Just a little shocker for those of us dreaming of beachfront in NZ.

I hate to say this, but you can buy beachfront in many places in Hawaii for this amount, or less! And that's way out in Gisborne. Better keep saving, of course not in US$, they are melting away.

horrifying. if you think this bad dont try uk scene. hub doing dev in shoreham (grey, wet, dull) where 20 houses will sell £2mil+

has anyone looked at sydney prices???

we hope to buy batch in nz but will need luck on our side.

What it doesn't tell you is what sort of property it is. Run down 1 bed Bach or 4/5 bedroom Architect designed prestige property in lots of ground. The latter suspect. We live on Waiheke - a 35min ferry ride from downtown (ie central business district) - which is a simlar length of commute to many of my colleagues. Beachfront houses can be had for around $500k albeit either good 1 bed or needing TLC (lots) 3 bed places. Move a block away from the beach and prices reduce accordingly. There are properties with Riparian rights (You own the beach down to the Mean High water mark) that fetch a lot more but not silly amounts more

The same applies in Auckland and it's burbs - you can pay silly amounts of money for a beachfront house in St Heliers but there you are paying for the name - a bit like Sloan Square / Kensington / Knightsbridge - All you get for the extra money is the name.

Well, the ad says that the vendors have lived at the property since 1975. So it sure aint new.

actually, they have 2 devs down there. both 'luxury waterside'. go figure.

I agree - having lived in Brighton and Worthing I know all about Shoreham and it's "luxury waterfront housing"!! I nearly bought one back in the mid 90's at Emerald Quay - soooo glad we didn't! It's a dump and always will be no matter how flash the apts... and in the summer the river dries up and stinks! And these properties will be right on the riverbank! :no :no :no

BUT - those who are fleeing London seem to like the area - reasonable commute time and "by the sea/cess pitt"* delete as necessary and they're the ones who are prepared to pay stupid £££ for them, and they keep my flat price rising too so hey, bring it on!! :laugh

once you've lived in london everything else looks good. that said, given choice......... southern france - shoreham, shorham - southern france? gee, tough
