Once we've sorted out our villa, (may take some time!), we are planning on selling and I was just trying to work out the actual costs of selling in NZ.
Anyone done this and if so what costs were involved?
So the things I can think of, (I'm sure there are more!), are:
Estate Agents commission:
(Did you negotiate these?)
Advertising fees:
Lawyer costs:
Mortgage Set up/transfer costs:
Storage:(Did you declutter and store?)
Furniture Hire:
(Did you hire any swanky pieces to make your place look fab?)
Removals:
Anything I've missed?

Well the main costs were the estate agents fees which were steep - we paid $14000 to them and we sold our house for $452500. The lawyers fees were fine - think they were around $200 or something, not much anyway. Removals were $750, they had to move us twice - one half into storage and one half to rental. We didn't hire any furniture although I decluttered and touched up the paint where there were marks. No other costs.

Estate agent fees: yep, we negotiated those down, no idea how much it will be as we haven't sold yet :(
marketing: costly, you have to pay for every add yourself. Property press is hugely expensive.
We did declutter, fortunately our house has a lot of storage so we could hide a lot. The rest is stashed away in our cars during the open homes :p
We didn't hire any furniture. I did paint the whole inside of the house before we went on the market. Did all the minor repairs etc.

In the USA, the seller pays all realtor fees. Usually 6% here. Any "buyer" realtor, usually gets 3% of selling price, from the seller. Is that similar in NZ, or does the buyer pay the realtor and the seller pay his realtor? I noticed your fees were roughly 3.1%.

Have you sold yet Nienke - its a difficult market at the moment!
FOM - yes we'd be staying in Devonport for the moment, I'm too knackered to move anywhere else than down the road! :D
Hackswell - the buyer doesn't pay the agent anything (although indirectly the agents fees are normally added on to the asking price). Possible costs to the buyer are lawyer fees, mortgage set up fees, valuation fees and LIM reports (Council report on land and property). i think that was your question - correct me if I'm wrong!
