will be price decreases. If my UK friends are anything to go by, they expect decreases and are ultimately fulfilling the unfounded media prophecy.

There's certainly less media scaremongering down under (for a change).
