Buying a Section

Hi All
We have seen a section we would like to try and buy, just wondering if anyone has any advice, eg any do's or dont's or how much we should try to negotiate them down

Check that all the services are connected.
Which will be your exchange for telephone, may have implications for speed of BB ?
How close will the neighbours be , could your view be built on ?
Be really cheeky and start off at 20 % below and see what happens.
Good luck, is is in Chch or out in the sticks ?

It is in Westmorland, there is already a house on eitherside and a river at the rear, so no surprises, and the services are ok, the bb issue is a good one to bring up i will check it out.

Check out whether the river has ever flooded. Is the section on a flood plain?

Also check out covenants eg do they allow kit houses, or only want houses of a certain size/class. If it talks about "similar quality houses" then there are problably some definite restrictions!

Most has been said but I like to know how much sun the neigbours are blocking,morning, midday and afternoon. Ground stability and has there been any fill. There may be a geo report for prefered house position. From a builders point of view architects are dangerous. If you have your own ideas get a draughtsman/engineer draw your plans. They are in the real world and theres less problems on site. Contact me for advice on the build if you wish. I may not always give good advise but I try.
