Just want some feedback from any NZer's in the know.
We currently only have 1 option for relocation but may have 2 because of job offers etc.
Option 1 is Rodney district either Warkworth/Orewa as hubby's job offer is in Albany.
Option 2 Dannervirke, awaiting job offer, little less money, lots less stress.
Now Dannevirke is not the prettiest town I have seen in NZ, but then again niether is Ashton-in-Makerfield, although Dannevirke have got a $million grant to tart it up.
The reason I am in a dilema is this we want to invest in some land we have a decent amount of money but this is cashing in all our life savings shares etc. so we want to find another safety net, hence the land purchase. This is with a view to sell bits off later in our lives as a 'pension' fund.
Now my point is this. Do we go to Rodney district but we won't be able buy as much land (as it's so expensive), with a view that the gains will be higher due to the location or do we take a gamble buy say 20+ acre in Dannevirke with a view that in 20years time the population will have grown somewhat and we will have equal gains on that.
The property prices are soooooo different the most expensive house on the market in Dannevirke is $650,000 so that show the difference.
I know no-one can give guarantee but just want your thoughts.

I'm not in NZ ... yet ... but I really would have thought the Rodney area would be a better investment. If you are staying very long term in Dannevirke then maybe, but you never know when you may want to move to another area. Unless you know something I don't, I cannot see any reason why the Dannevirke should increase too much in value.
Used to live in Warkworth and the place has grown so much the last decade with plans for further expansion. You probably know this already, but with industry growing on the North Shore as far as Silverdale/Orewa and improving roads, Warkworth will soon be commutable to the northern regions of Auckland.

Just a thought JO. Maybe you could have the best of both worlds.
IE. A nice house on a decent plot in Orewa (next door to Gran :laugh ), plus buy a chunk of land in another area and sit on it for a few years. I really dont think you would suffer financially, especially if you plant the land out with some timber.

mmm that's what I'm thining but 'im indoors needs persuading on Orewa etc.
We never fancied Auckland but I really liked Orewa thing is Ian never saw it as I drove up there with the kids while he was in his interview.
I think the guys at the next North West meet need to give Ian some 'counselling' ;)

Orewa is lovely - infact - anywhere up there is nice. I guess if you have to live close to the city then there's alot worse places.
Also ..... Orewa has the best fish & chip shop in the southern hemisphere :nice1
As for Danniverke, well, it's abit dull down there. I would imagine that the property prices will go up a certain amount but I wouldn't have thought they would escalate to such a degree that you would make a killing.
But there again, I'm no expert (apart from the info regarding the fish & chip shop in Orewa).
A friend of ours in NZ (our best man who lives a couple of hundred yards from Ali & Linda) assures us that the next place to 'take off' in NZ will be the east cape. Anywhere from Gisbourne up to Te Araroa. I would feel confident to buy land on his recommendation, he owns 7 houses already - each one was bought when the particular area wasn't 'trendy or sought after'.
Ever seen The Whale Rider? I think alot of it was filmed over there (no doubt somebody will put me right on that one).

I'm nor really adding much, but I drove thru Dannevirke, and I can remember thinking "this place is really small". Good Luck with your decision.

Land in Rodney is certainly a good investment, Orewa is expensive, aparently the council is determined to turn it into a Gold Coast and build multi storey places which has upset the residents no end. They are getting up a petition. It wont get anywhere though.
If you want acres the best areas are anywhere up the east coast of Rodney the west coast is also coming on, the likes of Helensville, kumeu Kaukapakapa etc, up that way, although the coast is wilder up there.

Always rains in Dannevirke - but at least it has a KFC
(and while we are on the subjuect .. MMMMMMMMMmmmmm potatoes and gravy!!! Yum!!!! I always get them when in NZ)
